Used to Live in Birmingham. New homes are being built more west of i96 near Wixom, Milford, Novi etc. All the land is essentially bought in Birmingham/Bloomfield Hills.
Good advice for people in the market or jumping in right now. Media has often knocked Michigan/Metro Detroit. We are continuing to move in a positive direction. Our cost of living is a plus in comparison to many metro areas. Love Michigan and Detroit.
One big thing that you didn't mention in budgeting is insurance. Insurance is going crazy and will probably do nothing but go up as companies try to price in things like increasingly destructive weather patterns. I'm surprised that more relators don't mention it. I mean, MI isn't FL or CA, but things are getting bad everywhere.

buying new builds is currently better then buying a used house in metro-Detroit.
To avoid the bidding wars definitely. It also depends on who you get those new builds from!
