    My folks built a home on a landlocked piece of property in the Sierra Nevada. There was another landlocked property adjacent to it. There was a dirt road to them that passed through another property to the highway. It was used for so many years that that there was an easement for both. It was spelled out in the closing documents. A new owner of that property tried to close the road and my folks and their fellow landlocked neighbor took him to court and it didn't even make it to a judge - his lawyer told him he was wasting his time and money and would lose. When my folks sold the home years later they had no problem relating to it. Long story short, make sure you have an easement before you buy a landlocked property.

    On the floods, I also say don't 100% trust and rely on those sites. They are not always up to date - especially in rural and recently developed communities

    An app called Land Glide gives a lot of useful info about land ownership and what is on the land such as forest or farming

    I would never consider buying a landlocked piece of property for any price even if it is gifted to you. In my area, people are suffering fees for failing to do fire clearance on their land since they have no way to access it to complete the required brush clearance.

    I just started watching your channel I wished I would have been watching sooner I am a retired Vet and me and my wife bought a nice peace of land to build our last home for life and it could go wrong it did. We are still afloat but every day is a struggle.

    I had to check for flood. So close to paying flood insurance. Everywhere a lake or swamp. Looked for crime rates, taxes and everything. A house though not just land.

    Is there a website that will show the history of the property/land you are planning to buy? A (x) years old satellite view of a land parcel I am interested in showed what looked like a house completely burned to the ground, including several homes nearby it. Those aforementioned properties were next to a railroad track which looked suspicious.

      Yes, there was land around Chino, California that had tons of buried cows deep in the ground. New Homeowners on that property had a weird smell in their homes. This was in the news about 15 years ago. It sure stuck in my mind.

    Great videos! I am learning a lot.
    Do you have any videos on how property boundaries and rights or disputes work/who takes care of resolving disputes?
    Also, where might I look for information regarding future changes in my area that could affect homes/properties and their owners? For example, if I were to purchase a home in a rural area, and a housing addition with a home owner's association was built close enough to mine, could they require me to join their HOA somehow?
    And another question, do you happen to know anything about how electrical power substations might affect home values in the vicinity, both the homes that were built prior to the substation, and homes that were built after? or how other public works, like water treatment plants, schools, etc. can affect property values?
    Any info is greatly appreciated.

    On the seller side, avoid lazy realtors that just sit on properties, they are so lazy they don't or have forgotten even why the sellers are selling and often push to be dual agents, yeah I wish that was not a thing but it is. Then get Kevin writing...report....comps and interview them and several others. Otherwise you may need to get a lawyer to handle getting rid of that lazy agent. Praying for better journeys

      I understand that the potential for the US to default on its debt is a worrying situation, especially with the significant economic and social consequences it could bring.       This exact situation comes up every few years and last time I believe it took a week over the time frame for them to agree on a budget. They will, but they will make us anxious in the meantime.

      Banks won't close, accounts won't be frozen. Has never happened before during govt shutdowns. May not be able to finalize an FHA loan, but otherwise it won't affect private company banks.

    Landlocking should be completely illegal and that is all I have to say. The fact that someone can buy four pieces and make it illegal to access property is outrageous.

    property ownership is becoming a giant scam. Recently, California announced a home vacancy tax plan. Can you imagine paying extra taxes for having an empty house. A violation of property rights.

      That's likely to try to prevent one of the things causing the high prices - investors buying the homes, leaving them empty, eventually renting them out. If that home originally went to a residential family instead of an investor that hikes up the price, citizens would be better off. It's not meant to penalize owning property but to discourage buying property that won't be occupied and is just being held to rent out at a higher price later.
