The property market grows at a reasonable pace of about 10% to 15% yoy. So you too should expect this appreciation. At times the growth is more bcoz of the sudden development of infrastructure in that location, so if you are lucky can get better than this.
Imo , if u have funds ,go for Fergusson road or JM road...the true posh CBD and heart of the city ...u cannot go wrong in this area...no matter how much outskirts expand ,the central business district (CBD) will always be the same ...

For lesser amounts you can also consider developing areas like Undri - Pisoli, Phursungi, Ambegaon, Dhairy, Bhugaon, Wagholi, Dighi, Punawale, Ravet, Moshi, etc.

Hey Subhash, the Keshav Nagar / Mundhwa areas are promising. Development in Keshav Nagar has been happening for about 2 decades but the infrastructure was weak till recently, which now is being made to cater to the needs of residents in that location. With the proposed Kharadi Keshav Nagar River Bridge, this will be a location to look out for. Yes Godrej is doing some good things there and has proved to be a good buy.

Preleased property is the one which is already leased out to a Tennant and when the new buyer purchases that property the rent agreement is also transferred to the new owner and he starts getting returns from day one of such purchase. I will be putting up a detailed video on this subject soon.
Yes for sure. South is by far the best location and appreciates the last. Same in case of South Mumbai n South Delhi. Unfortunately, the infra here is weak which has hampered the development. But now it will pick up much faster n bigger. I started from south and still have one of our offices.

Yes it can be a good investment. But keep in mind various factors such as: 1) Location has to be promising and your land must have decent access road. 2) Complete the paperwork against payment. Use a good lawyer’s services. 3) Take all precautions to secure the property physically by putting up a fencing compound, your name board, and safeguard it till you hold it. There maybe a cost to do that, but it will be worth it. Hope this was useful.

Investments in Punawale are definitely better bcoz of the infra and its proximity to Hinjewadi and Mumbai. But for a little longer horizon Kharadi Manjri is also promising. It all depends on your entry price, project, developer, etc.etc.

What is a pre lease property. Is it possible to take a lease of a new property in Pune.
Preleased property is the one which is already leased out to a Tennant and when the new buyer purchases that property the rent agreement is also transferred to the new owner and he starts getting returns from day one of such purchase. I will be putting up a detailed video on this subject soon.

Yes for sure. South is by far the best location and appreciates the last. Same in case of South Mumbai n South Delhi. Unfortunately, the infra here is weak which has hampered the development. But now it will pick up much faster n bigger. I started from south and still have one of our offices.

Hi Sir, if I have a horizon of 10 years than is it a good idea to invest in gunthavari land with price 4-5 lakhs/ghunta.
Yes it can be a good investment. But keep in mind various factors such as:
1) Location has to be promising and your land must have decent access road.
2) Complete the paperwork against payment. Use a good lawyer’s services.
3) Take all precautions to secure the property physically by putting up a fencing compound, your name board, and safeguard it till you hold it. There maybe a cost to do that, but it will be worth it.

It’s a good project, the 2nd township that side after Blue Ridge. Prospects of that location are promising, bcoz of Hinjewadi and its connectivity to major roads.

Manjari is a good developing location and pretty promising. While I won’t be able to pin-point the project but Godrej is fairly okay to trust, though their performance at Undri has been a bit below expectations, barring this they have been good in all other locations. So I believe Rivergreens too shall be a good project.
