      @@wernerdanler2742 they are Pine Nut trees, also known as umbrella Pines and the delicious pine nut grows on them. They are a very revered tree in Italy and grow mostly closer to the coast. They are all over Rome and are very architectural trees. I think they’re beautiful 💚🌳

    That's €310,000 less than my guess. That's seems like incredible value. Even if that small damp area in the most unused part of the house needs sorting, everything else is just SOOO good.

    Ciao Marisa and David, I have to start with the price, 690,000 Euros. I almost fell out of my chair, are you kidding me. I was expecting to hear the word "MILLION" ok on with my comments. "Bellissima" the Palazzo is magnificent. For everything it offers and with furnishings. Then there's the garden, the olive trees, the fruit trees, the parking, and the " VIEWS " and in Toscana.     Having such a wonderful property why would one want to sell it??? Owners getting up in age? Taxes too high? Wanting to invest in a winery elsewhere? This is absolutely a beautiful home with more potential. My only issue with old homes up in Tuscany is that one has to travel through bedrooms to get to other bedrooms. The home WILL need additional bathrooms to accommodate all of those bedrooms. This would be perfect for a large family with young children. Imagine, trying to keep track of them in a home this size.

      There are a million and one reasons why people sell their properties, regardless how beautiful they are. I have owned 14 properties and sold them all except for my present home and I loved them all. Circumstances change and life takes turns.
      In this case it is age related.
      Apart from obvious upgrades, this house is architecturally as it was in the 1700s, therefore ensuites didn't exist and rooms were often "enfilade" or in a row but this has 3 very separated bedrooms and 4 upstairs that could be seen as suites or family rooms (parents & children) of a holiday situation.
      The other rooms can be configured for use however you like and there are obvious spaces for ensuites and extra bathroom/kitchenettes if need.
      The property is liveable immediately and is so comfortable and beautifully furnished, so further works could be done without impeding on those already living there. I've worked through a lot worse in my past renovations and this one seems very doable to me. This is a perfect multi-generational house with so much scope! I just love it and if I was younger, I'd take it on in a flash! :D Thanks so much for watching and your great comments! Much appreciated! :D

In my early youth I worked in construction with my father and later received a degree in Architecture, have designed a few homes in my past and have worked many early 20th century Victorian style homes remodeling them. After retiring in the States moved to Crete and built a home here but I also have a multitude of rentals and manage a few more. Bringing them up to date is a challenge considering the "Architects" here had no sense of designing condos. The engineer here did not even follow my plans for my home but I put up with it. What bothers me is that individuals claim to be masters in various trades but are far from it. Hopefully things in Italy are far more different and for the better.

      @@Subgunman fortunately in Italy the “ancient” trades have been handed down and masons are true artisans. We are having work done on our home at present and although small, they are doing each project with care and skill.
      Architecture and building are ancient arts Italy and in general, you’ll find they are very skilled.
      Italy has always been famous for its design and architecture. Of course, there are always exceptions but I have more faith in these builders and architects, than others elsewhere. ♥️🇮🇹

      @@talesfromtuscany back in my home town in the States our church decided to build a larger church for our community they made the right decision on hiring a company that has been in business for considerable years. It is an Italian owned company specializing in brick masonry work. Bottom line after the new church was completed it won an award for the best brickwork in the region on a new building! The details were immaculate! I know of another mason back in the states and he too is from Italy and very talented as well. When you have tradesmen whose families have carried on with the trade it becomes a part of the family name and history. As with Japanese culture one does not want to defame the family name and reputation. The same goes for many masons in Italy as well as in Germany.

    I am sorry but I find it quite difficult to assess the actual layout of the property because you start the video sometimes when you are actually in the room,. They are wonderful properties, would you be able to do a continuous video?

      I'd like the sellers to realize that I'm far less likely to inquire if I don't have an idea of the asking price. I like to do business in a very upfront way.
      I am amazed by the incredibly low prices I am seeing, but I don't like to make an inquiry to find out it's not in my price range.

      Seems like great value & it has some wonderful original features. Love the frescoed walls, stone stairs, ornate plasterwork, cast iron radiators. I'd imagine you could divide this into perhaps 6 or 7 large luxury apartments then the asset value would be huge. Small village yet close to many attractions including Pisa & Pontedera for trains to Florence. Very well presented Marisa (as usual). ❤️❤️

    You do realize that the old rope light switches are fire hazzards? "'Perfectly functioning" kind of doesn't make me feel better about the wiring.

      Not necessarily. In italy, to maintain the authenticity of a building they have modern versions of the rope style wiring and I even have them in my home, which was totally rewired.

      If a buyer is interested, the geometra does a thorough check to make sure that everything is within safety standards. This is a very well maintained, 300 year old home but there will be work to do, however it is lived in and has had many upgrades that are non apparent in my video.

      As mentioned in the final screens of the video, there are 4000m2 of land which is approximately 1 acre. This is a village property, so that a significant parcel of land inside a village.
