Sarjapura road is the most unlivable zone in Bangalore. Roads are horrible, no water and no proper power supply. Localities of many villages on this road kind of own their territories and view others as outsiders. Popular for wrong side driving and road rage. It will take 1 hour to cover a stretch of 6 kms on this road. The real estate mafia creates a hype about this road for their advantage.
I agree with traffic issue but haven’t faced other issues, I have seen videos of road rage and thankfully hasn’t happened to me. What I liked the most about the area is less pollution and greenery(not towards HSR, towards Sompura gate)
Sarjapur road does have its advantages in terms of location. My wife and I stayed off Sarjapur Road (Hosa Road) for 6.5 years and were able to cover offices in Bellandur, EC1, HSR, Sarjapur Road. Also, if you are out looking for a luxury property like a villa, Sarjapur Road has the space. And is more convenient than Kanakpura Road or the Airport area. We haven't faced a water crisis, but it was mostly tanker water in our apartment, and now it is borewells. But that's true for any area in Bangalore like Whitefield, EC etc. Only Central Bangalore gets Cauvery. What you say about the condition of the roads, is true to an extent. But then, in Bangalore, apart from Central Bangalore, I don't think the infra is great anywhere. Even Koramangala has hopeless roads, and half done construction is everywhere - whether it is the Dommasandra flyover or the Ejipura one. BBMP is a misnomer for civic apathy. We pay the highest taxes, whether it is houses, cars, or liquor, and end up getting nothing.
One request to Karnataka govt. Please First try to maintain the existing road make it drivable condition then think about metro corridor otherwise next 5 yrs the city will be unhabitable. And please don't mislead people as we don't when metro will come in Sarjapur.

What about it parks in Sarjapur road , with that much residention appts coming this area require heavily IT parks. There are no such projects there....
Even village roads are better than sarjapur road. Most of road rages happended in bangalore will be from sarjapur road and many constructions are going on and you can find that area is full of workers, labours, etc.
Sarjapura road traffic congestion its gets reflected to nearby surrounding areas because of village road not the wider road it is like a hell to leave in that area even if you sell the property need to find buyer will be difficult it is not for investment
I stay in Sarjapura - Sompura gate. Except for the traffic I have not faced other issues, pollution wise the area I stay is probably the best area, zero pollution with plenty of greenery around and water from panchayat.

Most overrated suburb in Bangalore , zero infrastructure, no proper drinking water and drainages , high density traffic , non existent footpath and proper roads , area is not under bbmp , please avoid sarjapura
There are very good areas, trust me I made a very good decision buying a plot here. I bought a plot for 1800 per sqft in 2020 near Muthanalluru and now it has appreciated to 3200. I’ve been living for quite sometime and this area is better than most places, with no pollution and calm place. For investment I would suggest buying plot anywhere around Sarjapura area and for sure the returns will be good.
