Electrician here. At 22:02, I noticed a Federal Pacific disconnect (FPE). Those are extremely dangerous. They had their UL listing pulled by the federal government, meaning it is not a code-approved manufacturer. Anything Federal Pacific has to be changed out. They're extremely dangerous. Call an electrician and have that changed out before you rent it out
Yes, Federal Pacific is dangerous. Two 100 amp fuses are not 200 amp service. Only 100amp capacity. As an electrical contractor I would scrap most if not all electrical equipment.

You need to have a real building inspection. Wizard was incorrect when he said it was a 200 amp service. It's a 100 amp service...you don't add the two 100 amp fuses together to determine the service size. Also, the electrical panel in the addition is a Federal Pacific Stab Loc panel known for failure and the company was forced to stop selling them in the U.S. by the CPSC. Your water piping is galvanized steel and well beyond it's life span and known to be problematic. The excessive cracking of the stucco is only "normal" on buildings that haven't been maintained properly. It needs to be repaired or replaced and will cost well over $5,000. Someone needs to actually go into the crawlspace and onto the roof to inspect it.

No way it would be 5-8k to get the building ready for rent. 5-8k will just be for the floors and that is using very cheap material. I'd say closer to 15-20k to get it ready. Should really upgrade the electrical box and move it if possible.

@@earlyre having to relocate the electrical service would likely depend on the extent of renovations done. As long as he just puts lipstick on a pig (paint, flooring, etc) then he'll probably be able to get it grandfathered in. Once he starts making changes to the electrical, he'll have to bring it up to current code. That's how that mess has lasted where it's at all this time. The previous owners didn't change stuff, so it didn't have to be brought up to current code.
Yeah I would fix outside cosmetics, floors, electrical, HVAC, and reconfigure existing spot into an actual bathroom. Tens of thousands to do all that, but will add value and make easy and reliable for rental
The main issues with your new building are a lack of parking and restrooms that aren't accessible. The electrical that close to a water source is also a code issue. I would avoid the temptation to try and get any sort of restaurant in the space as that would open up a can of worms for needing new restrooms, adding grease traps, increasing heating and cooling loads etc. I think I would market towards a professional office (non medical) like an engineer, insurance, etc. that don't need a ton of parking and won't increase the occupant load. That access hatch in the sidewalk was most likely for heating oil deliveries before upgrading to central hvac. Fill it in with cement and be done with it. Take about $10 & 20 minutes
5-10k would fix the leaking door sill and strip the floor. 10k more would put down a commercial vinyl floor. 10k more would fox the stucco and paint the building. 15k would re-wire the building to code. You would need to get an estimate on drywall, plumbing, interior paint, and a pest control contract.

As a french subscriber, I'm so glad to see an Alpine in your video. This model was the last model before the long hiatus from early 90's to 2017 . Alpine has comme back now with a car that is unanimously praised and a love letter to the original Berlinette. Instead of chasing ridicul high power, it stay with its original idear : a car as light as possible and above all fun to drive. Too bad it wasn't on car trek

It didnt meet US crash requirements. Its a very weak car, Center steel spine chassis, but entirely Enduraflex body and floorpan. I have one, and you would not want to be in a crash in one...
the floors aren't that old, Loewen Upholstery redid them with all new tile and plywood when they moved in in 2010, new asbestos flooring installation was banned as of 1986 (and production of vinyl-asbestos tiles had been phased out a few years before that, with manufacturers given a few years to use up inventory)
You generally don't jack up sagging joists, you pull up the floor and you sister in new joists to level between the high points. But if I were you I'd consider pulling out that floor and replacing it with a concrete slab so the building will be more useful to you, it was pretty cheap to buy after all.
@@kurtlamprecht93 Real estate is not like cars, it's an appreciating asset. Every dollar spent intelligently will see a return, either in rent or in additional equity/value. I don't know their local real estate market but $75k for a building that size is incredibly cheap even in my Midwestern town. The fact that it's a relatively attractive and interesting building would tend me towards properly restoring it, especially if it's in an even remotely viable area for restaurants or retail.

In the UK it's not possible to open the cover of a disconnect with the switch on and impossible to close it with the cover open; I am very surprised that it isn't the same in the USA

There's no way that foundation, sub-flooring, electric, and plumbing passes inspection. $60-70k price at least to get that building up to code and rent-able standards. The Federal Pacific Electric disconnects needs to be replaced immediately. Add in in extra $30-40k for the near certain lead and asbestos abatement that will need to be done on those VCT floors, walls, and insulation.

Hey Hoovie - get a licensed locksmith out and put full-length hinges on all the doors. Short of the door frames failing, those doors will never sag, rub the door plates, or become miss-aligned.

@Jon V. I'm an hvac teck in South Florida. Yes maby less efficient but will out last new units by far. Do not expect to have less problems with a new system. Two and three old units and springing leaks in the coils due to how thin the new aluminum coil design is. Ecm blower motors dropping like flies. Matter a fact I just replaced a ecm motor on a 4 year old carrier about 45 min. Ago. Cost them about $640 system put off warranty and I am cheep. Warranty on commercial properties is only 1 year.
Sweet !!, an Alpine GTA 2.5 V6 Turbo. I have one also, in silver. A 1988 version. Very highly under rated car. I have the boost turned up just a little in mine to 0.9 bar and its an absolute hoot !. They should be 0.82 bar standard for reference.
@@kurtlamprecht93 You really cannot push the PRV any harder. Its about at its limit at 215bhp. But it does 0-60 in just about 5 seconds given it only weighs 1000kg. So yes its quite fast. Gets to the 155mph limiter rapid.

@@vinny6_9 Yeah, but that only works if you can buy a new outside unit that properly matches the inside one, and if the whole system runs on modern refrigerant (which, given the age, it probably doesn't). Most likely, the entire system will have to be replaced

The water coming in the door could need more than a new gasket. look at the water flow when it's raining and see if street drains are working. Also consider that the earth/sidewalk can heave and the street in front could have been resurfaced by adding height to the previous layer. Done a few times, or more can be enough elevation change to adversely affect water flow. Also my experience that if the sidewalk/drain/street can be fixed by myself (like when no one concerned might be around), I just do it. Oh, go ahead and check the roof drains and down spouts too. Tyler before you start parking cars on that floor I would buy a few hours of a local structural engineer's time to run quick calcs for you on how much load the floor can take. It should be pretty easy for them with the hatch to see the supports below the floor.
Indeed. However, keep in mind, at one point a 20 foot meat freezer was on that floor, full of tons of meat. Even if that was 30-40 years ago, it probably can still hold a huge amount of weight. But yeah, best to have it all inspected, considering there was a roof leak at one point in the past, and maybe multiple leaks over the 90 year history. Have a suspicion that most of the owners over the years just did bare minimum to keep up with maintenance and only the additions are in better shape. Why didn't they not pour concrete 90 years ago, was it just not as popular for large floors? Or buildings this size?
My professional opinion is to demolish the building and replace it with a semi prefab structure (similar to the wizards building). Bigger initial investment but a $ saver in the long run. Plus you get the opportunity to lay out the interior to your liking. Plus with a nice, SAFE concrete floor, you can always use it as a showcase/showroom to sell some of your collection when you upgrade/grow tired of a vehicle. Or open “Hoovies Hooptie House” as a museum/showroom, showcasing your collection and some memorabilia and interactive displays. Charge an admission and your wife can manage it while Hoovie is scouring the country doing CT, his MT show and looking for more channel content!

Where I live in Iowa you can get a decent outdated house in a decent area for that. Spend a couple grand more great to 90-120k and you can get yourself a really nice outdated house in a prertt good neighborhood

Like in Des Moines the capital of Iowa and the Des Moines metro area and suburbs house value and land value is double of where I live in north Iowa. Not a depressed economy just simple economics
If the plan is to rent the place to someone else as a business, you may want to hold off on improvements until a contract is signed, so you can match the needs of the renter. Structural things that might collapse the building, sure. Cosmetic, maybe wait.

That sink location is a code violation. That service is 100 Amp, 2 100 amp poles, single phase. Pull up the vinyl tile(have it tested for asbestos!!!!)and the underlayment. any rotted plywood, if there is any, the joists underneath should be checked for rot.

From what he's said, the tile was done by the previous business, and they were only in the building for 12 years, so most likely not asbestos, since they stopped putting that in tile over 40 years ago

Your channel now has both of my favorite things in the world! Cars and Buildings! Meanwhile, if you plan on using it for your cars (which is not a good idea considering the nice location) you should consider redoing the floor first or even if renting it out to a car dealership. It is a good purchase! Great for renting out to someone or maybe even dividing the large hall into two separate spaces with separate facades.
So what's the latest on the Commercial building? Got a tenant that's paying for it? What's you future plans for it? I'm guessing if you had sold it we would have seen a video on that?
DeLorean owner here. The reason DeLorean owners haven't swapped the Alpine engine into their DeLoreans is because that engine is very very hard to get in the states, and it's cheaper to put in the modern Eagle Premier fuel injected even fire 3liter PRV which could readily be updated to get more horsepower and torque than an Alpine turbo.

90 years old... amateur... I started off with a 151-year-old building that had been abandoned for over 20 years. But I am always excited to see someone who is saving old stuff, cars, buildings, etc... good luck with this project, I've seen this building several times as my aunt lives just south of Newton.
If you can keep the electrical as is, then changing out the flooring (checking for weak spots as you go), it'll be tough to get that done for under $10k. Outside repaint and patch would probably be the biggest bang for your buck.
No need to change the floor. Fix the sagging areas, but I've seen a lot of comments calling for a concrete floor & that is totally unnecessary. Wooden floors can hold a lot more loadwise than most people know, apparently.

Construction codes of light commercial are NOT built for 1000Lb (450kg) of each tire on a tiny patch of floor. Warehouse floors are made for that heavy load.
With the old garage foundation that close to the addition, I wonder if that house belonged to the original grocer that put the store up? If they were one lot at some point?
In the last episode I wondered the same thing: there's usually a set back on all sides of a property. They didn't show the garage footprint then........
Be aware that those "linoleum" floor tiles or the glue underneath could contain asbestos. Please look up floorflex to find more info. Its my job to look for those kind of things and other building pollutants ant to plan the necessary remediation works, and I recognized the distinctive look of those tiles. Please let a professional look at that floor if you like to remove it!

Coming from a flooring professional it looks like you have 2 layers of 3/4 plywood with. 1/4 underlayment with vct on top you should remove the vct and 1/4 underlayment and put down a new layer of 1/4" ply and a 5 mill thick glued down lvp with a 20mm finish

This model was the last model before the long hiatus from early 90's to 2017 .
Alpine has comme back now with a car that is unanimously praised and a love letter to the original Berlinette.
Instead of chasing ridicul high power, it stay with its original idear : a car as light as possible and above all fun to drive.

I wholeheartedly support your choice of Alpine GTA for CarTrek! A car we were supposed to get in the US, but the Chrysler buyout of AMC nixed that.
It didnt meet US crash requirements. Its a very weak car, Center steel spine chassis, but entirely Enduraflex body and floorpan. I have one, and you would not want to be in a crash in one...
Be careful with that flooring, as vinyl tiles that break/snap were often made with Asbestos.
The textured ceilings too.
Absestostiles are only dangerous if filed or ground up to be made airborne otherwise it's safe
the floors aren't that old, Loewen Upholstery redid them with all new tile and plywood when they moved in in 2010, new asbestos flooring installation was banned as of 1986 (and production of vinyl-asbestos tiles had been phased out a few years before that, with manufacturers given a few years to use up inventory)

You generally don't jack up sagging joists, you pull up the floor and you sister in new joists to level between the high points. But if I were you I'd consider pulling out that floor and replacing it with a concrete slab so the building will be more useful to you, it was pretty cheap to buy after all.
@@kurtlamprecht93 Real estate is not like cars, it's an appreciating asset. Every dollar spent intelligently will see a return, either in rent or in additional equity/value. I don't know their local real estate market but $75k for a building that size is incredibly cheap even in my Midwestern town. The fact that it's a relatively attractive and interesting building would tend me towards properly restoring it, especially if it's in an even remotely viable area for restaurants or retail.

In the UK it's not possible to open the cover of a disconnect with the switch on and impossible to close it with the cover open; I am very surprised that it isn't the same in the USA

There's no way that foundation, sub-flooring, electric, and plumbing passes inspection. $60-70k price at least to get that building up to code and rent-able standards. The Federal Pacific Electric disconnects needs to be replaced immediately. Add in in extra $30-40k for the near certain lead and asbestos abatement that will need to be done on those VCT floors, walls, and insulation.

As for the disconnects, they don't need to be replaced, just removed since there are no meat coolers, walk in freezers etc in the building. Next you're going to tell me he has to install a sprinkler system lol.....

Don't replace that A/C unit until it has a failure like a freon leak or compressor. The old ones a built way better than the new ones.
They’re far less efficient than the newer ones, though. The energy savings alone can often be enough to justify a newer unit.
@@MrSteelPeddler Including their more frequent replacements? Not the same, I know, but we have a really old fridge, it might not be as energy efficient as the one in our family's house up the road but they've had to fork out for at least 3 if not 5+ in the same time ours has just kept on working.
@Jon V. I'm an hvac teck in South Florida. Yes maby less efficient but will out last new units by far. Do not expect to have less problems with a new system. Two and three old units and springing leaks in the coils due to how thin the new aluminum coil design is. Ecm blower motors dropping like flies. Matter a fact I just replaced a ecm motor on a 4 year old carrier about 45 min. Ago. Cost them about $640 system put off warranty and I am cheep. Warranty on commercial properties is only 1 year.
Sweet !!, an Alpine GTA 2.5 V6 Turbo. I have one also, in silver. A 1988 version. Very highly under rated car. I have the boost turned up just a little in mine to 0.9 bar and its an absolute hoot !. They should be 0.82 bar standard for reference.
FYI It was the most Aerodynamic car in the world (0.27) when it came out in 1985, until 1991 when the EU GM Calibra came out and took the title.

@@kurtlamprecht93 You really cannot push the PRV any harder. Its about at its limit at 215bhp. But it does 0-60 in just about 5 seconds given it only weighs 1000kg. So yes its quite fast. Gets to the 155mph limiter rapid.

I just put a new HVAC in my home that's the same size as his building (3,500sf) and it cost me $17,000. When he said $5k, I burst out laughing.

The water coming in the door could need more than a new gasket. look at the water flow when it's raining and see if street drains are working. Also consider that the earth/sidewalk can heave and the street in front could have been resurfaced by adding height to the previous layer. Done a few times, or more can be enough elevation change to adversely affect water flow. Also my experience that if the sidewalk/drain/street can be fixed by myself (like when no one concerned might be around), I just do it. Oh, go ahead and check the roof drains and down spouts too. Tyler before you start parking cars on that floor I would buy a few hours of a local structural engineer's time to run quick calcs for you on how much load the floor can take. It should be pretty easy for them with the hatch to see the supports below the floor.
Indeed. However, keep in mind, at one point a 20 foot meat freezer was on that floor, full of tons of meat. Even if that was 30-40 years ago, it probably can still hold a huge amount of weight. But yeah, best to have it all inspected, considering there was a roof leak at one point in the past, and maybe multiple leaks over the 90 year history. Have a suspicion that most of the owners over the years just did bare minimum to keep up with maintenance and only the additions are in better shape. Why didn't they not pour concrete 90 years ago, was it just not as popular for large floors? Or buildings this size?

My professional opinion is to demolish the building and replace it with a semi prefab structure (similar to the wizards building). Bigger initial investment but a $ saver in the long run. Plus you get the opportunity to lay out the interior to your liking.
Plus with a nice, SAFE concrete floor, you can always use it as a showcase/showroom to sell some of your collection when you upgrade/grow tired of a vehicle. Or open “Hoovies Hooptie House” as a museum/showroom, showcasing your collection and some memorabilia and interactive displays. Charge an admission and your wife can manage it while Hoovie is scouring the country doing CT, his MT show and looking for more channel content!

That sink location is a code violation. That service is 100 Amp, 2 100 amp poles, single phase. Pull up the vinyl tile(have it tested for asbestos!!!!)and the underlayment. any rotted plywood, if there is any, the joists underneath should be checked for rot.

From what he's said, the tile was done by the previous business, and they were only in the building for 12 years, so most likely not asbestos, since they stopped putting that in tile over 40 years ago

Your channel now has both of my favorite things in the world! Cars and Buildings! Meanwhile, if you plan on using it for your cars (which is not a good idea considering the nice location) you should consider redoing the floor first or even if renting it out to a car dealership. It is a good purchase! Great for renting out to someone or maybe even dividing the large hall into two separate spaces with separate facades.

DeLorean owner here. The reason DeLorean owners haven't swapped the Alpine engine into their DeLoreans is because that engine is very very hard to get in the states, and it's cheaper to put in the modern Eagle Premier fuel injected even fire 3liter PRV which could readily be updated to get more horsepower and torque than an Alpine turbo.

If you can keep the electrical as is, then changing out the flooring (checking for weak spots as you go), it'll be tough to get that done for under $10k. Outside repaint and patch would probably be the biggest bang for your buck.

No need to change the floor. Fix the sagging areas, but I've seen a lot of comments calling for a concrete floor & that is totally unnecessary. Wooden floors can hold a lot more loadwise than most people know, apparently.

I manage over 700 units of real estate in southern California and my crews and myself have completed 134 ground up remodels including residential, commercial, retail, and industrial properties. Also, this year-to-date alone, I have sold over $10 million in real estate. I think that qualifies as some knowledge in real estate no?

Of cause if you know the reason and are able to do something about it, it can be fine. But my guess is, that Howie will need to invest at least the same amount he just paid, to make it acceptable for any decent tenent.

Construction codes of light commercial are NOT built for 1000Lb (450kg) of each tire on a tiny patch of floor. Warehouse floors are made for that heavy load.

Be aware that those "linoleum" floor tiles or the glue underneath could contain asbestos. Please look up floorflex to find more info. Its my job to look for those kind of things and other building pollutants ant to plan the necessary remediation works, and I recognized the distinctive look of those tiles. Please let a professional look at that floor if you like to remove it!

Coming from a flooring professional it looks like you have 2 layers of 3/4 plywood with. 1/4 underlayment with vct on top you should remove the vct and 1/4 underlayment and put down a new layer of 1/4" ply and a 5 mill thick glued down lvp with a 20mm finish
