    This is the best video on subfloor I've seen. I'm about to replace a tongue and groove water stained and mouldy floor in my holiday shack. Thankyou for the info! Also need to reset some footing levels while I'm at it so that'll add some complexity.

    A builder put OSB on my pitched roof. Then Rockwool insulation was planed underneath it between the rafters and over the rafters. There gypsum board. The firts winter I noticed not only condensetion but ice forming on the inside of the OSB. I then stopped the guys that where working on the renovation. Since than in didn't find a solution other then doing my roof again removing the OSB...

    What would be the logic behind insulating between the ceiling joists with 100mm fibre glass and then insulating between the rafters above that ceiling with 100mm pir, breathable membrane on top of that, it very warm in the loft space and it looks like moisture is collecting in the eaves which is rotting the valley boards and flat roof decks attached to the above pitched roofs

    I am currently working on a building that was constructed 12yrs ago and has damp issues to the upper floor ceilings, upon inspection it is found the grp covered flat roofs which could be described as some where between a cold roof and the hybrid, there is no vapour barrier and no ventilation cosequently the decking boards have completely rotted and also the joists have rotted through, also each flat roof is connected to a pitched roof in which 100mm pir has been installed between the rafters tight up to the underside of the roofing felt, laths and concrete tiles on top, bellow this are the ceiling joists with 100mm glass fibre insulation between them, this is a nursing home and as such it kept warm at all times which is evident when i remove a roof tile and lift out a piece of pir and feel the heat escaping. There is a lot of heat and moisture travelling up through the roof structure and so far i have seen little ventilation, i find it hard to believe building regs let this roof design pass, it was a dissaster waiting to happen, all the flat roofs need completely replacing or in this case as there is a 500mm high parapet wall round at least 3 sides of all the flat roofs so i can construct new roof frames over the old ones and negate the need for invasive repairs or opening up the building to the outside, to top it off all the plumbing, ducting, electrics are hidden above a suspended ceiling wich is hanging off the rotten flat roof joists which are boxed in with fire boards, nightmare really, i will have to suspend the old roof from the new roof and introduce plenty of ventilation to take away the moisture before it reaches the new vapour barrier

    Hello, greetings from Ireland. I really enjoy your build videos and watch with interest the small house build. Will you be posting some videos detailing the fixing of the external pir insulation to the osb and detail of the junction between it and the warm roof insualtion. I have 2 extensions which I am planning on my own home this year and this detail would be really useful. Also is there a specialised pir for use outside the osb, I am thinking about fire regs here. Also do you use anything at the bottom of this pir to stop our little garden friends from burrowing in to the pir. Thanks in advance and please continue to produce your informative and enjoyable content, your sense of humour adds a lot too.

      Hi. Yes, I’ll be doing that within the next few weeks. With regards the garden friends, you can run some mesh along the bottom but I’ve never had a problem with it, but that could be location or just luck. Great to have your comment Niall.

    Where's the water suppression that's nasty there's no way we'd get away with that type of splice joint only ever used that on vertical columns only ever plate to plate to create a moment connection to prevent sag

    I’ve never seen a flat roof that doesn’t leek. When a flat roof is needed the code should call for a permanent railing or barrier around the perimeter and inspection access to the entire underside of roof.

    Thank you for the helpful information - I am looking to use your detail (scottish flat roof extension with height restriction) I need 200mm of TR27 I contacted Kingspan for condensation risk analysis. Couple of issues arose. 1. they identified risk of condensation near roofing membrane. 2. they can only recommend build up with a layer of OSB sitting above the rafters. 3. the technician put their VCL above this layer of OSB. I explained VCL should be on warm side stepping over rafter as your detail. She wrote on U value calc "VCL not required in this location, added by customer". 4. Kingspan require more insulation above the rafter than between. So build up from Kingspan is roofing /130mm TR27 / VCL / 18mm OSB / 70mm Thermapitch between rafters/ cavity/ 12.5mm plasterboard. So Kingspan seem v reluctant to take on board your detail - any comments?

      To your points, 1) Yes exactly, that’s why you never have OSB on the cold side, so any interstitial moisture will have a chance to breathe through the EPDM, as I describe , 2)presume you mean joists, not rafters, 3) the misunderstanding they are having is that the deck is somewhere between the joists, and their software doesn’t allow for that 4) only if vcl is batten the layers of insulation. With the solution I’m saying, all the insulation is above the vcl along with the deck.

      Assuming solid stone of 500mm plus, no problem to cut a chase / raggle of perhaps 150mm and flash into that and over your abutment. Moisture can only penetrate so far within a solid wall. Not possible to do that with a cavity wall so need the tray. Impossible to have a cavity tray in a solid wall. Thanks for your comment.

    The ridged insulation board idea to me is not good. In order to get good insulation there according to Passive House standards ie the best standards I’m aware of in the world (Germany). Air movement must be eliminated that sounds easy but in reality air will circulate unless accuracy of joints between insulation and rafters should be no greater than 1mm or 1/25 of an inch…. Having inspected many sites even with new construction I’ve found gaps as large as 5mm or 1/5 of an inch totally unacceptable. So I insist on supasoft insulation (recycled plastic bottles hygroscopically stable) and as a quilt totally fills the void. Supasoft is also vapour permeable and as such prevents moisture build up. Timber dec above a breatherbl/vapour permeable layer Elka strong board is exerlent, if flat a ventilation cavity required.

      Two story timber framed 3 and4 bed houses are built in volume by house builders using 89mm CLS c16. 2 x 4 is actually 95mm sawn at c16 so there’s little difference anyway. To meet current u values, it’s kind of irrelevant the thickness of the timber, if I’m understanding you correctly, since it’s the insulation on the outside of the OSB that’s giving you your thermal control.

      @build-better-things Yes your right insulation in wall cavity of houses. just been watching alot of garden room build videos, pretty sure some of them are using the actual 2x4" for the depth for insulation!? But not sure. But i am very much liking your videos. just watched ur take on the hybrid roofs, what ur saying makes sense. When i get round to doing my own build I'll be basing it of what you are doing. mostly. Tho i want a concrete floor and still deciding best way to do it. Thanks for the great content👍

    Strange, I just did the training for Elevate (previously Firestone) and the official training had me going directly to the OSB. As for the contact adhesive, it is harder to manage on larger sections, but I found the spray much easier to apply with better coverage.

      Hi. There’s no problem with applying Elevate directly onto OSB. The reason we have two types of glue and two different training methods is because there is the ventilated roof, for example, a cold roof, and you need an OSB deck to adhere to for that, using water based adhesive, and which I show in first graphic with the three roof examples. Then there’s the warm roof, where you should be adhering onto the insulation using solvent contact adhesive.

      I have seen it. I like the channel and I like Roger Bisby, but he is completely mistaken about many of the points he raises in the video. He’s talking about scenarios that may have been arguable 40 years ago. Anywhere you have insulation, and especially to these modern thicknesses, so where you have greater differentials, you have to have air movement on the cold side.

    Really informative video, and a great reason to learn to use Sketchup. I can't find a free version anywhere, it must have changed since you made this. Couple od questions on your demo please. 1. Battons under the floor joists, what foundation base are you using, presume it's not a concrete slab? 2. In a couple of comments below you've mentioned concrete over insulation, do you think this is ideal in the UK or overkill for a 5.5m 3m garden office. Great vids.

      Hi. I use concrete mini piles for these small outbuildings. Concrete slab is an inferior solution, especially for these small builds. Even for where you choose not to get planning permission and are stuck with height restriction. Yes I think you should consider a suspended floor for your project. Too many reasons to state here but I’ve gone in to it elsewhere on the channel. No brainer actually.

    How does one go about obtaining a completion certificate? For example when dealing with works outside the remit of the structural engineer etc.?

      Even if you don’t need a structural engineer, you may need building regulations approval for any material change to your project. Repairs and like for like replacements are really the only thing where there’s no material change. Once you have completed the work per the approved drawings, you apply for the completion certificate. If you did not bother with submitting for building building regulations, then you cannot seek a completion certificate. This becomes very relevant if and when you come to sell as the buyer’s solicitor examines the Title and documents.

      Foil in a roof is a condensation magnet as it as a different thermal conductivity compared to the insulation. It’s also impermeable. This is very relevant in a warm roof where there’s no ventilation on the cold side of the insulation. Yes you can peel it off. Why not just buy the right product?

Looking at the video, what came to my mind is: How does the roof construction apply to warmer regions like mid/south Italy or Spain where summers are very hot (winters mild) . Would YOU build the roof the same as you demo in your video? Same insulation materials? Thx

      These are the climates where thermal bridging makes the biggest impact. Especially in New construction where through ventilation isn’t done anymore and housing is closer to airtight , even in southern Europe. People associate thermal bridging with heat loss, but it has a bigger impact on keeping interiors cool and comfortable in hot sunny climates, especially in the evenings. You need warm roof and warm wall construction, with the actual structure inside the insulation. I’ve made videos about it elsewhere on the channel. Thanks for your comment.
