- Hong Kong is experiencing a Housing Crisis, caused by many infrastructure and development related problems. So to try and put an end to the long term housing crisis, The Hong Kong Government created the Lantau Tomorrow Vision. The plan has a goal of creating 3 new man-made islands in the South China Sea, creating homes for up to 1.1 Million People.
While creating housing for up to 1 Million people seems like a great idea, there is a lot of controversy surrounding the project, and its environmental impact. Throughout the video, I explain how the government aims to complete this project, and its current stage of development. Will the project actually be completed? Does the government have the capital to fund the project? There is much uncertainty surrounding the project, and its future as Hong Kong's largest Infrastructure Project.
Hong Kong, officially the Hong Kong Special Administrative Region of the People's Republic of China, is an administrative region alone the Pearl River Delta and the South China Sea.

As an HK resident, here's the truth. There's no land shortage. If you go into New Territories (northern part of Hong Kong), you'll find lots of areas of empty, undeveloped land that could easily be developed for housing with no massive cost or environmental destruction whatsoever.
This is the stuff that as a non-HK resident watching this video, I really keep thinking about. I think it was a bit 'eh' to just dismiss the other options that were mentioned in the video, by offhandedly saying that they couldn't provide solutions to certain barriers that are proposed by those other options (to curb the housing crisis) - implying that it'd just instead be easier to pour this much money and resources into a new island with a bunch more housing units. I'd usually like to think that you'd wanna take as much use of the land that's already there as much as possible, especially when it's all in legislation or in government will - to do so. It's like immediately trying to build a hyperloop in America just because it's somehow averse to regional rail. The solution isn't to build the hyperloop, it's to detect why America's not investing enough into regional rail. The same way the solution here is probably to look at city legislation on real estate (+ other things), and not just build a whole new expensive island.
Yeah the city is completely packed with people, but the countryside is pretty empty.

Beijing can take back HK now and investigate how so much idle land are in private hands. Don't you love Communism, it comes and corrects the past corruption and then give all back to the ordinary man on the street.

The Hong Kong government has been criticised if they reclamation is needed as the population of Hong Kong will start to decline by 2040s and whether or not they are building the island for mainland Chinese as there are high-speed rail station in some of the purposed plan.
The government has realise the Lantau Tomorrow Vision project cannot solve the housing crisis in a short term so they proposed the "Northern Metropolis" project last year as an alternative option to solve the housing crisis, where they utilise the lands hold by private developers and draw up a clear plan for the area and infrastructure. The new plan also tried to make Hong Kong blend into China's development and Greater Bay Area project.
However, plan also criticised for benefiting the mainland Chinese as it is close to the boarder shared by Hong Kong and Shenzhen, where according to the proposed plan, they will be creating hubs for high tech industries, more boarder check points and railway connecting the two cities. Despite the government has proposed to created more wetland to compensate the environmental impact of the project, but the land where is drawn into the purposed wetland area are partly own by private developers, where it might not be possible at the end.
If possible, try to make a video about the Northern Metropolis.
Landlords and Real Estate corporations don't want any more development because that will impact their Real Estate home prices. Creating road blocks and environment assessment to block any developments.
Even with population decline, HK housing is not adquate. How many people live together in a cage in HK? Hkgers criticize this and that, criticize everything, thats why it is the way it is today, a declining financial hub. Complain complain complain, but dont even give other solution or suggestion.
Always complaining but not a single one other than government has provided a more appropriate solution to the housing crisis in HK :/

Property developers meanwhile are lauhging and making bank. However with recent events with "patriotism" and "national security law" even the property developers are shaking their knees and "working" (aka being forced develop unused land) with the government to solve the housing crisis.
It is a chicken and egg problem. One of the main reasons we are having less kids, immigrating to other places because housing prices has gone through the roof. No one wants to raise their children in a 200 sq ft flat and spend 50% of their income on housing.

@@nonamelenina1046 Absolutely not. As a law student, housing regulation is connected to what law is in place. Be it zoning law, environmental law, distribution of people and the most 'relevant' of all, what actual system of law is applicable. The illegal annexation of CCP China (West Taiwan if you like) is absolutely not the same as the law in Hong Kong. Knowing that the two law systems existed gives explaination to the housing problem and in short to the main question in this video: why not develop more in-land. Not talking about uprising and an actual annexation of another country is in my opinion a big mistake. It might not be seen as its irrelevant but actually it really is!!!!

The government generates all of its revenue (majority) from land tender. So they have a vested interest in prices rising and staying high. They could write 100,000 housing units of market rate housing into existence right away through simple legislation but they avoid it.

Honestly the plan to build artifical islands is quite good but then again its a waste of time at the same time due to the fact that there are so much areas inland where they can rebuild infrastructure such as renovating the abandoned mansions , hospitals, so called haunted areas , old abandoned schools which could be transformed into new living areas to reduce a portion of the ongoing housing issues. And in terms of the man made islands that they are planning to make around Lantau island , an ideal idea would be to build an arc like similar to a moon crescent island from lantau island to the outer skirt small islands ( imagine lantau island with a large tail like figure connected to it and curved a bit )
Im from Hong Kong and let me say a lot of people don't like this project because the governemnt spent a lot of time and reasources on it but still has not completed it, instead of spending the money on important things. And yeah it's still not completed till this day.

For those of you who are actually interested, hong Kong is not in short supply of land. Hk gov relies on land sales as it's primary source of income which means the price of land must be controlled, hence the seemingly lack of developable land.
As Hongkongese, I think overthrowing the freaking government is the better way to solve the problem, instead of building a freaking island

theres a TON of land for housing, but the only way for the government to make money without high tax rates is to limit land supply.

At the time of announcing the project, while this is the most expensive and the biggest infrastructure project done in Hong Kong, the amount of capital we needed actually is not as big of a concern as it looks. Throughout the years Hong Kong has built up a hefty sum of reserves, and even a project like this blows away just half of the reserves we had.
But the events that would come in the next few years really wrecked us, especially Covid, because now a bunch of that reserves have been called into use early as covid relief fund. And with China announcing Hong Kong’s future strategy and development shifting to the northern area, where a technological hub is to be developed, I kinda have no idea whether this project is still in the works or not.
As of now, the project might not be affordable, it’s not the main focus of development going forward, and with the rise of China you would be surprised how many want to move back to the Mainland, which might loosen up the demand.

There are tons of land that's undeveloped in Hong Kong. The problem is that Hong Kong is/was a free-market driven capitalistic society so all the lands are in the hands of the few rich tycoons. They then buy off politicans to ensure no new policy is introduced that will threaten the values of the massive holdings they currently have.
If Hong Kong was governed by the same rules of mainland China, these tycoons would lose all their holdings rather quickly.

There is a lot of land in the north territories near Shenzhen border, but the government lacks good planning.
The government in the last 3 years focused on National Security Law and Covid Restrictions.
It sounds kind of ridiculous that China has to build on reclaimed land to find space for HK's public housing needs (it's a massive country), but when you consider that the land near HK is Shenzhen...
And it's not just Shenzhen either. It's the whole Pearl River delta. The PRD is the world's largest (area and population) contiguous urban area. China might be big, but that particular bit is full.
I live in Hong Kong,and this is true. It just impossible to buy a house in Hong Kong because they are extremely expensive unless you are rich.It’s take you a life time to work in order to buy a house if your salary isn’t high.Furthermore,the house in Hong Kong is very small compare to US or Europe.I can’t even put a bicycle in my house. It is so stressful to live in Hong Kong. It is just slowly becoming part of China. Now i am 18 and I just want move to US or UK as soon as possible.

@@beyondthestars4299 Lack of land= lack of housing (there is land but the government won't utilise it because the land is good for making money, cus hk barely has taxes) and lack of housing with the added population of Hong Kong affects supply and demand. Also, the land that is available in Hong Kong is usually bought by mainland Chinese developers, they like to build luxury flats catered to the rich and a lot of rich mainland Chinese people. This just makes it even harder for the local people to buy property

Actually, in most advanced cities around the world, the reason why there is a lack of housing is quite simple. Most of the properties have been bought up by rich people as investments and most of them don't live in them, therefore lack of affordable housing for the working class. But, they won't tell you this because for governments and developers it's more profitable to develop high-end properties.
How can you build that within the boundary of the Philippines.

Why not develop parts of Sai Kung Park, Lam Tseun Park, Ma On Shan Park, or Pat Sin Ling Park ? There is plenty of room in Hong Kong they just choose not to use it. Hong Kong could be as dense as Monaco is they so choose to but they do not.
Parks are not developed for environmental issues and technical issues so they are debatably not suitable for developing for housing estates. The true point is there are actually massive land in the N.T. which is used by very limited number of people (i.e. the rich and politicians). Most notably the golf course in Fanling.

Hong Kong is home to several orchid species, which are epiphytes; why don’t architects get creative and find ways to build in between buildings and latch on to adjacent structures as support? Much like how said epiphytes require existing trees and rocks to anchor their roots.
We have our own islands in the SW that were an option in one of our founding treaties, but never taken up by the UK. Hopefully, in our time this will change…
Hong Kong is not a district, it’s a region. A special administrative region. So please in future refer to it as a region, many people would like to see it be just a district, but until that has happened it is still Hong Kong special administrative Region.

Well the truth is that this island is just another "white elephant" like the Hong Kong-Zhuhai-Macao Bridge, it's sole purpose is to transfer Hong Kong's treasury to CCP related companies, there's loads of other cheaper options to solved the so-called "housing problem" but the government refused them because it will damage others stakeholder's interest.
Moreober the housing problem in Hong Kong is actually cause by the government and the developer, they limited the housing supply for the past two decades to maintain the high housing price so the stakeholder involved can make huge profit out of this man-made problem.

There is a massive golf course that they can use to build houses. Also, there is a lot of underused land in Northern New Territories. Again, the government still thinks that they need more land... Hopefully, they will ditch the plan of dumping money into the sea and get those underutilised existing land into auctioning and building...
