    We use a big sheet of plastic to throw materials onto and it’s really not hard to put it into a dumpster.. but bought my own roofing materials and hired 5 guys from a halfway house (paid them $40/hr) and rented most of the tools .. total cost was $8000 for the dumpster, materials (shingles, roof felt, two pieces of wood board, roof glue, rented 3 nail guns, three air compressors, staples and roof nails, 4 staple guns, and labor) for a one level roof that is 1825 sq feet. Every single one of the guys I hired had done a roof before which I didn’t expect. To prepare I had spoken to guys at Home Depot, Read a how to manual, watched many RUclips videos, and took pictures of how it was done before so I could basically copy it. The lowest quote I had received in 2023 was for $20k. The materials quote was double was I paid and I bought the exact same brands. I did not buy materials from a wholesaler and thought buying wholesale meant you pay less. I thought materials markup for contracting companies was usually 20% for having to load and drive things to the site. Truck depreciation etc. That’s understandable… but materials for double? WTH! And I’m going to say they do not pay their employees more than $25/hour at most so I don’t understand where the costs are coming from other than greed. I highly recommend doing it yourself with buddies especially if you start with a roof that is still holding up, isn’t very steep, and isn’t complex in shape/structure. Be sure to understand city codes and follow them before you start. It wasn’t hard to understand how to do it. The actual work is hard yes because we are lazy a holes

      IN CALIFORNIA FOR MY MANUFACTURED HOME THEY WILL NOT GIVE PERMIT UNLESS YOU GET A LICENSE TO STEAL CONTRACTOR, WHO WILL GO TO THE HALFWAY HOUSE AND PAY MIN WAGE

    You should have seen the GAF big wigs face when I asked during a recent training the exact same question you have. IS THIS PRICE FIXING????!! His eyes lit up so fast and this was the answer. "GAF raises their prices independently and then the other manufacturers raise theirs after we do" huh uh....sureeeeeeeeee...
    They gave me a 10$ starbucks card for asking questions and participating. Then they tried to pitch me on using their credit card payment system that takes 3% off the top and he told me to just raise my prices to cover the cost. Great advice.

    Price increases are somewhat expected. However for Senior living on fixed incomes puts many of us a quandary. I have a 17 year old roof now. I need to have the roof inspected, but I'm hesitant due to finding a reliable person to do so. Anyway perhaps I could make a few repairs if needed. Little wonder why new homes are so expensive.

    The lowest quote I got this year was $28k and this is including removing my solar panels and replacing them highest was $34k plus an extra 6-7k to remove solar panels

    Makes sense. One bundle of crusty old GAF shingles is about $40 at my local Lowes.

    I am 65 yo retired welder and just finished re-roofing my home by myself. My home is 2800 SF total, 2000 SF add-on to original 800SF 1939 A-frame with a valley in between and another gable out the back(another valley). I already had nail guns, small compressor, box of roofing nails and project took me about a month. I prefer to support small businesses but I bought all the materials from Lowes. I got estimates from smaller roofing suppliers but costs were same or more than Lowes and they would not offer any discounts or price match. As a veteran, Lowes always gives me 10% plus if you buy an entire pallet you get 10% more for 20% discount. I backed my 14K dump trailer up to my back door which is about 7' high, threw used shingles/decking into, 4 loads to dumps and I believe total was near 8K pounds. Then I picked up 3 pallets of shingles(about 9K pounds) plus: decking, ice/water shield, underlayment, valley flashing, drip edge, gutters from Lowes. Lowes will not put shingles onto roof so I backed my trailer up to 7' roof and made a stairway with shingles up to roof. I had a pallet left over and working on re-roofing my shop now but will have to carry shingles up ladder onto shop roof. I spent $7K on house roof and have a pallet of roofing left over for shop roof. Total cost by roofing company would have been over $40K. I would recommend having a harness, retractable lifeline anchored to trusses. I had several on house and shop so I can move around safely

    My roof estimates vary by 500 sq ft 😢 Who do you trust. Now I need to learn how to do a take off to see who's is correct.

    Finding a honest roofer is very hard to find 🤑 cost in Maui due to Pandemic and then the fire has msde Many out right thieves 😢

    SO MY HOME HAS A SIMPLE ROOF 1404. IS MY SQ.FT. THEY GAVE ME EST. 15,000. AND DIDN'T TELL ME WHAT WAS MATERIALS CHARGE JUST $1000. DOWN AND HALF WHEN THEY RIP IT OFF THE REST AT END? IS IT OUT OF LINE TO ASK FOR DETAILS MATERIAL COST, LABOR , TAX AND OFFICE?

      Wendy, you are being targeted by thieves. Any reputable roofing company will give you an estimate for ENTIRE job. You can figure out yourself the square foot of roof and depending on where you live what materials are REQUIRED. Extra costs after roofing material is removed such as for rotten decking but that should be part of the estimate

      @@KenPrice-vj6ih so now the hud took over all manufactured homes and will not give permit without proof of all taxes and insurances paid so hiring help is out of question

      I didn't see your previous comment that $15K was your estimate but your estimate must be in writing. I put a new roof on my manufactured home a few years ago. I am 65 years old and did all the work myself and is not difficult. My only costs were material.

      @@wendycarlson1801 If they gave you a written estimate it should include details of all materials. Many horror stories on RUclips of thieves charging for work not performed and price is increased after work is complete. If not paid they intimidate the home owner until paid.

    I got estimates in 2021 knowing I wasn't in a rush to get my roof done because it's in pretty good condition for a near 30 year old roof. Also, the shingle I wanted was out of stock and they couldn't get them. The roofer said you should just do the roof done now before inflation. Little did I know this guy was 100% correct. In 2021 my roof would have been $2000 less. This shows on all the estimates then and now. oh well, I have a choice of any color I like now but it will cost me big time ;)

    Why would asphalt shingles be going to a landfill? Shouldn't they end up in a road somewhere? Sounds like they should be paying me for providing that expensive material for the next road job.

      You would think that would be a good use for them... In Colorado, we're not allowed to recycle them. In many other states, there aren't any places to recycle them.

    I’ll wait , where we are new homes and resales are almost to a halt and roofing shingles have only gone up $2 a bundle in the last two years.

      @@homesteadroofing Could be where you're buying , I follow the prices at Home Depot and lowes .Then again roofing is a guaranteed business ,every week in my gated community I get a knock on my door asking if I would like a free roof check followed by if you need a roof we can get insurance to pay . They leave out the part where your insurance goes up $300 a month for that free roof you didn't need or they refuse to pay and then say you have 3 months to replace your bad roof or we're dropping you .Either way a roofer gets the job at that point .

      @@carricmcdonald8319 No , my brother had a roof issue and put in a claim and it was refused and he was told he had 3 months to replace his roof or they would drop him off, so he replaced his roof and dropped them because he couldn’t be bothered going after them. My neighbor 3 blocks away had a new roof installed after roofing salesman came to her house . They replaced her roof and when her policy came up her insurance went up $300 a month. These are people I personally know . Were older people and unfortunately well pay more out of convenience.

      That varies depending on the part of the country. We're generally higher here in the Rocky Mtn states.

      You may not be able to find a reputable roofer who will want to do that.

      Yeah, roofing companies typically wont use materials you buy because they claim there could be insurance issues. There are 2 sides to this dirty trick. Roofing companies charge more for their materials as a way to make more money for themselves.. but let’s say you buy all the standard stuff that most roofing companies use and are used to.. they still won’t do it but in my opinion it’s a slippery slope. What I did was buy the brands of products I found almost every roofing company used by snooping many websites and looking at the brands.. then I called up a halfway house that’s about 10 blocks away and hired about 5 dudes to help me. I paid them $40 an hour (which is actually more than the typical roofer would make in MN) and they requested a cooler of non alcoholic beer. I was slightly surprised that there wasn’t a single one of the dudes that hadn’t done a roof before. We had an 1825 sq foot one level (and not steep) roof done in a day and a half. That was removing the old and in with the new. Only 2 pieces of wood needed replacing. I rented 3 smallish air compressors and 3 nail guns. The cost of the shingles, roof felt, roof glue, nails and staples plus 2 more staplers was around $5k in 2023. The cost to rent a medium dumpster for one week was $500. Total cost for everything was about $8k. The lowest I was quoted in 2023 was $24k and was quoted $14k in 2017. For the same exact materials I used I was told would cost double what I paid and roofing companies use wholesale dealers. Before the pandemic I almost never did anything to my house but stain the decks, wash windows, and fix toilet hinges. Now I do almost everything myself because I cannot afford to hire out. Listen, charging more for materials is a trick used by any company that has to supply materials. If they didn’t use this tactic would the business survive? That’s what I am curious to know.

    What if the roofer sales person say: we will work with your insurance company, you don’t need to do anything, you only need to pay your deductible.
    I said to him: I need to preview your roof inspection report first before submitting to my insurance company. The company my neighbors used them to replace their roof, I think use same company is easier.

      Nothing to do with Biden. We live in a global economy and materials are from all over the world. Labor is finite and people willing to be on the roof in 90+ degree heat (esp. in Florida) is hard to find. Plenty of undocumented willing to work on roofs but our doofus Gov caused most to leave the state. Now we can't find enough guys to do the work.
