    Hey Shannon, I just wanted to thank you for all the videos you have put up. I just started working in construction and was picked up by a crew to do some renovations for McDonalds' all across Canada and your videos have helped me tremendously. Everything from laying out 16 on centers correctly to floating walls, has helped me graduate from being the new laborer who sits on the skilsaw all day to framing and squaring walls and installing rafters with hangers on his own. I honestly couldn't thank you enough for explaining everything so precisely and with such detail. You are the man!

    It also provides protection from rot decay,fungi,wood ingesting insects and also reduces flame spread.

    Thank you. You're my goto these days. It's going on wood sub flooring that's over a garage that has the ceiling sheet rocked but uninsulated. Using Tyvek instead of the foam padding is going to really help the transition from the 7/16ths of the new floating floor to the 5/16ths existing oak strip flooring.

    We float it on the bottom to avoid having the floor push the whole wall up causing stress and cracks.

    I was thinking about reversing this as well, fastened at bottom and floating at top. Trying to decouple wall from joists to prevent sound vibrations traveling through house. She won't let me play drums upstairs. Our soil is like 'silly putty' so I've got to be mindful of the clay thing too.

      Nice idea! I never thought about that before. I'm thinking about sound mitigation too. But, the reverse wouldn't work because the floating takes advantage of the gap at the bottom. The bottom drywall screw is actually in the float wall. The trim is attached to the floor plate. So, the gap is where the magic happens. If the gap was at the top, and the ground actually did move up or down over time, the drywall would be damaged.

      Jon Long "Room within a room" is my latest plan, if you'd like some keywords. The entire room is independent of existing structure. The space you lose becomes dead air, an important ingredient in sound reduction. Good luck!

    Nice to have a 2x4 baseplate and a 2x3 wall studs, that way the drywall sits on the 2x4 on each side off the floor no need to add wood for the baseboard. or if you can't get 2x3 blue wood then go for a 2x6 baseplate

    Interesting video, I learned something more today, thanks. Regarding the caulking, what are you using for white baseboards if you don't want to paint? I've found kitchen and bath caulk can pick up debris, and it looks dirty a year or so later.

    When you put on the baseboard where would you nail it against to avoid buckling, to the floating frame as well or to the fixed bottom 2x4?

      I generally nail it to the bottom plate on the floor and just the odd one in the upper plate where you need it to keep the trim tight to wall.

    Follow up comment to my second question, you wouldn't be able to nail base to upper plate or wall studs because that seems like it would defeat the purpose of allowing the lower plate to float.

    Bathroom basement
    There are two walls existing one wall is for a bedroom on one side
    the other is wall separating from outside
    we have a door
    framing in between where bathroom should go and the laundry space by the living room in basement
    we would like to drywall the wall in between bathroom and laundry space and water heater
    so one wall to dry wall
    do we need a floating wall there? - in existing framing

    Should the baseboard only be nailed to the lower plate? Because if you put nails at the top and bottom of the baseboard you would be connecting the two plates together and defeating the purpose of the floating plate. But then how do you keep there from being a gap at the top of the baseboard?

      most nails should be into the bottom plate with just the odd one in the top to keep it tight. The small nails will give if the wall moves anyways.

      That is tough to say for sure it all depends on your furnace/waterheater, chimney, fresh air intake or no intake ect. Generally speaking though the back of the furnace can be about 2" away from the framing and the sides/ducting can be 2"-6" as well but it is better if you can allow 6"-12" to allow ventilation. You are better to have an HVAC guy come by and give you some info for your exact set up.

    To which of the two plates would you attach the baseboard? I'm guessing the one anchored to the floor so when that plate moves up and down the baseboard would stay tight to whatever flooring is installed. Being this way would only attach base at the bottom, how would you draw up top edge of base if there were any gaps?

    How about a floating wall frame that does not drill into exterior wall, just hanging the fiirring strips?. (I want to finish basement w concrete block walls, and I'm afraid person doing ot will cause a crack in concrete block. Please let me know. Thank you, nice videos!

    I have a nature stone floor in my basement. Prior to that, we had issues with moisture. Would prefer not to drill into the floor and break the seal. What would you recommend for walls? Is there any wall that’s going to be sturdy without having the anchor points at the floor and ceiling? Apologize if this is a stupid question, I’m kinda clueless lol

      Yes you should be fine. If you are just framing them now your self you can add a few extra spikes to give more support.
      I learned my trade at Sask poly when it was SIAST.

      Thank you, I just asked about that. Terrified of anyone hammering or drilling into concrete block exterior wall in basement. So they are just hung from ceiling joists?

      Also if they are hung on exterior walls, do you have to drill into concrete floor to attach at bottom? If it fits snugly, not sure why that would be necessary. Thank you!

    how do you attach doors to a floating wall. I would assume the jambs are nailed to the floating wall, not the base plate. The trim carpenter has to know about that. However, what if one side of the door moves and the other doesn't? Doors won't be plumb and won't close. Do you leave extra space in the door stop for movement? Also, you screw your drywall into the floater plate. You have to make sure your drywallers know that. Same problem with the base board trim. It has to be nailed to the floater as well, correct?

      +C L “SpearChuckerII” Spears The floating wall is to reduce the problems associated with basement floor movement but it can't stop everything. Install the doors as normal and if you ever need to adjust the door then its less work than trying to cut your walls off to reduce the pressure.As for the baseboard I leave the drywall about 1-1/2" off the floor and use a 1/2 " strip of 1/2" plywood against the floor ,that is what I nail the trim to with some construction adhesive against the drywall a just the odd few nails into the upper floating plate. I generally have to use at least 2-1/2" baseboard .

    Our basement came completely framed from previous owner - who was a contractor. The inspector said it was framed very well but not the required *floating* (Colorado). He said it wouldn't be that hard to correct. Any tips about how to plan for this *procedure*? Thanks, love your videos/accent!

    my basement gets moisture up from the floor. we have sealed the floors and walls with a latex concrete sealer and would like to finish the rest of the basement. (stud and drywall the walls and possibly do some sort of floor other than latex paint) do yo have any suggestions on what to do when it comes to certain types of wood for the studs as well as a sub floor? we are hoping that the latex sealant has taken care of the moisture problem but can never be too sure.

    Stupid question...Could you float the wall on the top instead of the bottom? It seems to me this would take a large weight load off of the rafters and floor above.

    Can you clarify what you mean by strip at the bottom to make sure basetrim sits straight? Where are you attaching that? I’d love to see a Drywall install with trim out on the floating floor.

    Shannon, I need to build a floating wall in my basement and attach the upper plate to the underside of a steel I-beam. I plan on drilling 1/4" holes into the beam and plate, then use bolts as fasteners to make this happen. However, some forums shy away from using this approach for fear it might compromise the integrity of the beam. The home builders in this two year old house have already used this same strategy for the wall that accompanies one side of the basement stairway. What are your thoughts?

      You should be fine, I see that done all the time. Keep them back from the edge and you only need one about ever 4' or so.

      Very cool, thanks. I was in a hardware store this morning and one of the gents recommended I go with self-tapping screws. This makes sense, as it fastens yet more or less fills the hole in the beam. I will install the upper plate by combining Gorilla Construction Adhesive with self-tapping screws using 4' fastener spacing (per your thoughts). I appreciate your informative videos very much!

      You can shoot them to the steel beam with a Ramset-Hilti gun is what I use,works great,single top plate is enough too,and of course, safety first!

    So with the half inch below drywall then the floor can only rise a 1/2 inch b4 it starts pushing on drywall, how much room do you leave between the wood and the nail head for the floor to drop and what size nails do you use how long?

      The drywall generally will crumble as it gets much pressure but you could leave it an inch off the floor if you like . The nails are about a 60d 6" nail. I normally leave them protruding about 2"

    I have a question, I am an architectural student and I can not find a video that actually shows how to attach a wood wall system to concrete, or if the flooring was previously done, how to nail that wall in place if you have a prefabricated wood flooring or ceramic tile. could you tell how to do it?       I have a video on "attaching wood to concrete" This will show you some ideas of how to attach the bottom plate of a wall to concrete. As for into wood , use some 3"- 3-1/2" nails driven through the bottom plate into the wood sheathing and structure. Attaching over a ceramic floor I would not recommend doing but you could drill through the bottom plate and tiles and them nail through the hole into the wood structure below.

    Once the framing, insulation, and drywall are finished, that's a bit of weight hanging off the floor joists. Shouldn't a guy use screws for floating walls and attaching top plates to joists?

    So your bottom most plate is completely unattached from the floor? How would this work for building over a hardwood floor you don't want to damage? I have a rental and we want to frame in another wall but do as little damage to the floor as possible. It would be non load bearing, just framing in a wall for a nursery cutting a room into 2. I will have to hang a door as well. Also seeing as how it appears to be a 2x4 (true dimension 1.5x3.5), that means your walls are 1.5 inches off the floor correct?

      There is still a very bottom plate attached to the floor. In your case just frame like normal. Attach the bottom plate in a few spots only and the damage can be filled later if you remove the wall.

      usually if you are living in an area with "gumbo clay" type soil. If people in your area have trouble with basement floor moving through the season changes. Doors binding, drywall cracking floors heaving, that sort of thing.

    Hi Shannon, maybe it was already asked....but why not float the top of the wall? If you float the bottom, and you want to hang something heavy, such as a TV from that wall, doesn't it put all the stress on the fasteners that are attached to the ceiling?

      you can float the top if you use a suspended type ceiling but if it is a drywall ceiling then it will not work well. With the drywall sheeting and every thing you will be fine mounting a TV. If you have concerns you could use adhesive as well when drywalling.

    I don't know of a caulk that doesn't look dirty after a year or so. It's one reason I don't like to use caulk unless I have to. If you don't want it to look dirty I think you need to paint.

    Awesome video. I have always wanted to truly know what a floating wall is. I believe immethun79 (above) was referring to placing the one inch gap between the top plate and the joist above rather than between the bottom plate and the mud sill below. I thought it was a good question to ask as it would relieve much of the weight of the wall that is currently suspended from the floor joist above with just framing nails vertically straight up through the top plate.     You mention it's not usually necessary on exterior walls. Judging from your hat, and the fact you mentioned clay soil-beds, are you in or around Winnipeg? I'm pretty sure the code here calls for floating walls on everything, including exterior walls. Your thoughts?

      +Mathieu Dubois Prairies yes. In my area we are in clay soil for sure and floating the exterior walls is generally not needed. The weight of the house is on the outer edges and does not seem to move easily.Some areas may require it though ,you are correct.

    hy what is best way to install a stud wall to divide two rooms over laminate flooring. i dont wnt to pull up all the floor just to fit a wall . would securing to the two wallsbe enoughto secure the wall.

    I've never heard of this. The only place I've ever lived that had floating walls was on a ship. Have you already determined the extent of the floor travel in this house? That it will only heave by an inch and not an inch and a half or two?

    Would you install a floating floor to float with the floating wall? I'm kidding. What I do need to know is, when installing a floating floor, does the moisture barrier have to be that padded under layment? Or could you use tyvek or poly or even rosen (craft) paper? Is there a structural reason for that padded moisture barrier?

      +Matthew Millard No, they are for basements built in areas where the ground shifts a bit with frost and moisture. Usually clay soils in cold climates

    How do you connect the top plate to the joist above? Do you leave a gap and float those too with a long nail or do you nail the top plate directly to the joist?

    What size drill bit for those nails? I bought 60d nails and the wall seems loose with 5/16 holes. A letter B drill bit is .238 same as the dia of the nail. Is that what I should use?

      +csuScorp same size or even just slightly smaller to keep the wall from having to much side to side movement.

    Hello Do you need to build floating walls on the exterior of your basement next to the concrete walls that is the basement foundation, I live in Erie Colorado, next to Boulder?

      No you should not need floating walls there. The outer edges of the basement floor should bet sitting over the footing, and that should not be moving much at all. typically the floor only is prone to shifting further from the exterior. Not all areas require or need this type of wall, it depends if basement floor heaving is a problem in your area. Generally soil conditions cause this problem.

      HouseImprovements While you may be right Shannon, we just failed inspection by not floating the exterior walls. We are starting all over again so just a word to the wise. We are in Pueblo, CO. and I do believe this is a statewide code.

      Robert Hartman Yes it is code to "FLOAT" ext. walls in Colorado. I am in Boulder and it's mandatory.

      Scott Miller great advice,my son is carpenter-contractor that just relocated to Loveland, first job is framing a basement,now he will learn floating walls, thanks for the heads up to the video update!

      Typicaly you want to space ceiling and wall panels either 1/8" or 1/4" apart to allow for this.

      Sure,why not? kinda the same problem needing the same result, right? attaching to side walls,logs,may need to be floating also,idk, depending on what is settling?, I'm just trying to use my experience to help, but eyes on is always best, think floating and just be smarter than the wood!

    It looks like you have a Polystyrene XPS insulation on one wall. Did you have to float that in some way as well?

      The XPS is applied right against the concrete wall, so no we did not.

    How would you frame a door in a floating wall?

      The door opening is framed usually the same or even slightly higher if using tall trim. Install the frame as usual. If the floor moves up it can push the frame up if it needs to.

    im trying to hire contractor for finishing my basement.its actualy hard find a good ones.today i meet one of them for get estimate and how could be a designe for my basement .guy told me he will put tiles first before the dry walls frame...he said he will use glue nail for frame ,then im wathing basement frame videos none of them has tile first..any idea this guy scammer or good contractor .??

      Walls first flooring later. What happens if you ever want to change those tiles later on? The weight of the walls could crack them as well. This guy is lazy and just does not want to cut tiles to fit each room. Find a new guy!

      thank you.i meet 6 contractor none of them realy profesionals.they look like hunting home owners.if they r feeling home owner has no idea about home improvement s.and looking foreigners..im already victim in nj guy grabbed my 15000 dolars and run away already.i dont have faith any more i think about contractors.

    Sorry I didn't listen all the way through. I assume you only screw the wallboard to the first 2x4 not the bottom plate, as well as the baseboard. If you do you just took away your floating system ...

      ​@@MrKizbok BluWood is hard to find in some regions but thankfully can usually be avoided. You can stain them yourself with a "wood preservative" but you can imagine how tedious and expensive that can get quickly when doing it for all wood you're framing with. You'll be fine using some kind of pressure treated wood for the exterior walls if you've got a lot of moisture and for interior walls typically a pressure treated bottom plate is used with regular SPF lumber for the studs.

    You should call this how NOT to install a floating wall. 1" does not meet code and wouldn't pass inspection in Denver, for example.
