    I don't like pine trees either - cheap tree with lots of clean up - but you need shade on a 2 story because of your electric bill on cooling the upstairs. Our neighbors took down the trees around their house when they moved in, and their bills went up a ton - even with 2 units. Just something to consider if you don't like them - hard toss up!

    The pine trees/needles, speaking from experience, are a big concern. It is a beautiful home but as I age, I’m glad I have a one story. 😁

    I have been saying no. 2 seems to be on your mind, so no. 2 it should be - in MY world. However, you need to live in YOUR world. My main questions are: who does all the cleaning?? How much would utilities cost on the extra space?

    This dining room doesn’t look as square as in some of the other homes. Appears longer. No kitchen island? Seems that there isn’t as much natural light in that kitchen, either. Hmmm…
    Love the main fireplace!!
    Not nearly as many “built-ins” as I originally thought. (Display shelves)
    The primary shower is gorgeous! One vanity sink for the primary?
    Upstairs family/TV room is nice.
    At least the primary is on the main level.
    Total window replacement, siding replacement and roof replacement??? Wow!! Big, big ticket items!!!😮
    Oh I forgot about the chimney! Might need to have the flue replaced. Not cheap, either!
    The elevation is nice.
    Love David’s idea of copper awning for the entry.

    I thought from the beginning I knew Tammy loved it. I liked it too All 70 houses need some repair. Wish it wasn't 2 story.😊

    Pine trees ugh….the needles get all over (in my case no garage so on the car). I have big white pines. Every storm brings down branches, needles and cones. Raking a lot. If I was talented I could make pine needle baskets and pine cone crafts …not talented so I burn them. (Can’t now-red flag alert-CT is a tinderbox right now. ). They do keep house cool and they’re pretty. But-I need to get rid of them!

    Pine trees are lightening rods. Pine sap is not easy to get of of your car. I’m sure they are not cheap to have removed and the stumps ground down. 3.5 Next!

    This house is big and beautiful, you guys are still young enough to enjoy the upstairs, and Tam Tam will fill that house in no time with all the things she and David loves. this house I rate it from 1-5 a solid 5!!!

    This is it! When you get older, you can get one of those stair chairs. All the houses you looked at seemed to need some repair here or there. This one has always been my favorite and Tammy -- your eyes light up when you talk about this house!

    Beautiful home. 4 only because you mentioned all the changes you felt it needed. If that was planned and the extra expense was part of the plan then a 5.

    Items for thought. Points to consider. I understand you are empty nesters. Fast forward, in 5 or 10 years, will you still need a two story 6 bedroom house? Cost of needed or intended repairs or updates. Removal of pine trees, finishing walls in garage, repairing or replacing windows in a large house. Changes in front portico. Repair or replacement of roof. Roof did not appear to be in great condition.

    It is a lovely home if Iwas a young family getting started it still would be a huge space. If your family is grown and moved on you are empty nesters.How many years before David retires will have income to pay mortgage and overhead .❤You and David are precious.     Well, y’all know this one has always been our favorite! 😀 Yes, it needs some TLC and the pine trees need to go, but most of the others houses have similar issues, too. We like the flow of the layout, the extra rooms and storage space, and the overall style of it. Hopefully whichever house y’all decide on will work out for you! Can’t wait to find out!❤️🙏

    David~Make sure you get your updated heating and air. That would be a must for me to ☺️ ( love this house too. I give it a 4. But, you're right stairs are a nono as we get older) ☺️

    I support your choice, whichever it is. I still think you should stick with a 1 story, or at least one with a downstairs bedroom. Loved the move in ready one, which you could easily make your own. Blessings wherever you land!

    Updates you mention - roof and windows are big ticket items. I don't recommend 2 story houses for older people - eventually you'll have to move again or put in a stair lift.

    No one can make the choice for you guys, except the two of you. One thing I can say is that I had a 5,000 sq. ft. house, and there were rooms in it that I didn't go in for two or three years at a time. It actually had two kitchens in it. I started hosting international students, so five of the six bedrooms ended up being used by them. At my age now, there's _no way_ I'd ever want another house that large. As you get older, a really large house will make you wish you had a riding mop or vacuum cleaner, just to keep floors clean 😂 It's going to be fun to see which house you decide to choose.

      A lot of space is a lot to take care of. My house is just under 2000 sf and mostly tile. When I'm cleaning all that tile, I'm so glad I don't have a bigger house! pamavery9352, they asked for our opinions, remember?

    Just checked out an 8 million dollar house on line in our area. It was pretty perfect. It was on a lake and had an indoor and outdoor swimming pool plus an indoor basketball court and everything else you can imagine. Just a wee bit out of our price range. 😂

    3.5 there is a lot of work here that needs to be done and it is 2 stories. I;m sure you will need the space but stairs get very hard to do.

    I really like the way your processing what your needs vs wants are. You’re wise to consider the two story as you age, whether you need 6! bedrooms, and a second fireplace. I do like the kitchen with the extra features. Also the necessary costs for this house like roof, windows, Jack Jack fence bottom, changing the front porch, moving the built ins in the family room. Compare the renovation costs for this one to the costs of your other choices. It’s a lovely home that has all you want plus some and I can see you being happy there.

    You both together are awesome and are doing great as podcasters. Whatever one you decide on you will make it beautiful. This house will be great to have a business on the bottom level and live on the 2nd level. Or if in tbe future one of the grandkids or kids need to live with you. Can't wait to find out which one you choose..

    Classic Old Soul & I chose 4.5, however, being older now, we chose 1 floor. We chose not to do a 2 story because we're getting in our 60s & also put out pets in the consideration. Agree with the pine trees. Lived through Michael in a nature community & pine trees were the downfall of our community with that storm!!!!! Love yall & inpatiently waiting on next one, you big teasers!!!😂😂🩷

    Why is #2 still on the market? What are other potential buyers seeing that causes them to pass on this one. I really like the curb appeal and the house has potential.

    60 foot pines are expensive to take down. But you probably have that figured in already. #2 is definitely one of my two favorites. I think you need to go with your heart on this. What feels like "home" to you.

    Welll, we cannot know the area/neighborhood and I know how much that makes a difference! We never would’ve picked the house. We are currently in but for location, location, location!

    Your buying the house! Not the trees,you can cut the trees down if you want!! You can redo the landscaping! #2 Cypress Hill, my favorite!!

    I hesitate to state a turn down and then that be the one you choose. LoL.
    My goodness . Several "TLC" projects. Yes, good bones.
    I feel an upstairs is okay but a much higher square footage should be on the first floor instead. Just to be practical later down the road of avoiding considering moving again.
