Real Estate provides cashflow, tax benefits, equity building, competitive risk-adjusted returns, and inflation protection on its own. Easy to understand. I was looking for a video which can hypothetically compare an investment in REIT vs real estate with all tax benefits in place, to get the real idea of returns.
Thanks for the summary. Great to have info like this on RUclips. REITs have gotten a lot more popular lately in the dividend investing community, especially the monthly ones :) Helpful for people to understand the nuances of REITS such as their payout ratios and the tax implications you called out.
m hazey yeah not every month is a bummer. If not an etf, there’s ticket symbol O, really income corporation which does. Very similar to owning actual buy and hold investment property and renting in out. Yields about the same
Very clear information for new starters, not sure the best time to invest? Currently so many factors of economy is under covid 19, récession, realestate bubble, unemployment etc
what i need to know is, when investing in REITs do i need to fund it monthly or a one time investment that will grow my funds and give dividend payment
i’m currently earning 14 cents per month per share from a stock that i bought for $44. in other words, $20K worth of stock, earn me $63 per month. It’s sort of the equivalent return as buying a $500K house and having rent income minus expenses equal $1,500. So yeah, generally speaking a $20,000 investment in a REIT yields between about $40 to $70 a month in dividends.
and like to answer your question about early retirement income; if the REIT dividends is my only income I would need to invest $1.2million in REITs in order to maintain my current employment income of $3,750/mo. So, if you have $1million, yes a REIT investment would yield a decent monthly paycheck.
