    Agar plot bptp sector 70 green oaks mey hai , jo ki DDJAY mey aata hai - toh kya Usmey directly stilt+4 bana sakte hain? Irrespective of road size/ NOC from adjoining

    It's funny that plots with 9m road facing a park will not be allowed even though actual road is 18m plus park. Can't expect so much brains from government

    Agar hum 1.8 meetsr dono traf chode kar banate hai to future me right and left ko hum se permission leni hogi ya nahi

      Without stilt you can only make g+2 but for that also you need to provide parking within your plot or covered area as per the norms.

    Can u please provide information regarding layout density of plots in panchkula extension (sector 25, 26, 27 & 28)? These are new sector developed and may be ppp is higher.

    Since no restriction on plot sizes is there in new policy & only restriction is 10 M or more , can plot owner of 150 sqyd on 12 M road in Trident Panchkula make S+4 ?

      @@manjushasharma382 yes you can make Stilt+4 floors but only have to take NOC from your neighbour plot owners.
      Also if your colonies layout is sanctioned with 18 PPP then there is no requirement of NOC also.
      Noc is only required if your colony falls in a 13.5 ppp model.

    Being owner of 150 sqyd plot on 12 M road , can construct S+4 floors as per new policy
    Thereafter can get floors registered floorwise before registration authority ?

      @@manjushasharma382 you can get the floor wise registration done only if your plot is in a Deen Dayal colony. For other than Deen Dayal minimum plot size is 180 sq yards for independent floor registration.

    For basement ,the policy is 10 mtrs wide OR more than 250 sqmtr ?? OR both the conditions hv to b met

      @@kapillakhwara it should full fill both conditions - plot should be 10 meter wide or more.
      Plot size should be 250 sq.mts( 300sq.yards) or more.

      It's better then to make 3 good floors with basement and sell at same price of 4 as floor buyersmay pay more as they r getting 33% share of land instead of 25% and give terrace and basement rights equally for all 3 ,which may fetch more money per floor

    Sir if both neighber of my plot made a slit+4 using common wall then will i also make slit+4 using common wall ? For common wall any permission required or not ,and any effect on FAR after this new policy tell me ....pl i have 2.64 FAR?
    What is the cost of building plan?

      @@pankajkochhar513 if both neighbour are having s+4 then you don't require noc. No matter of the common wall. You only have to pay the common wall amount at the time of o.c to them. That's all.

    Abhi bhi bahut confusion hai..say if I have Construct s+3 floor..and my neighbour is not giving me noc for 4th floor...then How i can leave set off area of 1.8mts on both side from stilt..jo ki mai pehle hi bna chuka hu ?

    Sir agr my plot 263 gj h , 18 miter road h ,or map phly B+s+3pass kra liya tha or ab hi basement and still parking Ka Lanter dal chuka hu ab 4th floor ksy pass hoga btay

      @@nainyankyadav9723 new policy ke according nahi hopayega as it say minimum plot size for s+4 is 300 sq.yards uske baad bhi aap neighbour se Noc lekar hi basement bana sakte hai. Which is not possible in our case.

    1. DDJAY with PPP 18 and 170 mtr plot but on 9 mtr road. Can i make stilt plus 4 on this?
    2. HUDA sector 12 mtr plot, bot side plots not buiit. Can i make stilt plus 4 on this?

      @@harshlakra1133 1. Ddjay 18 ppp yes you can make stilt+4 floors.
      2. Huda 12 meter. - full clarity not received for taking noc from vacant plot. The clarity may come in a week. 🙏 As per me no need to take noc from the vacant plot owner.

    Ddjay plots at sector 97 are 13.5 person per plot. Does it mean four floors are not allowed

      Ddjay is an exception you can make S+4 but after taking Noc from the neighborhood.

    Builder will buy 3 plots . Make 2 and sell the last one after he builds 2 buildings .so he will not need approval

      yehi to confusion bni hui hai, mera architect kh rha ki basement wale clause me 2 paragraphs hai, first para applies only for plots under clause 3, but second para seems like apply on all plots :-(
      He said we still need to wait for more clarifications.

      @@meraindia5367 you can wait till the map sanction work starts on portal. But as per my knowledge you can build basement+stilt+4 floors as your case comes under 18 ppp sanctioned layout. 🙏

    Padosi say permission ye bhot galat hai kyuki jalan ka kida har kisi may hota hai apke padosi ki aukat 4 flr banane ki nahi hai to vo apka bhi nahi banane dega , aur agar bol chal padosi say thik nahi hai too fir bhul jao. Ye padosi ki permission ko hata dena chahiye. Haa agar aap construction karte waqt uske makan ko nuksan hoo too fir voo complain t kar sakta hai.
