  • In 2 days we have converted a block of jungle in Bali to a level building block.
    Its early days but we can now get the engineers in to help us design a great place to live with enough room for some additional guest accommodation.

    My kids live in Bali and going though the same process as you. A lot of greasing of palms to get the land rezoned. As my Indonesian daughter in law says, nothing is free in Indonesia!

    Hey my bro,remember I sent you my Aussie mate number that lives there,and is married to a beautiful Balinese lady like your beautiful wife,they have built many villas in Bingin,had alot of trouble with builders,but finally got a good one,I think you need to contact him for your build,he has built down the cliff face of Bingin,if people know,many stairs to get to the bottom,but worth every step,the builder is a slope specialist,anyway I thought it might help you beautiful people that I call family.❤

    Have you considered building a steel framed house, bolted onto piles, suspended above the ground level, allowing it to be suspended over the steep drop? That also puts you into a different category of build permit, because being bolted together, it is classed as knockdown. A number of top Bali architects are building this way...? Built in the factory, assembled on site.

    And absolutely right, get the site cleared, leveled and then you know exactly what you have to work with and that extra 30 m2 can be so much more useful than you think at the time.

    Really good having Ketut and family right there...they can keep an eye on it without you having to check on it every other day.

    Good point Muzza.....yes you buy your land to build on, but being aware and generaly suveying the surrounding
    land and even the properties that have been there a while, can give you more reassurance and knowledge of what will happen in different seasons.
    Video just about to finish......and the plot is looking better every time you swivel the camera around

    You could look at building the pool along side the creek, where you need to put the retaining wall in. on another note how hard is it to find those smaller building blocks for in the price range that you've mentions in previous videos. because when you price them on the real-estate sites they cost a fortune.

    Good on you muzza, well done to you mate! that's a great piece of land , sounds like you nailed a good buy. Will need loads of fill by the looks of it ,but all part of the fun.
    From my own experience the problem with purchasing by the river and runoffs is not the rise of the water in the wet season but future up and downstream developments and projects in the area with their runoffs and building designs. Happend to a place I had in pemogan in 2004,the river became a swamp because of a hotel development that took full use there land title basically building into the river restricting water movement. Like you mentioned you have a few metres of your title in the river so you can only imagine a big money investors doing profit builds.
    Still looks amazing mate 👌 can't wait for this series to unravel🎉

    In America it all depends on where you are building. Like in Hawaii or New York you need all kinds of permits and have all kinds of restrictions as to what you can build. Other places, like in rural USA there are less regulations and restrictions. Urban vs rural many different things to look at as I’m sure in other countries you would have many regulations and restrictions as well. In Bali it will take more money as an outsider to build in Bali and lease for life sounds better than marrying a local or creating a corporation company to build. The government could change regulations on you and you would be screwed if you are a non-local.

    I grew up on a farm on a massive slope. The house was in the middie of the slope. So, when it rained, not like Baii rain, we'd wake up with all sorts of slimey bugs at our back door. Aren't you best to build your house as high as you can on the slope maybe with stilts, like north Queensland? Although, I'm not sure how that would go with earthquakes in Indonesia?

    Prices are so crazy in Bali now, particularly for accommodation. We were going to rent a small 2 bedroom home for Rp35.000.000 a year, last year. Owners are Australian husband, Indo wife. But sadly we were out-bid. It used to be easy to find a kost (only for locals) for Rp500.000 a month. Now it's at least a million a month. I seriously feel that westerners should not stay in kost, particularly since local people are being out-bid by them, sad 😪
    We're currently waiting and hoping the current tenants leave their accommodation in Sanur at the end of November 🙏🏼 Then we'll start by permanently renting a 2-storey place with shared pool and shared kitchen for Rp3,5 juta per bulan, central Sanur 🙏🏼

    I have lived here for 22 years. I have built 5 villas and am in the process of building 4 more and 4 apartments. Builders are scarce and low quality, so be careful Muza. It’s the best ROI I have ever seen . The market is booming mate !

      Careful. And top job. I'd be concerned about the Indo government talking about bringing in a moratorium to stop the build of new hotels, villas, restaurants etc for 2, 5 or up to 10 years. Please plan for that, if it happens 🙏🏼

      They are talking about it and it may not happen when Bali government is involved. For Bali government, money takes precedence as you can see for yourself with the condition the island is in now. I know they want to slow building villas, hotels, etc but it may take a long time because the country relies on tourists money for everything because they don’t have any natural resources like: timber, oil, gems, natural gas etc, etc.

      That's the best advice you can give! Building in Bali is a nightmare very few people would be prepared for. It would be normal to expect to fire and replace the building crew up to 4 or 5 times. Any site must be supervised in person on a daily basis and cctv is an absolute must to make sure the materials aren't being stolen by locals. NEVER attempt to achieve a high standard or fine finish design. To Indonesians smooth cement render finish means a rough finish and straight means curved. Be very flexible and prepare for endless F***ups and headaches... Been there done it, never again.

    Really excited to watch your build from ground up. One of my Indo friends builds villas to rent out. Last one cost ~AUD80,000, all up. Rent per year for the land of 2 are, ~AUD800 per are. Prices have gone up now though.
    One piece of advise Muzza. You ALWAYS need someone on-site when the local workers are there. Will set you back about Rp100.000 a day. You give that person direction as to what is supposed to happen during any given day, and that person will sit from morning to finish of work, to ensure it's done. If you're interested, my hubby could do that for you, during your build. Yep, a plug for my husband too, but it's truly something I think you might want to seriously consider. At least for the days that you or Fi can't be there xo

    Not everyone has $150,000 AUD or USD to build a home. It’s an ideal location but if I die, my family would not be able to inherit it and do whatever they want or keep it and pass it down generation after generation for like 100 years like in our own country:USA.

    Hey Muzza not yet met but as with Aus put some drainage in there's going to be a lot of water, French drains, Ag drains whatever but the water will wreck the retaining if you don't, if I'm telling my granny how to suck eggs....soss mate....Hughsey

    Muzza, it all works well if you really young, but for myself at 66 it would be ludicrous to invest any type of bulk money into something l would never get a return with. I wouldn’t be interested in a Balinese husband as the one l have is still very much alive. You have a younger family and your wife has a young son who can inherit your house one day.
    I am loving your videos on this huge project, thank you. I love the fact that you have a river at the bottom, you will need to go upstream and make sure everyone is keeping the water clean and not using it for sewerage.

      I agree, it wouldn’t be wise for an older person in their 60’s or 70’s to build in Bali unless you have money be throw away. If that old, it’s best to just rent and keep your nest egg for a real emergency.

    Soz, what do you mean when you say: "You are allowed to make investment income, but you're not allowed to work." Please, what exactly do you mean by "investment income"? Some visas will not even allow volunteering. And if you're considering eventually renting out the second dwelling, I'm assuming that is only possible because it's all in Fi's name, yes? Otherwise you would need a PTMA (?), and pay Indo taxes? Sorry, lots of questions. I'm so keen to emmigrate to Indonesia.
