Make/build a suspended ceiling to keep the heat lower down and means you dont need to heat the entire volume of the building.
Cover the windows with chiller panel, minimum 50mm/2 inches
Once you've filled the space build a mezzanine for storage.

I live in CT and trucks get stuck under the bridge all the time. Also no trucks on the Merritt parkway so remember that! So happy your so much closer now, I can’t wait to visit!

🐠🐠🐡🦈. My design suggestion , which would look so cool is……(to put in the back of your mind). seeing that office like a little house, I would make it to look like a dock/boardwalk with little shops… ie….a fish and tackle bait shop, (sell fish food, supplies etc..) put freshwater supplies in one, then saltwater in the other…the little wooden thing next to the house/office on the right is to make it look like a boat /sailing vessel….or the crows nest of a sailing vessel……. Hang those huge ropes between poles in front of the shop…..Then make the floor shop area like the waterways…..where obviously the fish live. Put murals of water and fish on backside looking out from shop! Oh my goodness I would have so much fun designing it! You can also put in a temporary or make part of the design wooden or metal shed/cabin to put new fish in to keep warm. Make it look like part of your wharf/dock bait and tackle shop while quarantining, etc. put your office in the if back, or under the crows nest area….heck put metal spiral stairs there so you can work and look out over the store from the crows nest or just for the workers…….or allow customers to check out….obviously the fish will draw customers in, but making it like an adventure will bring more….like a place to mentally relax and enjoy while there….
Growing up on Long Island I always heard the story that the parkway bridges are low because then the busses from the city couldn’t travel on them to get to the beaches and other island destinations. Don’t know how true it is but it makes sense with the history of our country

🤣🤣, glad the truck drivers ok, I watched a compilation of a low clearance bridge, that ppl hit all the time. They continue to add warning signs for drivers, but nothing seems to work, and the light trucks look like a can of sardines afterwards, it’s crazy.

Glassblock windows in the front 4 inches thickness sunlight will pass through and insulate the front as well just a thought when you purchase the building. Plus not very easy to break through
Rod & Kevin great building and a new chapter for both of you. I thought I dislike walking on cold floors so a possible idea some heat source down near the floor would be nice. At least you and Kevin talk it over. I live in northeastern U.S.A.

ceiling tiles might need to be replaced if it will collect water in it before you get all set up.

OMG - this so reminds be of 11 foot 8, You should look that up as it is a FAMOUS Can Opener bridge that many trucks have fallen victum too (they raised it another 8 feet and it STILL catches trucks, although not so often anymore)
