    I'm a teenager i'm 13 so i cant buy this home. But it's really nice. I've been into realty since i was in 5th grade. But in august i'll be in 8th grade.

    Property was originally sold for 382 500,00 in 2001 the next guy bought it for in 2005 for 1,850,000 than the house was foreclosed in 2014 750,000 now there asking 1,650,000 like I always say in real estate timing is everything all public info
    Nice house but will never get anywhere near that price , doesn't hurt to ask there is a Ass for every seat 💺

    I love the term.. . Deferred maintenance! Reminds me of alternative facts. 🤣 You wondered if that house was colonial, it's not. I'd call it Tuscan-ish. The wood up the wall over the fireplace HAS to go. It doesn't even make sense and the weird tiki bar would go bye bye too. The kitchen needs to be expanded, I get rid of the wall between the kitchen and formal dining room and have a killer kitchen. I'd put in an elevator and make the huge bonus room to into a master retreat. The original master can be a guest suite. As for the floors... I think I'd go with a nice, high quality wood. Wood never goes out of style. I like the wood look ceramic but wonder what people will think of them in 15 years. I could tell you room by room what I'd do to this house. Bottom line, I'd go for a classic look. If I had a million and a half to spend I'd offer them a million and use the rest for rehab. I guarantee it wouldn't cost a half million though. The one room I'd leave as is, is the half bath. I'd do something to the walls and get a cool mirror but I like the scroll design sink as for the floor, it would be redone in a nice ceramic or marble. You can not have wood floors in bathrooms. If someone "misses" pee gets into the cracks in the floor and is ruined. 😢 I'd have a lot of fun with this house, it does have potential.

      Sharon Martin -It is definitely Mediterranean, but it strikes me more as Andalucian (southern Spain) than Tuscan. Both styles feature similarities and are beautiful.

    One HUGE advantage this home has, is the yard. It is Vegas, and all of the brand new homes are stuck in the desert, where it looks like your in the middle of a Bible story in 1200 BC, or something lol The fact this home has a extremely well developed yard, greenery, big trees, is going to attract a buyer that is not a fan of the desert, dust, and gravel naked mountain look. I see this home being remodeled into a simple mediterranean look, which is actually very popular/trendy and timeless. I think a buyer that really wants a mature landscaping, and nice yardspace for a couple dogs....and area for a kids swing set or trampoline etc , would be a solid buyer of this home. This home would be a reasonable investment to move into a trendy mediterranean look. I can't see tho any super modern style lovers falling for this tho,. Price has to come down, the owners did not put any rehab into the home, they can't just add on 700k lol seriously.

    Being built in 2001 you can tell the owners if their only one from the start did not put a dime into it. How does a millionaire not keep up their own house, unless this was a vacation home. Either way, they will never see a penny over 1.2 million the house needs 400k alone in remodeling/repairs/update/etc.. Not just that the layout is crap, 4 rooms for a 5k sq ft home is just pathetic. Its true what they say size does not matter, its how you use the space.

    At the max I would off of 1.2 million Beacause as you said it's going to take anywhere between 4 to $500,000 to fix it up and I'm looking at really about 700,000 to make it immaculate!!

    I love the Vegas skyline!!!.....if those photos aren't fake that I see. I think that's why Vegas homes have a lot of windows, so you can enjoy the view.

      Chakits Krulsawat 5800 square feet 5 bedrooms is a little better but again for that much square footage I will be expecting at least 6. But as I said before the prices over there good because once again here in Washington DC that much square footage even though it needed some refurbishing it would still be a 5 million dollar house.

    Soon as you walked in i fell in love with the high ceilings and the stairs but Like every room you went into all I seen was $$$ I would say 890k-900k for this.... the kitchen was killing me and that bar area omg issa no. The pool was nice and I liked the fact that there's a bathroom out there but overall there's a lot to be done

    I couldn’t even get to the end... What initially blew me away is that there were a couple of places for it but there was no fountain in the outside front of the home. It may be cliche but it seems like a fountain belongs out there. The lack of better quality kitchen cabinetry was strike one. The dead roach was strike two but seeing the green pool did it for me. If the pool isn’t going to be presented as “sparkling” then I don’t understand why it wasn’t drained. The house is definitely mammoth and it does have “some” nice features but it’s overpriced in my humble opinion. I’ve seen better homes/appointments in some of the new mass communities you’ve shown us. Thanks for the look inside😇

    This house has so much potential I was picturing what I would do/change it while watching this. However I wouldn't buy it for 1.6 mil. Other then that, it's a nice house.

      1.6 is not that bad. But with that said. im sure 1.2 would buy it in a hart beat!!!!!!. put 5-600k into it. your looking at a 2.5 / 3.2 mill at the end!..but it's 2019-2020 when you can sell it for that much

    You buy a house like this if you plan to NEVER EVER move...this is one of those slow renovation homes...you move in and take your time to bring it back to life as the years pass by. That back yard is too small for 1.6 million and I absolutely hate that back yard fence..Remove the fence and plant some shrubs...Not to be racial but I can see an upper class Nigerian or Arab buying this house. They love this look. The owners should just drop the price to 999,000$. This is Nevada....NOT CALIFORNIA.

    Its a nice big house... I don't mind the 90s style layout myself... I don't see why the flooring needs re-done (I liked the tile)... carpets need replaced though... I'd wanna take out the doorway from the office to the outside, replace with a window or just wall it up. Built ins on the living room are nice...but not a fan of the woodwork over the fireplace (whats the point?). That kitchen is a complete gut job though, agree with you on that... the bathrooms too (except for the one in the master, I liked that one). The place needs work, but its manageable. I didn't like where the garage was situated, but its a nice size. If I were to make an offer, I'd probably offer only $1M...perhaps $1.1M (tops). Also, the situation of the house being in a gated community WITHIN a gated community seems wierd...its like you have to jump through hoops just come home. Good showing Chakits!!

    This a 900k house... You have to out in 500k just to renovate with quality... every bathroom about 40k a piece to renovate. Not worth it.

    What did this place finally go for, Chak? It certainly has that 'Beverly Hills' old school manse factor going for it. Which is AWESOME. Country club style fully landscaped lot, killer 'you have arrived' circular drive without the tacky garage doors front and center. Two story rotunda front entry foyer leading into another 2 story bank of windows and living/family room/kitchen, soaring sculptured ceilings, over-the-top master suite! If 'old money' is your style this place is IT! I like modern, myself but I dig old school luxe as well. For the right price this place does have loads of potential for the buyer who isn't comfortable with 21st century design and enjoys classic 20th century elegance!

    Say, after home inspection, closing cost, and extra fees, we settle around $1.2M - $1.3M (a boy can only dream ok!)
    Healthy total gut-job reno: $500K to bring it back to life. And I'm talking Toll Brothers bells and whistles standard. Also I'll re-sale all the cabinets instead of destroying them, and that hideous but expensive home entrance door lol. To recoup some of my purchasing cost.
    Will it then be worth around $4M - $5M or more in today's market? And what are the comps in that area, so we don't overly design it?
    That'll be a sweet deal tho. This is all hypothetical btw I'm just curious...

    I wouldn't pay more than 900k. If you go on Zillow you can find at least 2 other homes with 7000 plus sqft, more bedrooms, and more modern for only 1.1 million. Mind you..... that's asking price before negotiating.

    Needs 500k in work, hopefully you can get it at 1.1 million. Redo the garage opening is going to cost second door is in the wrong place. Disappointing but a fixer upper not a money pit!

    If someone were to sell this property for a really really really low price in texas it would still cost alot of money but still $835,000 would be a pretty good price point.

    I like the spiral staircase but as you pointed out, it's wasted space underneath. Also, the asking price is fair market value. $282 x 5849 = ~$1.6 million. If I had the money, I would buy it and remodel it. Though I would take out the spiral staircase in the bedroom and put in an elevator or maybe a multi-level straight staircase. it's not bad for the area though.

      Lol no never take out that staircase. Would cost you a lot of money and maybe become a losa when trying to sell it because most people love spiral staircases. I suggest just put a nice grand piano under it and call it a day.

      The layout is very weird. You have this big front entrance and the bam your hit with that wall. For some reason tho I don’t think the wall was there before. It looks like the closed it off to add that room in the master.Who ever designed that layout needs to be shot.

    This is a huge home do need a lot of work but I do see the potential. Everything need to be taken down to the studs, the flooring, the kitchen, the garage, everything. However the asking price is a bit too much for a home that need this much work done. I would prob offer between 1M-1.1M. To get this home to a modern look depends on how modern I'll prob be spending between $500-600 thosand, But the potential is there. One more thing I don't know I would feel about a gated community within a gated community its just weird to me. But you're right it does have potential I see it.

    Chakits, you know you're the best! You are a little heavy-handed on the closets LOL don't need to see them as much or for as long...however, I do love when you show the pool areas... hang out at the pool a little longer... for this house - I'd say 845,000... considering all the repairs that have to be done... love the big little dead Roach in the kitchen LOL.. Personally, I like the kitchen I'd just stain the cabinets, get that pool drained, (I was a little concerned for you out there, thought a swamp monster might come out of the deep green pool)...Lol, I'd also, empty it out first, then add fresh water, and fix that parking situation up front....I thought the front doors were going to fall off the hinges after the latches were broken...I am just having fun...Thanks for the tours, and you will be even more successful!

    I think the house is worth that much, but they do, and will have to come down because of the repairs. Its going to take a lot to get that pool in top condition, plus the kitchen and the bathrooms, oh my. The tile design of the bathroom are just, sore to the eyes. Maybe they could have it glazed or something. The cabinets can be painted or re-stained, but you will need an expert that knows what their doing. Its a beautiful home. Too big for me, though.

    Buy the house at cost. Redo garage to face forward. New everything for inside. Upstair party room converted to three bed and bath for grandkids. I wouldn't use both staircase. I would use it for room.s also for the grandkids!

    They overpaid in 2009 and they’re trying to make it up on the back in. You’re right, it would take a minimum of $300K and IMO as much as $600K to truly exploit the diamond in the rough potential (inside and outside). Is the circular driveway part of the property? Considering you’d have pay an $5-$11K in community fees a year... I wouldn’t offer more than $800-900K

    Did this property sell yet? Awesome location, stately entrance & home. Another major renovation. The Greacian, Roman & Victorian decor was popular back then, I guess. Definite potential for a large gorgeous home. I would have offered a million. Like you said the renovation cost would be high.

    Got to fumigate. I seen a roach by that air suction in the kitchen they would get a mil and your right 500k for rehab. They would still make a sox figure profit. They have not updated nothing but a wine fridge from Wal-Mart

    Was that first room a prep kitchen? It’s a nice property but it’s not worth the asking price. $1 mil maybe because of the amount of work that needs to be done.

    The steps outside the front of the house funnel water into the house...probably why the baseboards are rotting. When it rains in Las Vegas, it rains like crazy and flooding is a problem. That's why the doors are all waterlogged and swollen. The house is worth , maybe, 850 thousand and then all the repairs will still make it cost over the surrounding properties. You have to take into account market values before investing in a fixer upper so that you will have some equity in the house when you finish all the repairs.

    Nice house. Not worth $1.6M. I would offer $1M and keep it pushing.
    Also, I would turn the yoga room into a huge closet, take out the spiral stairs & replace w/an elevator. The master bath & closet would be gutted and done over. The kitchen is too small for a house this size. The outside spiral stairs would be gone & replaced w/regular stairs. I am curious to see what's on the otherside of the outside restroom.
    But like you said, a complete gut job. But not worth what their asking.

    Deffo not worth 1.6 mill in its present condition. It could be beautiful but will cost a lot to update. That pool just makes my skin crawl. Loved the staircase.

    Given it's potential, that property could easily command $1.6M if it was in pretty good shape. In its current state, I'd pay anywhere from $999K - $1.1M.
    *edit* Wow! I guess I was spot on. Considering that's what 'Kit' priced it @.

    I would offer $990,000.00 call cash quick sale. With all the fixes needed, specifically the water issues the damages to the house and the pool and if not putting sprinkler s in the back for the grass near the grill if there is sprinklers new sod please. To justify the low offer, to needed upgrades, ie new carpet upstairs, and a new coat of paint. I would allow the buget 1million even. I like most of it as is. Love the entryway tile. Thinking about making the back patio doors pocket doors,if not structural. Chuck, is bully breeds allowed here?
