My husband and I just bought a beautiful piece of land in Capinha, Fundão with more then 400 olive trees and with water and electricity. We having being going to Portugal {CASCAIS} for over 30 years and Portugal has always being in our hearts. We are very excited to restore the house and to permanently move to Portugal. I want to plant my on vegetables and we have lots of fruit trees. It is just perfect!
Central Portugal is becoming popular and the prices are rapidly increasing. You can buy a lot of farm land for a reasonable price but you also have to follow the rules of the state and most of these agricultural areas you have no electricity or mains water except for a water well. The area I bought my land is a urban area and that is what you have to consider. My land has a house but is not livable, but i have permission to build up to 250 m2 and it has electricity, mains water and also a water well , it has also fast internet witch is for me important. The land is almost 2 hectare with a big olive trees plantation and lots of fruit trees, including grapes. All i can say is that if you find something like this for 100 /120 thousand euros you can consider buying. We are thank to good Portuguese friends that helped us. People you can trust 100%. I hope to have informed you enough. Good luck, it is worth it!
Just fabulous how someone did all this work and now it is like a garden of Eden! Just needs a little tender loving care! Thank you for sharing, you always have something fabulous to show us!

Hello Joseph, you mentioned a train station. So it is possible to come there without using a car ? Also, never underestimate the power of bees pollinating from one plant to the other, very interesting info Andrea was giving.
Hi Joseph, can the ruin can be knocked down and build a new passive house with 40m2 plan perhaps 2 floors so 80 in total? Also can be off grid building built there or has to be connected to grid? Cheers. Jan
Beautiful place. Thank you for sharing. I've watched several of your videos and your area is lovely. I was wondering if you know and could recommend a good site to follow that has relocation information. I'm currently in the US and researching what I need to know to actually live in Portugal. Good morning Joseph, I love your YTube videos so of course please keep up the good work. I don't understand the requirements concerning building and improving buildings on some of the properties you present. I guess I can figure that out in time. The question I have of you is the availability of individuals or companies that do construction. If a ruin or house needed work, is it practical money-wise to find folks willing to take on that sort of work? For example, in this most recent YTube presentation, a large building appeared to need a total renovation. Are there folks in the area willing and able to take that sort of work on for a reasonable price. I'm 70 YOA and while I enjoy some things, I am not a builder. Anyway, thanks for your work...take care. Fred in Texas
From people who are living in Italy and Portugal my understanding is the ruins can be rebuilt but only to the original plans, can't change doors, windows. To build or restore requires a lot of permits, inspection, and the local permissions.
yes, in Europe there is a greater appreciation of the history of regions and their specific type of architecture. Outside Europe we are used to building whatever design we like when renovating old homes in the country (mostly). I can see why Europeans like to preserve the ambience and ''feel'' of the area they and there families have lived in for generations. I notice the Italian alps renovations like Martin Doolard is doing, have similar rules and regulations about house features. Martin is doing great things with his place, visually it looks wonderful as the outside membrane of the house is kept intact, while the interior can be as creative as you like (it seems).
I like this one with all the fruit trees . I don't know anything about olive trees. How to make olive or olive oils or for that matter don't know anything about wine either.
I am surprised that this building is permitted to live in. It looks like post war, concrete block farm support building. The land an outlook is beautiful, especially the higher terraces.
There was a lived in house here, they did modernising to the house some decades ago, which included blocks for the walls, this can be seen in the first storey window 😊
