    Junk homes stacked to close together and priced to high. Thinking part of the problem is people up north have a ton of cash from selling there current home.

      I blame your Horry County leadership over the past 25 years. Those guys were begging for developers to invest back in the late 90’s/early 2000. Causing urban sprawl and taxes to grow.

      @@HarrisonCountyStudio Exactly. I live in Carolina Forest. Yes, our houses are closer, but they're not packed together. It's just any other suburb. You guys are complaining about beach suburbs. The demand has just gotten too high here. I live here and see this stuff. This guy really doesn't entirely know what hes talking about. These suburbs are made for people to rent and then move locations. We live in myrtle beach for Christ sake. It is gonna be expensive.

    Every time I see a 55+ community I kinda die inside. I'm 50, and every one of these communities would kick my Metallica-loving butt out in less than a minute. And they want HOA fees? Forget that noise. Rather mow the lawn into my 90's than ever put up with that crap.

      @@LesHom and it's entirely possible living in this type of community is something I would perceive as a personal hell. I wouldn't want to be there, the neighbors would hate me, and being told the color of shutters I would be allowed is simply fascism. Enjoy that if you wish, not my wife nor I would ever do so.

      My husband and I still live in our 2700 sq ft home where we raised our children that haven't lived at home for 12 to 4 years. They're now 34 and 27 and have their own families.
      We're in the Metro Atlanta burbs and the 2nd most desirable subdivision.
      I'm getting multiple post cards or letters weekly from realtors asking if we're looking to sell as they have a waiting list for this small subdivision.
      It's also a subdivision where houses are still selling for high prices, with MAYBE 1 or 2 homes coming on the market a year.
      It's the 2nd most desirable neighborhood because it has a HOA.
      Unlike many of the new homes being built, we don't have any amenities. We pay $200 a year for NOTHING BUT AN OVERZEALOUS NAZI HOA BOARD!
      If you have a birthday party or another celebration at your house that's more than 2-3 hours YOU WILL BE FINED FOR YOUR GUESTS PARKING IN FRONT OF YOUR HOUSE!!!
      THEY'RE NOT BLOCKING ANYONE'S DRIVEWAY AND WHO EVER IS HAVING THE PARTY GOES TO THEIR NEIGHBORS TO MAKE SURE IT'S OKAY FOR THEIR GUESTS TO PARK ON EITHER SIDE OF THEIR HOUSE... THE HOA SAYS THAT WE DON'T HAVE THE RIGHT TO DO THIS!
      THEY MAKE THE RULES AND DEFINITELY DISH OUT THE HEFTY FINES!
      YOUR TRASH CAN BEING OUTSIDE BY THE CURB FOR OVER 24 HOURS- $50 FINE DAILY... TRASH CAN CANNOT BE OUTSIDE OF YOUR HOUSE, EVEN IF IT'S NOT VISIBLE TO ANYONE! THAT FINE IS ALSO $25 A DAY.
      YOU CANNOT HAVE MORE THAN 4 CARS ON YOUR DRIVEWAY, OURS IS LONG ENOUGH FOR PROBABLY 8, BUT WE'VE NEVER HAD MORE THAN 3 VEHICLES, EXCEPT FOR THE CHRISTIANING OF OUR GRANDDAUGHTER WHICH WAS ONLY 7 CARS, ON OUR DRIVEWAY WHICH INCLUDES MY HUSBAND'S PATROL CAR.
      We bought 2 of the 3 lots on the cul-de-sac when we had our house built.
      We didn't want another house built on the small 2nd lot to have a house practically on top of us!
      The only other house is not close to us as that lot was large like the bigger lot our house is built on out of our 2 lots.
      We have black shutters and front door. A pale yellow siding with different shades of light brown stone in one area.
      I wrote the "required letter to the management company" to ask if I could change the shutters and front door color to hunter green.
      NO WAS THE ANSWER, EVEN THOUGH SOME HOUSES WITH THE EXACT SIDING AND STONE HAVE THE HUNTER GREEN COLOR... I EVEN SENT IN THE COLOR CARD TO SHOW THAT THE COLOR WAS CLASSIC HUNTERS GREEN!
      CRAPPY BUSHES IN FRONT OF ONE OF OUR LIVING ROOM WINDOWS. IT'S A STRUGGLE TO KEEP THEM ALIVE, OTHERS COMPLAIN ABOUT IT TOO, BECAUSE THEY WEREN'T MEANT TO BE IN OUR CLIMATE AREA!!!
      I ASKED THEM NOT TO PLANT THEM WHEN THEY WERE BUILDING OUR HOUSE BECAUSE I WANTED TO PUT ROSES IN THAT AREA. I'M A ROSE FANATIC AND GROW ROSES THAT ARE THE ENVY OF THE NEIGHBORHOOD.
      WELL... THEY WENT AHEAD AND PLANTED THOSE SORRY EXCUSES OF BUSHES! WE SAID WE'RE GOING TO DIG THEM UP AND PUT A ROSE BUSH BED IN THERE... WE WERE TOLD WE COULD NOT AND IF WE DID WE WOULD BE FINED $50.00 A DAY PLUS THE COST OF THE BUSHES AND LABOR TO REPLANT NEW ONES👿👿👿
      WE'RE GETTING OUR HOUSE READY TO PUT ON THE MARKET TOWARDS THE END OF MARCH BECAUSE WE'RE SICK AND TIRED OF THE HOA BS!!!
      WE'RE AWESOME HOMEOWNERS! OUR YARD IS METICULOUSLY KEPT CUT AND TRIMMED. WE PAY A WEED SERVICE FOR YEAR ROUND TREATMENT.
      WE POWER WASH OUR HOUSE TWICE A YEAR.
      WHEN WE'VE GONE ON VACATION, AND WON'T BE HOME TO BRING OUR TRASH CAN BACK INTO THE GARAGE BY FRIDAY AFTERNOON, OUR WONDERFUL NEIGHBORS PUTS IT IN THEIR GARAGE NEXT TO THEIR TRASH CAN. WE DO THE SAME FOR THEM.
      WHO THE HELL CAN AFFORD TO HAVE TO PAY A FEW HUNDRED DOLLARS ON TOP OF THE MONEY FOR A VACATION... THAT WE ARE LUCKY TO TAKE EVERY 5-7 YEARS!
      WE'RE DONE!!! THE NEIGHBORS IN THE CUL-DE-SAC BEHIND US AND OUR IMMEDIATE NEIGHBORS ARE BEGGING US TO PLEASE STAY!
      THEY'RE AFRAID THAT A YOUNG COUPLE WITH YOUNG CHILDREN OR ARE GOING TO HAVE CHILDREN WILL BUY OUR HOUSE.
      OUT OF ROUGHLY 50 HOUSES THERE AREN'T MANY PEOPLE WHO HAVE CHILDREN STILL AT HOME. WE HAVE GRANDKIDS THAT COME TO STAY HERE AND THERE BUT WE ALL HAVE SURE TO SUPERVISE THEM UNLIKE A LOT OF YOUNGER PARENTS WHO LET THEIR KIDS RUN WILD, EVEN IN THE DANGEROUS WORLD WE LIVE IN TODAY!
      I INHERITED ABOUT 36 ACRES OF THE CATTLE RANCH I GREW UP ON IN 2015. IT'S IN OUR NATIVE STATE OF TEXAS.
      THE PART I INHERITED HAS A SMALL 2/1 CEDAR CABIN ON IT.
      IT'S MOSTLY USED BY OUR KIDS, NIECES AND NEPHEWS THAT LIVE WITHIN AN HOUR OF IT, IN EXCHANGE FOR KEEPING AN EYE ON IT, ALONG WITH LETTING US KNOW IF ANY REPAIRS ARE NEEDED.
      THAT'S WHERE WE'RE HEADED WHEN THIS HOUSE SELLS!
      WE'LL HAVE MORE THAN ENOUGH MONEY TO ADD AN ADDITIONAL BATHROOM AND BEDROOM/OFFICE ON TO IT.
      WE'LL ALSO BE ABLE TO RAISE OUR OWN SOURCE OF FOOD INSTEAD OF EATING THE TOXIC MEAT AND PRODUCE YOU GET EVEN IN THE WHOLE FOODS OF THE WORLD... NO ONE IN THE SUBDIVISION IS ALLOWED TO HAVE A GARDEN LARGER THAN 5ftx5ft AND IT MUST BE IN YOUR, APPROVED PRIVACY FENCED BACKYARD.
      ALL OF THIS FOR NOTHING EXCEPT PAYING A MANAGEMENT COMPANY TO ELECT YET ANOTHER NAZI TO BE PRESIDENT EVERY YEAR TO DRIVE THE NEIGHBORHOOD DAILY TO REPORT THE SMALLEST VIOLATION...
      WHICH EVEN INCLUDES A NEIGHBOR ACROSS THE STREET THAT OVERLOADED THEIR TRASH CAN, THE LID HALF WAY OPEN TO ALLOW THEIR UNBAGGED TRASH TO BLOW INTO YOUR YARD!!!
      MOST EVERYONE WANTS PEOPLE IN THEIR NEIGHBORHOOD TO TAKE CARE OF THEIR YARDS AND HOMES.
      MANY OF US HELP OUT OUR NEIGHBORS FOR FREE WHATEVER THE REASON, BECAUSE THAT'S WHAT YOUR COMMUNITY IS SUPPOSED TO DO... OR THOSE OF US WHO WERE RAISED WHEN THE WORLD WASN'T SO MESSED UP WITH THIS "WOKE AND ENTITLED AGENDA!"
      GOD HELP US ALL THAT IT DOESN'T GET ANY WORSE 🙏🙏🙏🙏🙏🙏🙏

    I live in Myrtle Beach, so glad you came. Big thing down here is vacation homes and short term rentals crowding out the single family homes.

      I mean, this isn't true. It is a vacation destination but 95% of the communities do not allow short-term rentals. Most rentals are limited to a very specific area.

    I’m retiring from NJ. My wife and I built a house in SC, 25 miles west of North Myrtle Beach just as Covid was starting. 4bd/2ba on a half acre! With upgrades it was just over $200k and mortgage rates were 3%! Thank the good lord that we decided to sign the contract! We love the house and go down for holidays and a few weeks in the summer for now! Every time we go down, we see a new subdivision going up somewhere! If we had waited, I would not be able to afford what they are selling these for today! 😎👍🏼💪🏼

    I've been here in Myrtle Beach/north Myrtle Beach for almost 10 years, they are planning so many Spec houses, and they are so expensive that the "average" would-be homeowner cannot afford to buy here. These houses are not being built for us, they are being built for the pensioners who sell their houses and buy these.

      Come to Mount Pleasant. We're seeing homes in the $350 to $400 /SQ ft and they sell as fast as they are listed right up to the $900's

    Please don't be deceive, Myrtle Beach market has a lot of money. It used to be a break between non-tourist seasons Oct-Feb, but no longer. Lots of transplants from New York, New Jersey, Ohio, etc. I sold my townhouse in Market Commons in Myrtle Beach and got out just in time. Too many Northerns moving there.

    Errr... the reason why there are far more homes being built than what is listed as available is because many people in myrtle beach buy/build their new home as initially a second home then eventually move here. The influx of people here are typically from the NY/NJ area, not Florida.

    I live right near there in little river. Wait until we get hit with a big rain hurricane. Route 90 and 9 and others flood and are closed in some parts for weeks!

      @@elperrocoverothe entire area is flat and once the asphalt gets paved there is no where for the rain to go. I watch as they cut corners and do not expand the drainage. Again Carolina forest, anything off of Route 90 and route 9 and definitely stay clear of the Waccamaw river. That is the issue. All rain from NC flows south through that!

      Hurricane will blow that crap off the concrete pad. Flood areas in South Carolina are big concern. Buy in land 100 miles. Or risk your life in huge Hugo hit Hurricane. This place is as bad as Florida in Hurricane season.

    Great video. So to add to what you're saying here. I live in a Great Southern Homes community outside of Conway, SC right off 905. That being said they are building a ton out here. We closed on a new construction home 10/2023 and since then we've gained over $60K in equity. If you're on the edge of purchasing, just do it and thank yourself later.
    We moved from Moncks Corner, SC another booming area. Over the 2 and 1/2 years there we gained over $150K in equity when we sold to move to Conway.
    The problem is the local community people that work locally can't afford to live here. My wife and I work remotely and make way over the income level here and it's simply much cheaper from NJ where we moved from originally back in 2019.

    Sold my 1,500 sq ft condo up north and bought 5 bedrooms/4 full baths (one bedroom and full bath are in detached in-law suite). My taxes up north were over $7k per year and we have about 4 decent months of weather a year. The rest of the time I'm tuning up the snowblower. I'm 10 mins from the beach, Market Common, and the house is brand new in a planned development started last April. Would have cost me close to a $1M where I moved from :-)

    This video is nothing but fear mongering and speculation. I mean, you're driving around, flying your drone and saying "oh man, look at all these homes, they will never sell" meanwhile half the homes you're looking at are sold. When you are flying the drone in the second community you're "guessing" that they are spec homes when in fact you're in a community where a majority of the homes are being built for someone specific. Also, in the beginning when you are talking about the city of Myrtle Beach population while in a completely different town - North Myrtle Beach. The actually "Grand Strand" population (Myrtle Beach and its surrounding suburbs) is well over 300,000...get the facts right. I'd imagine if you take to some of the on-site reps when touring the communities you'd realize that a lot of the homes "that will never sell" are actually already sold 🤷🏻‍♂

    Start price at 400K is going to kill most buyers with these APR's insurance at MB, and HOA, you are looking at $4,000 a month.

    The problem we've found when looking for a home in the Myrtle Beach area is the HOA fees. Some are outrageous, i.e. Dell Webb communities. And if you find a home you have to survey your area. If your subdivision is surrounded by many other subdivisions there is the traffic you have to deal with, i.e. Carolina Pines out on Hwy 501. Double, or triple that traffic in the summer. Then the other problem kicks in as it's hard to find a nicer neighborhood without HOA fees, or surrounded by other homes, because these are the older neighborhoods with older homes. And some of those older homes need a lot of help.

      I lived in North Myrtle from 2005-2008. It was noticeable back then all the New Yorkers, so I’m sure now it’s crazy. I lived in a culdesac of 8 newly built homes. 2 houses were locals, I was from Virginia and 5 of the houses were relocated NYorkers.

    Reminds me of Florida at the Gulf (30A), at Lakewood Ranch and all around Sarasota. They just keep building, building, building, slapping stuff together. Too expensive, huge HOA fees, just overpriced track homes. Seems like most homes were purchased for rental income. Crowded roadways … I’m not feeling the need to move as I know what I have where I am even if winters are cold.

    I’ve owned a vacation now retirement home in North Myrtle Beach since 2010. The average condo/townhouse in my community is on the market for under 15 days. My condo has tripled in price. The market is great.

      For you, it certainly is great, getting in 14 years ago before the world went bonkers. Good for you! For others, it is becoming overpriced and quite saturated. For today's buyer, they may not see that kind of appreciation. Don't worry,! You won't notice the correction having had your property triple in value.

      @@JJ-hv9vr Boight my first house in 98’ and it quadrupled when I sold before the pandemic. Real Estate bought in the right area is almost always a good investment, you have to play the long game. The condo I bought in 2010 that has tripled did not go up 1 cent until 2019. Yes timing is important but the long game almost always works. Prices are starting to soften up in certain markets and soon it will be a good time to invest. In terms of buying my first home, I was making $50K and the home cost $250K, I was eating rice and beans for a few years, but that is how it always is when you’re working your way up. Today people make $100K and homes cost $400K - $500K. If you invest wisely you will make money.

    Moved from Myrtle Beach ,towards Conway, you definitely get more for the money, but HOA's everywhere more you can't do than can. However, it keeps property values higher .

    Yes, all of the retirees who wanted to move out of states like New York and others up north have already done so. A few things people have to get used to in Myrtle Beach, South Carolina is the humidity, mosquitos and traffic during the peak season. Also, the fact that saltwater air will eat away homes, cars and anything else around your house. Other than that, if you can find a place to park your car as you drive to the beach, you will have an enjoyable experience.

    Thank you for reporting on NMB and MB. So much corruption here in the real estate market, and lack of transparency in local sales tax, restaurants should be required to itemize tax’s charged. Personal hair, nail and spa fees are more than double that of Los Angeles, California. Groceries cost double what we paid in California. Mortgage and utilities are less, but homeowners and auto insurance is more. It’s been an eye opener moving here.

      I just bought a whole load of groceries at the Lowes grocery store in MB. The supermarket was brand new and even had a spot in the cart for the cold draught beer I ordered at the front counter. I didn't spend anywhere near what I usually spend up in the Philly suburbs, where I'm from. Where are you shopping, brother, and what were you buying?

    Available and Move-in ready are way different terms. We just moved from Ohio to MB. It appears you're in a separate phase they've not started in a few of the shots. You're correct in the disappointment, though. And it's sad the County signs off on it.

    I live in Upstate, SC. BMW is building a new plant in Woodruff, SC. The area is seeing rapid growth. I think the homes are way overpriced for the mean income in the area.

      @@sylc6688 We are blessed to have our home paid off. It has more than doubled in price. I got the house new in 03 before we got married. 5BR, 2.5 baths with screened porch for 154k. I thought I was getting in over my head. We made it. Living below our means and saving paid off.

      I live right near the new plant and it is absurd the number and size of these subdivisions going up. They will be ghost towns within a year or two. There is no way this economy is not going to implode.

    Waterbridge is a custom home subdivision that sold their phase 3 plot to Chesapeake which is a tract home builder. Really screwed home valuations in that neighborhood.

    I know 20 ppl that moved, had an offer on the first day. I don’t know where they are getting their information but Myrtle Beach is growing faster than they can built homes. I live in MB, so I called BS on this. No they are not staying on the market longer than a month. They don’t mention that the owners hold off until they find the right buyer!! Lies…Lies… I know ppl moving in from NY, TN, FL, CT…. Ppl are buying condos and apartments when breaking ground…. Liesssss

    Your numbers are way off. Greater Myrtle Beach area has around 400,000 people and has been increasing by 100,000 each decade. Plus there are 19 million tourists visiting the area each year, hence the short term rentals and I'm sure hundreds of hotels/timeshares you also saw while visiting. This area has been very hot for retirees from the northeast, I live in the area, and most everyone you meet is from New York, New Jersey, etc. Being that home insurance is still reasonable and available, property taxes are very low for seniors and full time residents, and you can still find a house that is under the national average I don't see a huge decline in the numbers of retirees continuing to move here. As an example, when I moved here 3 years ago I could call and get a doctors appointment often the next day. Now it is 6 weeks out. Also, I drive past Avery Woods that you visited pretty much every day. The first 30 or so homes were built probably year and half ago. A friend had pre-purchased and had to wait 8 months for their HVAC system and other items to be installed due to supply chain issues. All of those first phase homes are sold and lived in. They are now just starting a few more homes there, but I can guarantee Great Southern Homes which has built thousands of other homes in the area is not going to build the whole neighborhood until they get those they are building currently sold. They don't seem to be in a hurry or under any financial distress. No matter what happens in the market the math is always going to be in someones favor to move from the northeast to South Carolina. The same cannot be said for many areas in Florida.

      Certain sections. I’ve found the “worst” part is the southern end of the main Myrtle boardwalk. I live in Carolina Forest and this is definitely a nicer part. Would love to move to North Myrtle or Conway to something a little more affordable (I rent).

    Melody we’ve been waiting you for over a year! We would have loved to have you and Travis as guests. We are Ca refugees and bought our home in August 2017 for 330,000 and Zillow published it as 565000. We will be happy when it returns to mid 300s. Lots of neighbors with all age children through middle and our old age. We bought our first new home in Thousand Oaks for 28500 in 1970 now app over one million. Repulsive and entirely due to criminal cartel Wilson sold us out to 1913 together with IRS, League of Nations, segregated military and WW1.

    I would rather live in a small camper at a park and walk to the beach. For example Avery Woods is 10 miles away from the beach as a crow flies straight line(likely 40 min drive to the beach, good luck finding parking or open beach).. so much for the beach life, more like a suburban life in a hot sweltering hell drained swamp all summer which is what most of that land actually was.

    The other dynamic of excessive housing growth in MB and NMB is that the home insurance will surely be excessively high. Home insurance costs jumped in MB a few years back when the surge of growth affected homeowner's premium - quadrupled without any warning. The reason: the limited number of emergency response stations were now grossly inadequate for the number of homes in their charge. The number of fire trucks, the gallons of water each truck could carry, the number of emergency responders/staffing, and the distance of and number of fire stations to developments were not increasing at the proper ratio to developments. Add to that, when home insurance goes up, HOA fees certainly increase as well. MB and Charleston SC are absolute flood zones and hurricane zones. When evacuation routes are used, everyone must come inland, abandoning their coastal homes for weeks. Who wants to be 80 yrs old and suffer thru being displaced for floods/hurricanes? Good luck with that.

    55 plus is not a good comparison. Its only been in this market that they have been placed in the same price point as non 55 homes. Historically they have been priced lower, rented lower and sold slower. Looks like an awful neighborhood. Im in Beaufort county SC and prices are still going up, still selling at ridiculous prices. $500 a sq ft in the hood.... Want to see million dollar homes under 2,000 sq ft come on down here. So its definitely a locality thing.

    Nope. Not going to spend a lifetime of slaving for a home that is going to depreciate because the market is collapsing. You need to wake up. The older generation is not downsizing, so the younger generation has to. Since I cant afford kids anyway, Im going the tiny home route. Cant see any reason to spend so much for a house too large for us anyway.

    You need to come to Brunswick County & Wilmington NC - there are something like 50k homes pending construction. Del Webb houses are garbage and very overpriced (River Lights neighborhood)…..

    There are so many new construction homes along the coast between north Myrtle beach and Wilmington and I’ve gotta say I don’t get it. There is nothing around here, no jobs, and not a lot to do so I don’t know why they are building thousands of homes. What people would choose to live here with that in mind? Most of the retirees live in custom built homes around here, they wouldn’t want the quality of a new construction home. For first time home buyers there are no jobs and the schools are not very good so I wouldn’t choose this area for new parents. I just don’t get it. The only reason why I live here is because I work from home and my mom lives here and I get free rent…
