    I was reading an article today about a guy who built in Bali. His advice was to go slow, do due diligence and only go with real estates, builders and contractors who are referred by word of mouth, do not go with anyone new. He wrote that 60 percent of people building run into difficulties. A lot of stress, legal problems with a local neighbour and 2 years later he finally had his gorgeous home. Its not as easy as it's made out to be. He also said there are a lot of ex pat scammers in Bali, don't trust anyone who meets you and starts talking about investment opportunities.

    GREAT VIDEO MUZZA.....IT ALSO TIES IN WELL WITH THE MOVING TO BALI SERIES......
    I AM NOW LOOKING AT ABOUT
    4- 5 months BEFORE GETTING BACK TO BALI.....
    A LOT OF PLANS FOR AN NEAR FUTURE MOVE AND WANTING TO START SOME SMALL BUSINESSES.
    SO WILL BE HITTING UP FRANK AND MONIKA.......IM GONNA NEED THEM FOR SURE.
    PROBABLY A 18 - 24 MONTH TIME FRAME FOR SEMI PERMANANT MOVE.

    Never thought I'd go back to bali was living in 1979 only push ,bikes and the odd mother bikes n going there but got to crowded, but getting to old to surf ,,maybe but am 67 now ,and you're swinging me around. Hopefully catch up 1 day for Bintang or6 my shout❤😊

    1 are (100m2) freehold land can cost up to AUD 200,000 in Canggu these days.
    It is a pity they no longer can afford a proper garden and setbacks due to the exorbitant land prices. Now they all end up living wall to wall in concrete boxes located on old rice fields. A far cry from traditional Bali.
    I'm renting a villa near Sanur build by a local:
    250m2 land, probably worth total AUD 200,000 if freehold sale
    250m2 villa, medium standard, 4 bedroom, maid quarter, garage, pool, bale that cost total AUD 150,000 to build 3 years ago
    Villa has proper setback (villa walls 1.2-1.5meter minimum away from perimeter wall)

    Great video mate. Would love to build a dream villa in Bali. Selling my house in The Netherlands and will have around 330,000 Aussie to spend. Would want to live close to the busy area's though.

    We purchased 5 ARE in Tulumben from our Balinese friend who subdivided his property. We own it outright without lease and have a contract in place to secure. It overlooks Mt Agung with westerly view sunsets, and the ocean to the east with sunrises. Tulumben is renowned for diving with a ship wreck (USS Liberty). Amed is 10 drive. There is no traffic and it is truly a majestic place.
    We have preliminary drawings in place and our Balinese friend (Tulumben is his village) has all the local building contacts and has supervised many builds. Our circumstances have changed now and unfortunately we don’t think we will be able to fulfil our dream to build on our 5 ARE (we purchased it pre-covid and now our circumstances have changed 😢

      I have over 30 are from nearly 20 years ago I built slowly from scratch over the years have 2 house on it, it's in my wife's name a lokal same with the vehicles.
      I've been through a lot of experiences with building and sacked my fair share of tukans and coolies.
      We are 100% good with all the procedures etc.
      From your post that comes across to me as very dodgy and you've probly been done like a dogs dinner.

      Beware of the smiling Indonesian/Balinese ....oh they won't rip us off we like family hahaha.
      Be aware...thousands of people have gone back to their countries with their tails between there legs over time

      I have already done a few long term rental places in previous videos. Prices don't vary much for the locations

    Do you know if the ground floor internal walls are load bearing?

      Almost everything here is cement block construction, no timber frames so I would say yes it would be load bearing

      I have a Indo's friend who is a builder/architect, the construction is bit different to Australia, they use all brick wall with cements or blockwall with cements, even the internal walls, unlike in Australia where you have brick or block on perimeter walls with cavity and timber studs internally, so yes its load bearing.

      there is no cavity on external walls and usually no damp proof course.

    But as an Aussie, I believe I cannot own land. As you say, I can lease the land and build, but after 20 or 30 years, the ownership would revert to the landowner, or I would have to knock it down and build elsewhere???

      You can get an option to extend or renew.
