    $13.5k an acre in the boonies in TN… things have definitely changed since Covid.

      Yep. It went from 1.5k an acre in pre 2020 and now everyone is trying to profit off of people wanting to move so they screwed over poor people by doing this crap. Buy their land for nothing with misleading info, prepare it for a subdivision the original landowner didn't want and wouldn't have agreed to causing the taxes to shoot up for poor and elderly people. It's really sad.

      @@peteaulit it will continue to go up. Foreign investment, inflation, millions of new residents each year...and the informed concern that rural land is going to be the focus of increasing federal standards on certain issues. Buy quality land while you can.

    This place is in middle Tennessee not northwest Tennessee

      And you must have failed geography.
      Look at a map of Tennessee and search for this property.
      It is Northwest Tennessee, not "In Middle Tennessee".

      Try to Buy Class A Farmland in the Midwest.
      Buy an Acre of Land in Aspen, Colorado or Nashville, Tennessee.
      Placing a blanket "Per Acre" Price on Land throughout the Country is a fool's formula.
