Mark & Laurie, Didn't you have a condo for sale on Oct 16, 2023 in this same condo complex which was unit 2-106 for $650,000. The problem with these condos are the HOA fees are really high if someone decides to buy. I really enjoyed this video also. You both always do a great job.
Yes, we still have one ground floor unit left. It was at $650k but is now at $699k....but give us a call, the owner is ready to sell! Keep in mind the Association fees include building insurance, if you've priced insurance here you know what a chunk that is of that fee!

Grew up and lived in the keys for 40 years… glad I’m gone. It’s nice 3 months a year and unbearable heat, humidity the othe 9. Not a place to enjoy the beach if u like waves for surfing, skimboarding or boogie boarding ect…. Glad I lived there but quality of life and a little change of seasons is much more pleasant for this 54 year old on Hilton Head island, SC Like the videos ❤

How reliable are the yearly taxes on various real estate websites like Zillow? I heard that if you're going to buy a house in Florida they revalue the home based on the sale price which could REALLY raise the taxes. Conversely, I also read on the Florida State Tax website that property taxes are capped at a 3% increase per year. We're considering buying on Marathon but if the taxes are going to go to $12k a year that could be a deal breaker.
You are correct in thinking that what you see online for taxes is NOT what you should expect to pay once you purchase the home. I would advise you to consult with local government for the tax info, but I will tell you that a general rule of thumb here for property tax is roughly one percent of what you pay for the property will be a good estimate of what your tax will be. So if you see "current property taxes" on a listing somewhere...that is what the current owner is paying and not what you as the new owner will be paying once the home is re-assessed after your purchase.

We were at Publix and I thought I saw you there. Did you happen to go there on Friday the 26th around 5:30 pm? I told my husband it really looked like you and I want to to say hi but I chickend out :)

Seems to me the slower rental market could well be a result of the increase in prices over the past several years. Exploding real estate values translates directly to rental rates. Think it may be out of the reach financially for many, especially the 28 night minimum zones. Look at what it now costs to launch a boat in Marathon and park your trailer and vehicle at the ramp for a few hours. It all adds up.
Am I reading the HOA fee correctly!?! $6,625 per quarter and it only covers - Bldg Exterior Mnt, Cable, Common Area Mnt, Sewer!?!?! That sounds super sketchy.

I have a dog. Shes 9 years old sweet girl a Boxer. Are there rentals for pet friendly. A nice place.
You can find places here that are pet friendly, it just depends from property to property...but we do see them frequently available.
