How could u miss Greater noida sector 12 authority flats BHS-17/LOF-04 scheme in your list. It has 3+1 bhk 1700sqft in 84lakh only. Far better than private builders in terms of cost and size.

Buy from renowned builders only such as Eldeco, Godrej, Tata, County and maybe Arihant
