Once the property is yours, you could be considered responsible if he gets hurt on your land..unfortunately , even though you don’t give permission.. that said, you don’t want someone prowling around your property..especially if you start having equipment out there..
Regardless of how you decide to approach the squatter, I would strongly consider at least making a report that he is there, if only to have it on record. This may help you liability wise, and at least be a start point for any direction
I would definitely get rid of the mattress (wear gloves) and anything else that might make it comfortable for squatters to live there. The barn is in dangerous condition with it leaning on the tree. You should report it to the police that you want it noted that he is trespassing. They may just tell you to post no trespassing signs. You definitely don’t want him to get hurt there and try to sue you. Also when you go to tear down the house and barn make sure no one is inside right before demolition.
I would definitely try to talk to the guy I would also talk to the police department now that you have a squatter on your property and as quick as I could I would remove the mattress boxspring and anything else that would enable him to stay there I love watching your video I watch Adler barbs I watch grandpa and now I’ve been watching you guys for a few videoss
I Think u can do that but i have always given ppls benifit of the doubt. I think if u confront him as an adult and inform him that this property is now owned by u both and u would appreciate if he could move on. as u will be out there more and more and those buildings are not safe and u dont want him too get hurt and u are not wanting him there too get hurt by u not thinking anyones in those buildings vand u pull them down and u happen too be in it and u can not afford a sue case. So please could u please move on off your property. If he is seen again after that then i would inform the officials again and ask them toi come out and ask and escort him off and maybe find him somewhere else safer too stay.. At the end of the day we are all human and he must have reason why hes there . So he might need help but do it with caution and maybe a u be stick in bk of pants but i hope a simple nice asking too leave with the officials knowing u doing it.. As violence is not always needed. He might be gone or might need a hand too find another place. I hate too say it but proceed with caution and maybe a safety plan.

Or it seems he just needs a safe place to sleep. In the note, offer to meet over lunch. Scope him out. Maybe he would be a good worker. He could trade work for a place to sleep?
What I would add to this it to research what homeless do locally to show other homeless people that it's a safe-ish place to spend the night. Like in some places they tie a plastic bag to the gate, door handle or whatever but I'd reach out with a note taped or stapled to the door and another one on or near the mattress but this could be something you post because it could be multiple people just passing through. However I'd look at obvious entry points to see what may be a sign to other homeless people that this is a safe place.

Put your signs up. The more you do on your property and getting rid of the enabling things in the barn will hopefully be enough for squatters. If that doesn't work, letting the authorities know is a good start. Because some squatters aren't nice. Safety first. Fri or Sat is good for me. You might be getting several visitors. The "homeless" often let others know where there is a place with shelter for the night. Always make lots of noise coming on to your property and just assume that there might be someone there. This will probably be an ongoing problem until you either fix or remove the house and barn.
K&S, Always remember that any uninvited visitor(s) is just that...error on the side of caution, be direct and keep distance between you and them... the visitor(s) may have a boomstick too...the buck is pretty sweet with all those kickers on the rack...hope he makes it thru the hunting season... We live in Southern California and in about a year and a half we are retiring and bugging out to build our forever home. Just remember as you go down this path that this is a journey, not a race. Re: Trespasser - He may be just passing thru and is taking a break before moving on. Perhaps leave some easily carried non perishable food items, hand wipes, toothpaste and toothbrush, etc., along with a note telling him that you have acquired the land and asking him to move on. Hopefully that will resolve the issue peacefully and be the only steps you have to take. Dollar store hand warmer packs that you squeeze & shake to activate. Gloves/ mittens and socks. The weather is changing. These would also be nice items for him to understand you are trying to be nice but want him to move on.

Take the chain saw to the mattress and box spring. My next phone call would be to the cops. Squatting is Squatting. Explain you are buying the property and this guy showed up on the trail cam. He needs to be taken into protective custody. Winter is coming. There are social service agencies working to home these folks.
