New build houses do suffer with plaster cracks and woodwork cracks due to shrinking this is quite normal. Your are dead right new build houses are just thrown up as cheap as possible. As I have already posted when compiling a snag list take your pickiest m8 run you central heating up to full this should show up any under floor water leaks but also check the boiler pressure on the gauge on or under the boiler. Or even ask other people who have lived on the site for any defects to look out for. New build I wouldn't touch one but that's just my opinion.
Our new build house was advertised with a lawn in the garden and then about two weeks before we moved in we got told the garden was ‘our responsibility’ to do and that we have to lay our own grass or get someone out to do at it our own expense. And our garden is the exact same, filled with rubble, bricks, cement, glass and all sorts of litter that we have no idea where it’s come from. But apparently it’s ‘our responsibility’ to clean that all up to set our own base for the lawn 🤦🏽♀️
Wack out the word ‘contract’ and have a look through that babe - it normally worries them a bit and often tend to take you a bit more serious. We are hopefully getting ours redone. Crazy that they expect you to sort it!!
We have the exact same problem! Rolls of turf were placed over a compacted, uneven, lumpy subsoil full of gravel, rubble, rocks, stones etc. The grass died within a few months and we notified them, landscapers came and said yes it needs to be completely renovated. Then out of the blue we get a visit from someone from "customer care" who was extremely rude and dismissive, THEN we get an email that they will not fix our garden because WE have damaged the turf!!! We write back and send them pictures of the state of the subsoil and they are now ignoring us. They reply to every email with the tag line "we will not be looking further into this because we don't believe there is any defect present" I am at my absolute wits end!!! They will not engage with any of my emails and we still have a massive list of snags outstanding within the house they need to do so I am now scared they won't fix those either!!! Thank you for the video. I helped me to know I am not the only one with a crap garden. I hope you have better luck getting yours fixed!! 🥰

You should only pay for the house after it passes an independent inspection. That's the only way I'd buy a house off these cowboys.
