      I use Google Sheets with my own formulas for quantifying , and Sketchup for the 3d and virtual building work. I export the data from sketchup into Sheets to give me my exact quantities and add wastage.

    Hi what is the certificate for warrants mentioned at the end of the vid with the SE?

      Hi. Not sure exactly the bit you mean but…for an attic extension in the uk, you’re going to have to apply for a building warrant or building regulations approval. You will therefore require a structural engineer to complete the calculations for your timber / steel sizes and they provide a certificate which you submit. Hope I’ve answered your question.

      I’ve allowed sole trade rates for all these guys, so it’s a bit swings and roundabouts . If you use a main contractor you might pay more because of the vat element , but conversely the main contractor will have core employees, for example, labourers , brickie builders, joiners etc on main contractor’s payroll, will not be paid close to the rates I have allowed here. However, where they are not employees, for example, plumbers / roofers / electricians will probably be sub contracted, and they’ll add between 10 and 20pc on top of those. Same for some, but not all, materials. You’ll be paying for his coordinating , site insurance, vans and admin overheads which is what the mark up covers.
