I don't like pine trees either - cheap tree with lots of clean up - but you need shade on a 2 story because of your electric bill on cooling the upstairs. Our neighbors took down the trees around their house when they moved in, and their bills went up a ton - even with 2 units. Just something to consider if you don't like them - hard toss up!

This dining room doesn’t look as square as in some of the other homes. Appears longer. No kitchen island? Seems that there isn’t as much natural light in that kitchen, either. Hmmm… Love the main fireplace!! Not nearly as many “built-ins” as I originally thought. (Display shelves) The primary shower is gorgeous! One vanity sink for the primary? Upstairs family/TV room is nice. At least the primary is on the main level. Total window replacement, siding replacement and roof replacement??? Wow!! Big, big ticket items!!!😮 Oh I forgot about the chimney! Might need to have the flue replaced. Not cheap, either! The elevation is nice. Love David’s idea of copper awning for the entry.
Pine trees ugh….the needles get all over (in my case no garage so on the car). I have big white pines. Every storm brings down branches, needles and cones. Raking a lot. If I was talented I could make pine needle baskets and pine cone crafts …not talented so I burn them. (Can’t now-red flag alert-CT is a tinderbox right now. ). They do keep house cool and they’re pretty. But-I need to get rid of them!
Pine trees are lightening rods. Pine sap is not easy to get of of your car. I’m sure they are not cheap to have removed and the stumps ground down. 3.5 Next!

Cost of needed or intended repairs or updates. Removal of pine trees, finishing walls in garage, repairing or replacing windows in a large house. Changes in front portico. Repair or replacement of roof. Roof did not appear to be in great condition.
It is a lovely home if Iwas a young family getting started it still would be a huge space. If your family is grown and moved on you are empty nesters.How many years before David retires will have income to pay mortgage and overhead .❤You and David are precious. No one can make the choice for you guys, except the two of you. One thing I can say is that I had a 5,000 sq. ft. house, and there were rooms in it that I didn't go in for two or three years at a time. It actually had two kitchens in it. I started hosting international students, so five of the six bedrooms ended up being used by them. At my age now, there's _no way_ I'd ever want another house that large. As you get older, a really large house will make you wish you had a riding mop or vacuum cleaner, just to keep floors clean 😂 It's going to be fun to see which house you decide to choose.

Just checked out an 8 million dollar house on line in our area. It was pretty perfect. It was on a lake and had an indoor and outdoor swimming pool plus an indoor basketball court and everything else you can imagine. Just a wee bit out of our price range. 😂

I do like the kitchen with the extra features. Also the necessary costs for this house like roof, windows, Jack Jack fence bottom, changing the front porch, moving the built ins in the family room. Compare the renovation costs for this one to the costs of your other choices. It’s a lovely home that has all you want plus some and I can see you being happy there.

This house will be great to have a business on the bottom level and live on the 2nd level. Or if in tbe future one of the grandkids or kids need to live with you. Classic Old Soul & I chose 4.5, however, being older now, we chose 1 floor. We chose not to do a 2 story because we're getting in our 60s & also put out pets in the consideration. Agree with the pine trees. Lived through Michael in a nature community & pine trees were the downfall of our community with that storm!!!!! 60 foot pines are expensive to take down. But you probably have that figured in already. #2 is definitely one of my two favorites. I think you need to go with your heart on this. What feels like "home" to you.

Your buying the house! Not the trees,you can cut the trees down if you want!! You can redo the landscaping! #2 Cypress Hill, my favorite!!
