Hey Travis, former mason/contractor here. I’ve inspected thousands of homes for masonry issues. Bama gets so much rain and wind it’s most likely just coming down sideways and splashing up. Sometimes gutters will overflow and splash up dirty water as well. I always tell homeowners to only do rock next to wainscoting. If dirt or bark is pushed up against masonry youll have a worse problem down the road
But that’s like day 1 training for any superintendent, landscaper, sider or mason
My thought exactly, splash up from before they get that clay covered up so it won't splash.
The red dirt is brought in on top of the prairie mud/muck in order to stabilize the concrete slabs so that the slabs don't crack. (Corrected for spelling errors)
Grades look OK. No slopes that I see.

I live in Huntsville. Its a great place to live. What was shown is only a very minor percentage of the building going on. It is bonkers!

Huntsville is one of the fastest growing cities in the country. Btw it will take you about 30 mins to go from Whitaker lamding to the other side of Huntsville... I think y'all's definition of middle of nowhere is a bit skewed
I have traveled all over the US. There are abandoned buildings EVERYWHERE. How many Walmarts and shopping malls have been abandoned to build new? It is not just an Alabama issue. It is indicative of our "Field of Dreams" economy. "If we build it they will come." I expect that Blackwater or Fannie/Freddie will make deals on these properties and apartments for "new arrivals". Huntsville does have lots of engineers and government employees so $600K may be in their budget, but not enough to buy up all those properties. Thanks for walking back the "Deliverance" statement. Alabama definitely has some areas that give you those vibes but not so much in Huntsville.
I live here in Huntsville. Lots of industry moving into the area and people moving here from all over the country. I am not sure why they build with no slope away from the houses but it hasnt caused any foundation or water issues on my 35 year old home. All the builders are super busy. Houses are selling fast right now. I am afraid we are in a bubble and it wont be good when it ends, but Huntsville has been in a bubble for at least the last ten years. My sister moved here 30 years ago and it has never stopped growing. Growth seems to be due to lots of federal government work, mostly defense, space, and FBI.
All construction will be muddy until they put down sod. The red dirt is bentonite clay. When it rains it flashes onto the brick. This happens during construction until it’s properly sodded and gutters installed
Bama is what I understand is a
“Buyer Beware” State.
The sellers do Not have the customary disclosure and do not have to report any known defects
It’s up to the buyer to find out what is wrong .
And the home inspector may be in cahoots with the seller.
That is why you need an independent 3rd party inspector to look out for the buyer...

Since Remote work trend has reversed you now have to live where there are jobs. The funny thing is Huntsville is probably the best job market in Alabama
Hi Travis, I lived in Huntsville for 39 years. Most of these subdivision are being built on old cotton fields, this type of standing water in fields is very typical this time of year, I fortunately didn't live in these areas of old farm land. I thought Huntsville was over building when I left there 3 years ago my friends back home told me I wouldn't recognize the place now with all the construction.
Huntsville is a growing area due to alot of Military Contract companies moving there headquarters or a large portion of their company to Huntsville.
Huntsville salaries are on the higher end (especially for Alabama), due to the plethora of engineering and other STEM jobs. As this city is a key beneficiary of the military industrial complex and the war, you'd think Huntsville would be a boomtown.....
Population wise, it is. Look at Huntsville's population from 2010 to 2020 and compare it to places like Birmingham and Montgomery. Huntsville went from like the 4th largest city in Alabama to the biggest in just ten years.

There's not much in the way of diversity of work, you have defense, higher Ed and some medical industry- no way to support that many newcomers
Lots of people from out of state (California, New England, etc) are moving to Huntsville for tech jobs and are buying these up. They think these houses are great deals because of the markets they moved away from.
Exactly. SO many people from CA and other areas with higher cost of living. Unfortunately, locals (those of us who aren’t actually rocket scientists) are essentially priced out of the market now.
Wow! I literally just came back
on Saturday from a week of visiting my parents and friends in Huntsville and Nashville. We were there at the same time. I also couldn’t believe the over growth based in speculation in both cities. Nashville is 3 times the size it was back in 2000 but the road infrastructure hasn’t changed. It’s a nightmare to just to drive 1 mile.
Outside DC metro area, military contractors are drawn to Huntsville due to NASA and military suppliers such as Boeing. With that said, Huntsville metro has overtaken Birmingham as being the largest city in Alabama. Went to college in both cities and the only way to save both cities from disaster is to build a MARC railway between Nashville and Huntsville, similar to DC-Baltimore corridor.

Indeed. Government-Contractor centered sectors such as DC, MD, NOVA , Huntsville, and Tide Water area of VA will be the last to feel the brunt of the inevitable recession/depression that is coming down the pipe. Here in Maryland, you would think that everyone is a millionaire and any economy downturn is still oblivious to most middle class families. I’m predicting late 2024 into 2025 is when things will start to stick out to the naked eye.

I've been originating since 1999 I've always treated clients how I want to be treated. Travis is spot on on his concerns make sure you listen carefully... on appraisal and inspection waivers ect...
So I disagree a bit. Let's say each state has 5,000 new homes built available. The net migration just from people leaving California can easily take care of all of those purchases.
More growth in the south and mountain west; and less in cities, NY, Chicago, CA, etc
The question is will the migration from California continue now that Companies are insisting people come back to the office.
Both of you are the BEST! Thank you for your caring for us, the everyday person, and all the work you put in for us. I wish we, this group that bonds and becomes educated through your channels, could pool money, buy acreage and build our own community. Picture it, Medical, Tradespeople, Admin, Content creators, Arts/Musicians, Farmers all living together, supporting one another.

I'm in the drainage business, and 4" inch gutters should no longer be the norm. Should be using 5" and 6" inch nowadays.
The German rocket scientists who defected or were captured during WWII put Huntsville on the map. They eventually build their enclave on the mountains that strategically surround Huntsville and they did that because they knew that the city proper is a swamp land and floods easily. They also knew that the mountains gave them some sort of protection from the inclement weather such as the destructive tornadoes.
Today, the mountains that surround the city are where the upper class live in $1 M plus houses.
If you I’ve to Huntsville, I strongly advise you only buy in the surrounding mountains that overlook the city.

Ive been looking at existing homes and new construction in Huntsville and surrounding suburbs for over a year I like the area. I have seen many of the things and issues you show on your video. I do feel the builders in the area Legacy, DSLD, Davidson, DR Horton, Lennar, Stone Martin ,Hyde Homes, Mark Harris Homes, Adams Homes etc are for the most part slowing down building in most of there subdivisions. Watching the spec home inventory and only starting a new home when they have a buyer under contract. I feel Huntsville is a good place overall. I see infrastucture as a really big issue. Roads etc are very outdated and not keeping up with any of the growth the last 5 years or so. Would love to hear from Huntsville Realtors whom can see things objectvely?
I think I’m the only realtor in town that recommends to NOT buy outside of just a few centrally- located metro zip codes.

The money is coming from us, through USDA builder matching government funds.
I watch both of you but don’t blame investors for not revitalizing nearby decrepit homes. City officials control building permits! Also, it would be wise for you two to familiarize yourselves with soil conditions in Alabama. Splash up dirt on bottom bricks of homes doesn’t mean flooding. Perhaps, gutters weren’t installed immediately after roof installation. Gutters, landscaping with pine needles, rocks etc will remedy that.
we need people to push for dome homes to the standard not the cheap homes they build today - low cost cheaply made, The dome home is able to withstand winds topping 200 mph. Mobile homes are designed to withstand strong storms and can handle winds up to 70 miles per hour. The manufactured home producer designs the home to resist the wind load, which is measured in pounds per square foot. Wind Zone I equates to a 70-mph fastest-mile wind speed, Wind Zone II equates to a 100-mph fastest-mile wind speed, and Wind Zone III equates to a 110-mph fastest-mile wind speed.
Yes, I never understood that - all these cardboard houses in a row out in some farmer's flat field - then April 27 happens and there's no where to run, no shelters. Why don't they build dome houses or Deltec homes out there on the flats? Maybe people don't know about them? I was working in a manufacturing plant April 27 in one of those flat field areas. There is nothing to stop that wind, no place to run to, no shelters or basements. All you can do is hunker down and pray in a corner. It tore up part of the roof in the building I was in, steel frame & siding, surprised it didn't take the whole building, they're just slapped together. Then I saw this construction going on, this was 15 years ago, and I just shuddered, there's no place to hide out there on the flats. Did you see any storm shelters on this video? No. They should be putting in those steel storm shelters in each sub section, but they won't. People better look into domes and Deltec homes if they're going to live in this area. If they have any brains.

No they all have gutters and downspouts.
They didn't while under construction. We spread a 10 ft wide x4" thick perimeter of granite fines to reduce the effects of the red clay.
Time will tell on these overbuilds.

I've been to Huntsville when I was in graduate school (working in an externship). Those prices are high. I agree with Melanie that builders didn’t think about building mixed use homes/ think about people already living there.
Huntsville is bubblicious. Homeowners are dying to exit at 2022 prices. Those muck rentals are fit for a pig. We're doing an infill BTR in Florida and we even have drainage there. It's super cool that they can afford to throw away that much material into the bilge pond while complaining to home buyers about their rising building costs.

There’s no demand. Prices are to high interest is too high. One or both have to go to be sustainable
Houses are going up so fast in Huntsville there are now problems with water supply. The city can’t get enough water to the homes because of sheer volume.
I have an issue with the premise of this video. It's not up to a developer to "fix" any existing problems, a real estate developer brings new product to market based on whatever economics they use to determine the viability real estate investment. If there are new housing developments, suddenly that makes abandoned strip malls and gas stations economically viable, and will be snapped up for redevelopment. I've been watching this channel for a year or two, and this is the worst example of ignorance of the real estate cycle I've ever seen. I say this as a real estate professional very, very far from Alabama. Granted, I completely agree with the construction practices, however they aren't any different from any other market. Whatever that is worth.

Lol I live right next to that “abandoned mall”. Our area is growing really fast especially for an area that is on the outskirts of Huntsville. A lot of businesses were built in this area alone within the last five years. I’m waiting for that abandoned mall to become a Target 💕 Winchester Rd will be very big soon.

I live in the other end of the state and I remember 2008 (before we moved down here) entire subdivisions where the builder just walked away. Acres of land with streets and utility stubs and nothing else. You'd think we'd have learned from that bubble, but it seems much worse this go round. Back then I was thinking "no way that $150,000 is worth $350,000" now that $150K house is selling for $800!
Oh and not to mention the people who ended up living in empty subdivisions, and/or next to half built homes.

Im looking at moving to Huntsville! Rent for 1 year then buying. Can’t wait! seeing sellers STRUGGLE to sell at their ask.
But Huntsville is not poor. It is rated as a America’s #2 city to live in. I’ve been offered $200k TWICE in Huntsville. It is one of America’s top tech cities.
I lived there. Wouldn’t call it a tech city by ANY means (mostly gov contract jobs) but it is peaceful if you want a place to raise a family/retire to. Not a large variety of entertainment/dining and because everything is spread out, you will need to drive a bit from place to place. Some of the infrastructure is ugly/dated and you have to be prepared for inclement weather 🌪️ that often strikes in the middle of the night. I’ve spent half my life in the south so I’m ok with these things but people need to set their expectations. For instance Phoenix, AZ and its surrounding cities offer more job opportunities in the way of tech than Huntsville and also a variety of things to do. I think Huntsville is overhyped and when people move there it’s often not what they expected, esp for tech. Renting first is a good idea if you have not spent a great deal of time in the south (specifically MS, AL, GA, TN regions).

"overpriced" in Huntsville is still less than half what I'd pay in my current city, so I don't see a problem.

I lived in Huntsville. The clay in Huntsville prevents water from draining or evaporating. It's wild. I was living in Tampa before and it would rain 4 or 5 times a day and the ground would be dry within 30 minutes.
I worked in Huntsville/ Madison area. It is very expensive. So much so I decided to live in Decatur. Which is less expensive but a 30 minute drive away.
Wonder if you're headed to Florida and check out Ocala. That's the first search result you get for affordable homes in Florida. Seems developers are cranking out a lot of spec homes there but none of the realtors have flown a drone to show what the actual supply is. Not sure how much leverage buyers have.

They brick before they sod so the bottom couple layers of brick end up getting mud on them, you just can get away from the Alabama red mud. The builder should pressure wash them before they close.

Good work Travis and Melody. If you continued a bit further NE, you would see that Chattanooga is still doing very well. Still people moving here and buying up houses. We still have some slightly worn down buildings and infrastructure, but overall we have a lot of good things going on here. I know Huntsville has a lot of aerospace jobs and smart people there. I guess that's who's buying those luxury homes? Sure sucks to have purchased a home in a development that's still building and HAVE to sell your home. There is no way you're ever going to walk away without losing money. OUCH!
I live in that subdivision, they are right except for the staining. It’s not from flooding, it’s splash up from the red dirt.

The splash up on the houses is caused by the roofs being to high of pitch and too small of gutters.
The stains were probably from splashing when water ran off the roof before the gutters were installed.
Those stains are splash-up from the clay. Happened at my in-laws' house (built in 1960). Never any water problems. So we laid mulch down around our new house right away to prevent that. No water problems.

That is one thing that absolutely surprises and disappoints me with new built communities....the amount of materials just getting trashed and put into landfills as opposed separated and recycled.
Huntsville is a booming city. They have rocketed to the largest city in Alabama because of the large number of folks moving there.
America is all about making a quick buck, so this is the result.
In many new developments, builders aren’t building until the lot is purchased.. they’ll build a spec home or two but that’s it… stone Martin builders did the same at my old community in prattville, al.
Stone Martin is legit. I said the same thing about them building in my area, however they sell out in their subdivisions. They’re really good builders and great forecasters.

I grew up in Alabama and yes Melonie, I am an alumnus too. That Red Clay is common in that area. (Remember Red Stone Arsenal?) Someday all those homes will be inhabited and the building will be finished by either this builder or the one after him. After occupation topsoil, grass and flowerbeds will be in the stained area. It’s not from floods like you see in Texas. The Huntsville Area is probably the best area to live in and raise a family in Alabama. Good schools and highly educated population. Sure, they experience recessions there but the come back. Unlike many places in the US people actually like it there and want to move there. Builder should advertise ‘Free Pressure Washer’ with each sale!
The inventory is massively too high for the number of relos coming-as a realtor, I can tell you these are facts.
Well it is mud season it’s that way all over the country just that way everywhere it’s spring time it will dry up soon enough and things will get back to normal

The "stainage" is from rainwater running off of the roof before the gutters were installed. It's called red clay lol, it stains everything! Welcome to Bama 😂
That's Alabama red clay that you're looking at, before they pour the slab. Once it's packed, it's much more stable than dirt or sand. That's also what you see splashed up on the sides of the house. No gutters and no lawn plus heavy rain, and that's what you get. It washes off. It's an Alabama thing. Even way down on the Gulf where I am. I bet you have a gaggle of Huntsville peeps raging at you. 😂

2 F5 tornadoes destroyed Tanner/Harvest,Alabama within 30 minutes of each other on April 3rd,1974. These towns are situated just North of Huntsville. Sadly a man injured in the first tornado was killed by the second tornado. I thought about moving to the area till I read up on the areas history. Hard pass!
so i was curious and looked for new residential construction in san francisco bay area…. easily Toll Brothers said there are 29 luxury home communities! none are affordable for me!! ugh
I tried to post an article- all this new home building - how many of these homes will be used for the migration and either paid by the government as rentals- or- as others mentioned- government loans? Is there a way to find out? No one is addressing this

The most important thing to remember about housing expansion is where is the employment to support it.
Huntsville is desperate for skill white collar labor. You literally see signs from companies like Raytheon on the side of the road advertising for 120k C programming jobs. I shit you not.
Gutters are one of the last things to be installed during construction. The water running off the roof without gutters hits the ground and splashes onto the siding. Once installed, it is a non issue.
