Got the LLC. In the process of establishing the bank account and getting the EIN tomorrow. Have one property under contract and about to sell my home to get into that deal. You will lose your house and lose $50,000 on the “deal.” Good luck getting scammed by psychopaths doody goody teachers who actually just want to sell you on their coaching when you hit a wall trying to repair a house yourself. Hard money is predatory - they want to catch you on clauses that pay them penalties and then foreclose on your house for cheap. Hard Money Joe is just a psychopath with a name designed to make him look friendly harmless and approachable. Repairing and flipping houses requires experience. You can say in doing it screw it and then end up losing $50,000 and hating your ever did it.

Ya I can but the main reason I didn’t do too much of it is if you watch all my videos from video one I documented everything in super deep detail I talked about so it’s worth going back to the beginning and watching all of them!
Thanks for putting the time in to do this video! I am looking for my 1st flip right now in NW AR. Been over thinking it for years. Just closed on a heloc on my primary residence, but I may have to look into the hard money loan. When I first heard that term, I thought it was some kind of mafia-type loan where your legs get broken if you don't pay!!🤣 Thanks again. Just Subscribed!
A better term would be a "Bridge Loan". It will bridge you to the true exit of selling it (Flip) or refinancing it (Rental). But 'Bridge Loan' Joe doesn't sound as catchy🤪 as 'Hard Money Joe!' Good luck on your first flip!

Love channel, my issue is I’m in so Cali ..& homes are 400-700k, Building costs are higher and it’s hard to find , off market deals .. it’s possible but margins , really tight
Exactly. He is counting you hit a wall because houses are difficult and expensive to work on, and then get the idea to hire him as a coach, so he can predate on you by “helping” you in a deal and using your money to take half your profit while putting all risk on you.

Do you need a contractor to manage the job ? Or can I manage it myself and just hire sub contractors
Never pay the buyers agent you didn’t hire them. The sooner people stop paying the buyers agent the sooner this will change
Problem is they fn won’t show your house if you undercut them. That’s what happened to my flip. I was offering 2%. They would cancel their showing after finding out! The listing agent now I undercut. I have an agent list it for $300 and I do all the open houses, negotiations etc. not for the faint of heart.
