    Let's not forget that if moisture hangs up it's almost certain that you'll have a mold problem. 😵

    • @tabytastick
      @tabytastick 14 дней назад

      There is no mold in the dry desert heat of Arizona. The only time this window would be an issue is during a monsoon, but we honestly haven't had a good monsoon season in over a decade. Any standing water on the window tread would evaporate easily by next day and be dry and dusty again in no time. Maybe mold in the high desert of northern Az, but not here in the frying pan of Phoenix. Which is where he films.

    I had something similar at a place I lived at. The windows were pretty new and installed in the dry season. When the wet season came it was okay until there was heavy rain. Then it make a lake inside my home. Turns out the factory hadn't drilled through some of the centers of the frames. I didn't realize there was a barrier in the middle of the window itself. So water trickled into the inner trough, filled up the inner side of the frame and overflowed the trough. Drilling from the weep hole through that middle divider fixed it. Remember to put eyes on though folks and not just go drilling away thinking my problem is the same as your problem. Lol

    Thank you for educating people. No one does this. Realtors, builders, inspectors, banks, title companies and assessors offices only care about quick closing and getting their money. Buying a home is a big decision and in the excitement, people don't think about allllll the things that can, and eventually will, go wrong. Be at the inspection and videos the whole thing. Crawl all around the attic n crawl spaces. Video the whole thing. Get a list of materials from the builder with brands/model numbers. Do your research. How long will things last. Know where all your electric, plumbing, sewer, etc is located. Look at ease of repairs when needed. Check the paint job. Turn on all water taps, showers, toilets and let them run while you walk around looking at the house. Open n close every single door, drawe, garage door. Check insulation. Check furnace/AC. How easy is inground sprinkler system to maintain. Where are the sprinkler lines? Turn on all the lights. Run all appliances at the same time as all the water. Touch everything. Push on tiles, check grout, pull the carpet to see if it's installed properly. Check corners. Look in places that can't been seen easily. Where's the dryer vent exit? Outside faucets/electric outlets. Test everything! Go by the house several times at different times of day n night. See what's going on in the area if you aren't familiar with it. Knock on doors if it's a new build community and ask people if there's been any issues with the builder or if they have any complaints or any good things to say about their new home.
    Pay for a second, independent inspection. It's worth a few hundred to save yourself from a huge disaster. If there's more houses being built in the development, go look at them. Ask who all the subs are. Get licenses and bond info then do your research on them. Do they have any legal issues pending or in the past? Call several title companies and check prices. You can use anyone you want to. Check all utility companies. Get pricing averages for the homes already purchased. Is there utility/garbage options or only one you can use?
    Open n shut all the windows. If the framing is bad, the Windiws wind open n shut properly. Make sure they leave left over paint, both interior and exterior and get the names of the colors and what paint was used. Research all materials used to see the lifespan of all of them. I could keep going on and on. My point is...yes it's very exciting buying a new built home but don't let that cloud your judgment. Stay calm, focused and a few hours of good research will save you thousands n thousands of dollars down the road. Don't let anyone push you to hurry to close the deal and watch channels like this and learn all you can.
    If you've got millions to share, disregard this comment. For the rest of us, be smart about your house purchase! Have enough saved to put Dorn to avoid PMI psymrhts. Get several instance quotes. Lastly, just know your payment will go up drastically once a new build is done and they reassess the value (if you're going to payments with insurance n taxes combined). There's sooooo much all the people involved in your house purchase won't and don't tell you so protect your investment and sanity and spend a few hours doing all this. You'll be glad you did, I promise!😊

    Y old apartment complex has all there windows and sliding doors replaced and the installers did not remove the old frames or seal the windows properly. My bedroom window when it rained flowed like a waterfall on the inside soaking everything. They came out to repair but again did not seal the window correctly and it kept leaking like a waterfall. Keep up the good work holding all of the Arizona builders and installers accountable.

  • @HK-bf8ks

    It seems like the material wasn't molded right and the person who welded the vinyl didn't do his or her checks before sending the frame. For the welds breaking it takes a lot to actually break one of those weld for those patios but it could have been broke before it was installed or on of the builders were a bit to rough with the windows.

    • @Nugire
      @Nugire 16 дней назад +1

      Well, the builder has to check the material he receives for defects.
      If he installs a window and it's cracked, he is liable, since if it was broken when he got it, he should not have installed it.

    Appreciate what ya do and for those who don’t like what he’s doing (contractors & subs) he’s basically holding up a certain standard that should be met across the board which in turn only helps the builder’s reputation.

    Speaking of upside down windows. A Years ago i worked for a good friend that is a builder basically to do the final punch list, inspect during the build. He calls me up and says to check on a house that he had a new crew working on. Every window on the back side of the house was installed upside down. They had cut the house wrap back from the openings. One window was crushed on the corner, looked like it had been dropped.
    We were in a building boom from a automotive manufacturer coming in. He was a pretty new builder so getting a good crew was a challenge. Good crews were already working.

    I remember when I bought my home- that year we had the biggest storm we’ve had - my wife calls me to tell me it was flooding in our home from the windows. Found all the drain holes for windows were stuccoed over. So while it was raining I had to remove all the window glass- and runs- and found that it was full of stucco, nails, old batteries, fast food wrappers- had to do that to 17 windows during a storm- contractor disappeared

    The best method for keeping insects from coming through weep holes in your windows is to use a good quality stainless steel wool. Must be course enough so that rainwater and sediment can still flow freely while keeping out 99% of creepy crawlers. Just make sure it’s course and not fine steel wool as fine steel wool will back up relatively fast with sediment and debris from rainwater. I’ve had stainless steel wool for over 3 years in my home and it still hasn’t shown any signs of rust. Also, if done right, you can’t even see it from the outside. This is especially important if you live in an HoA that’s run by Karen’s like I do.

    I have water that pools in some of my windows, and I don’t have those holes, it never overflows. The window has a seal running around it completely, in the water pools on the exterior side of that until I open the window.
    The only real issue it causes is buildup of material and mold. I just clean with diluted bleach once every couple months to keep the mold out.

    I am not going to do standard windows. I am looking at a type of casement window that is as big as a 36 inch door. Each one of these doors will be for the bathrooms and bedrooms and a 8 foot by 8 foot glass door with sidelights and a transom will be the main window in to the living area. The street side of the house will have solid steel doors and no glass. Only the east, west and south sides which will be fenced in will have glass doors. The house is being build around these doors to provide the best light for the area while not putting in too much glass.

    I have been in the residential home construction and handyman business for over 20 years. I can't recall a single window corner ever broken, let alone 3 or 4 in a single house. What the heck is going on in Arizona? There has got to be a root cause in how they are installed. I learned early on to leave a gap above so the framing doesn't settle and warp the window frame. Are they shiming the sides to keep the frames plumb and secure? You need to caulk and foam the gaps to airseal anyway. I would blame the window builder for not staying on top of the warranty repairs. Shame on the builders for allowing egregious disregard for quality.
    Being in the Northwest, seeing the lack of sealing between the window and the stucco hurts my soul. Just invites rot.

    Not only that, the water is going to cause a lot of damage in a short amount of time.

    that water creates mold and I know this is AZ but in colder climates that can freeze and break your window.

    *When I was building my place my "father" tried telling me to silicone the weep holes, I was like dude is that why your house is falling apart? HAHAHAH*

    Serious question: could you just drill out a weep channel yourself (as the homeowner). I realize it should be right from the beginning, but I've also dealt with new home builder warranty B.S. and it would almost certainly be easier to drill out a couple small holes then drimmel a small straight slit myself than chase those builder fools around...

    Can you recommend what type of windows are best in Arizona? Composite? I hate aluminum and it seems like vinyl doesn't last.
