Hi Elena! I am also a university student in my final year in SG, just wanted to say THANK YOU for helping to point out the red flags when looking out for an apartment. Congrats on moving on to your next phase of your life and I wish you all the best with your future endeavours!
Omg I totally get what u mean! I also decided on a unit cause the agent was nice, patient and responsive. Unfortunately, I have to say, 70% of agents are really cold and not nice.
Yes!! It's so important! I had some issues with my door and shower at some point and the landlord and agent were so nice to come down to help me fix them
2:30 also gotta make sure to set the price is above 1.5k, otherwise you get a lot of listings where the place or even room is shared! thanks for the tips!
Your apartment is BEAUTIFUL & AMAZING DESIGNER. The most part i like as "amazing designer" is not many ppl think about this is OPEN CORRIDOR (HALLWAY) ❤❤❤ 1) Open Corridor style fill of full air & natural lighs, sun & wind 2) Most importand its safer if compare close corridor (corridor inside cover by each units apartment itself) Example if youre floor 20 & somehow lower floor or higher floor have FIRE you just can running to corridor to see its by eyes where the fire start at which floor. While NOWADAYS ALOTS OF NEW Building/Apartments because they want building the whole to not waste anything even 1 sqm2. So theyre build inner corridor styles which is cover by all room walls around. Ps: my english not good, hope you can understand what i say
Fyi on the first apartment you're not facing a sea but rather a container shipping yard which you'll face heavy pollution from container ships & transtainer crane.
a 431 sqft apartment asking for SGD 2000, which is USD 1480. this is too expensive compared with Seattle WA. A software engineer in Seattle makes about USD $110,000. I am wondering how much an average person in Singapore makes.
Extremely helpful, thanks so much! I plan to move to Singapore in about 3-4 years' time. A while, I know, and things might change a lot by then, but the fundamentals remain the same and I'd like to prepare myself well in advance. Thank you again! ^^
Great video, can you please help me with two info : 1. How much do we need to pay the agent ? 2. What happens if I need to leave before the lease completion ?
Hi! If you found your apartment through propertyguru or other property sites like me you won't have to pay the agent as the landlord will be the one paying. If you break the lease you can either find a replacement tenant or pay a penalty. Hope this helps! :)
First unit landlord already listed $2300 and he said no, means he is not willing to negotiate. No need to press for reasons. My parents are landlords too and they tell me these kind of tenants actually no need to discuss anything at all. Later on the tenants are going to ask for this ask for that etc.
This is perfect. Im moving in to SG in July. Its good to know that its negotiable. Looking for a one bedroom as well. Apart from Property Guru, what other options would you consider?
Welcome to SG! ☺️ Other options would be carousell or 99.co, but propertyguru has the most number of listings. Most of the time the apartments listed on the other sites are listed on propertyguru as well but not the other way round.
Hi Elena. I hope you are well. Could you tell me more about the minimum time (period) of rental apartment contract in Singapore? Thanks for sharing your experience with us.
came here from the house tour. u said here a washing machine is a must-have but i didnt see it in the house tour video? did u forget to film it, or u gave up on it?
Hi dear i m impressed with your videos and planning to visit to Singapore for job search. I m an Aviation professional and from India but before working in Qatar with qatar airways but now looking for some new opportunity. I applied for so many job there and waiting for results.. let see.. just pray for me so I will be there to explore Singapore in my vlog
just arrived at SG and currently viewing a couple of places... price is still relatively the same for these sizes, but never knew you could ask for a 1.5yr lease? thought its either 1 or 2
Thank you so much for this video! I really appreciate all of the content, especially your monthly cost breakdown at the end. Does the monthly rent include the monthly maintenance fees? Thank you! I will be moving to Singapore in July.
I'm so glad you found it helpful! ☺️ The condo maintenance fees will be borne by your landlord so it's sort of already included in your rent price. Also, welcome to SG!
Hi Elena! I've also just moved to Singapore. I'm really struggling with finding a studio to rent. May I ask the name of the condo that you're living in? Or could you please suggest some areas that I should be focusing on? Many thanks 😊
Hi! thanks for the helpful video im still waiting for my pending Student pass so im not yet in singapore, will it be possible (and safe) for me to rent from property guru? (without viewing and etc)
Hi! Welcome to Singapore! :) I would recommend getting a friend who is already here to help you do the physical viewing. Things like whether or not there's a construction site beside the development, whether there are pest issues (many pest traps in the unit) etc are hard to tell from the listing photos of videos.
Very informative!! But i was wondering listed rents in D01 or D02 are always listed above 2500 (based on recent search on property guru) is that right or it fluctuates over the year?
Most smaller units are as they cater to bachelors who move around quite a bit and don't want to own too much. But if not, you can easily get them from ikea! Great selection at affordable prices 👍🏻
Dear young people and professionals, Singapore is not the place for your to buy an expensive small apartment. You are wasting your retirement money. Explore bigger , cheaper land in other countries.
Hi Elena, thanks for this informative video. Do you mind sharing the good agent you met? I'm currently looking for a unit and I'm considering getting some help from an agent. Thank you!
Hi Elena! Thank you so much for sharing all these useful infos. I’m also currently looking to rent a studio apartment and your video is a great help! Your place looks really nice too. May I know what’s the name of the apartment that you’re renting? I tried looking around propertyguru but I can’t seem to find it 😕
Hi, the price really depends on the location. I close a place that's really close to the cdb thus the high price. If you're okay with staying further from the city you'll be able to find 1BRs that are about $1.5-2k
I searched through propertyguru to find the lowest price listed for that development and marked that down by $100-200 for my first offer. But it really depends, if the unit had been on the market for some time the landlord will likely accept a lower price. Don't be afraid to quote something lower as the landlord will just give you a counteroffer if he/she is not agreeable! Hope this helps! :)
Hi Elena! Would you mind sharing the agents contact details pls?? Looking for a long time now and have had a quite a few unpleasant experiences with agents😪
this is really helpful thankiew elena !! most of the viewings i went to see has red flags too especially the units thats unkempt & the mean agents/landlords🥺🥲
Guys my daughter have a small one room 480sqft condominium going to be rent out after renovation 3 or 4 months from now. Beautiful con with big place n garden n long swimming pool 🏊 n jym. Cosy n comfortable.
It's becoming increasingly popular. There are a lot of companies out there providing such spaces now like lyf and hmlet and their spaces look really good!
Hi, I appreciate your concern but the best reply I can give you is to not be so quick to judge. I spoke nothing about my situation in the video. My rent is currently being funded by my savings, income from advertisements that I do and my investments. I'm fully self-sufficient and not relying on my parents or anyone else to fund this apartment or my lifestyle. I have also found a full-time job that I'll be embarking on upon graduation so I'm sure that I am able to support my lifestyle. Wouldn't have made this decision if I foresaw myself running into any financial difficulties. Cheers! Wishing you all the best in life, be open-minded! ❤️

Informative video! Recently i am moving out from a rental place to another one. Having a helpful agent and a nice landlord are very important!!!
Yes I agree! I'm so thankful that my agent is so responsive whenever I raise issues with the apartment and doesn't try to avoid the problem!

Same size apartment can be a 3 bedders in HK.

I just signed a 1br unit in SG yesterday and how i wish i saw this video first! 😂Still very helpful. Thank you for sharing 🙏
Congratulations!! Always exciting to move into a new space!
I'm watching this in 2022 and can't believe how cheap these units were. These would probably go for $2700-3000 these days.
The price u pay renting is about the monthly price the owner pay to own it. Doen't make sense to rent if its a long term living.
Great topic! It's important to educate clients about these things.
Thanks for sharing !! Im looking for one room apartment/condo.. so any suggestions or how to find ?

Not to many countries more expensive than Canada ,but Singapore is one of the. But I don't pay rent
Hi Elena, for the aircon servicing, how does it work? You have to look for the technician, the landlord or the management of the condo? Thank you.

hello hi, just wanna ask is it harder to rent if you are from outside of Singapore? i'm from malaysia btw. thank you.
Hey! If you intend to rent a condo there shouldn't be any problems but HDBs have foreigner quotas. Hope this helps!
Which condo is this?
