Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for eight years now.
Together Mariana, my father Clinton and myself, would like to show you a bit of the daily goings on around our Portuguese farm / homestead / smallholding and all of the work we are doing whilst renovating, starting building projects, working with our livestock, DIY and trying to grow our little families own food!

Amazing how much you get for your money.
A smallish block, 5-600 sq mtrs would cost about the same in our town in Australia but would likely be double that or more in one of our major cities. No buildings just the block of land.
I loved the river and always dreamed of owning a property with a one so I could go down for a fish of an evening.
Just out of curiosity how much do you estimate it would cost to renovate a building like that over there?
A sort of "how long is a piece of string" question but I would be interested to know how much renovating there is compared to here.
Here you can leave your first born as a deposit and pay off a new bathroom over about 25 years................

Looks like it could be a really lovely and idyllic place.
You'd probably be looking at another £150,000 - £250,000 to rebuild the property completely, including the roof, or less but a longer time if you plan on doing mostly DIY. You're looking at everything other than the shell of the building needing re-doing: Roof, kitchen, bathroom(s), Electrics, internal walls,
I'm not sure on the dimensions, but I reckon you could make a comfortable 2 bed out of the upstairs and downstairs areas of the main building?
You'd definitely need to add windows - it would be gorgeous (also probably costly!) if you could find the same granite large enough to create lintels for those, but that would be structural work that I'd have to outsource myself - I don't know anything about knocking out parts of walls safely!
Other projects (not necessarily in any order):
1. You could make something really special out of the barn, in terms of accomodation/workshop/entertainment space (or all of the above!). I'd definitely set up the basics above first.
2. I'd keep the bakery/smokehouse (could make a nice hobby or secondary enterprise or just a giant party pizza oven!)
3. Knock down the pig pens (maybe add a garage in their place (would that need planning permission?))
4. Pave the courtyard, and add some either decorative or food plant areas in or around the compound, and make it a good place to entertain or just relax. You could put up a pergola and have some grape vines on it?
5. I'd try to keep some of the brambles if they're fruiting, and reinstate them somewhere at least moderately contained for a decent crop
6. Add a Lemon and/or Lime tree where the Orange trees are
7. Assuming the proper permissions could be granted, I'd cover the barn roof (it looks from the map like it's oriented SE so would be the best candidate) in solar panels, and set up some battery storage to provide energy needs. Actually, I'd maybe plan that in with the basics, now I think of it, since the electrics in the building (if there are any in the first place) would need a complete overhaul.
8. Also assuming proper permissions, I'd maybe think about setting up a small hydroelectric generator at the waterfall
9. Water filtration and pumps for the well, assuming it supplies sufficient water for the house (and any other irrigation needs?)
10. Rebuild the outer wall of the courtyard - hopefully most of the stones that fell away will be recoverable from the ground
11. Olive press? Or is that done and stored off site?

What a gorgeous farm! I would love to see it restored as a working traditional family farm. If I were younger this would be the farm of my dreams.
For supplemental income one could build a few yurts to cater to tourists who wish to experience traditional farm life for a few days, or even work on the farm in exchange for free camping.

Lovely property as usual. I have been delayed in my move to Portugal, but I will definitely be there soon. I’m hoping February. Just trying to tie up loose ends now. I do love the farms you film so much and really want to buy a nice small farm and have a horse, maybe some chickens. I do love growing my own vegetables and love love love all the olive and fruit trees in Portugal. I love to see the fruit trees. I really cannot stand living and working in the US anymore and cannot wait for the move to Portugal. My son, who is 21 now will also be joining me during his breaks and holidays as he’s in college now.
What a lovely property Joseph, it would have worked for us if the land was a bit larger than 1.6 acres. I still dream of the beautiful cherry farm with the 7 hectares for €120.000. I was so exited but it was sold so very quickly! I wish you all a lovely Christmas and hopefully we will find the right one in springtime when we come over to visit.🤠 Love from Holland

Water would have to be via a borehole (I should have mentioned this sorry!), these cost twenty five euros per metre depth. Electricity is just the other side of the river at the neighbours house, roughly 150m :)
So are you saying this property already has a transferable habitation license
The property can be legally lived in, there is no such thing as a transferable habitation license though 😊
So the purchaser would have to apply for a habitation license?
No, sorry I did not explain properly in the last comment. The buildings either have it or do not, this one has it. There are some buildings that do not have it but can apply for it, but in this specific case it has it and regardless of who buys it, the property will always have habitation rights :)

Lots of work for 200k ...
But on the flip side it is almost impossible to find such situated properties with 300m river frontage, waterfalls and habitational buildings of usable 540 square metre area, that is why I personally believe it commends the price.
That could be a showplace if you have a fat wallet or you could do some of the work yourself.
