The small room on the staircase near the second bedroom, if you notice, has hooks hanging from the ceiling. This means it was used for keeping hams, sausages and other food stuffs. Very old houses in England often had these hooks too in kitchens or adjacent rooms. A very nice place I wouldn’t do much more than re-decorate not everyone wants their kitchen in their dining room.
I agree about keeping the kitchen separate...first the amount of grease in the air falling on other rooms.. secondly having the kitchen work sitting for your guests to look at during the meal..you would have to clear all work away before everyone sat down..dishes and utensils hidden...yes I like a separate kitchen... I would like a work station.. there's little work surfaces presently and the table there is too low..so add a countertop with cabinets... Considering these homes have stone floors they can accept heavy furnishings..so a walk in tub with shower wand to replace the current shower...these types of tubs aren't as long as conventional tubs but allows those who prefer or need to soak the opportunity and the shower wands is an alternative use... 🌿🌿🌿

I will have two comments on this video. I just needed to say I woke up this morning, came out to my kitchen to make breakfast and I started this video. I set my phone down to get something from my fridge and 18 seconds in we already have a “Stunner”. I literally said out loud, “oh no I’m not ready to start counting yet!”
This place is a bit quirky but in a good way. Our only concern would be all the stairs. But then, that's part of the secret of staying healthy, right? This home could be moved into straight away and renovated over time. Agree with opening the kitchen to the dining room, modernizing the kitchen layout. Wonder if 1/2 bath off main bedroom could be enlarged a bit to accommodate a full bathroom? Second bedroom off stairs would be ideal for study/office. Top floor would make 2 nice guest rooms, bathroom, sitting area. Oh! The possibilities. You can't beat the location either. Another intriguing property, Dave.
Another great one David! I would open that wall between the kitchen and dinning but I would close off the kitchen just past the fireplace and put another bathroom in with a bigger shower. The current full bath I'd change into a laundry room possibly leaving the commode and bidet in there. With a larger bathroom on the main floor I'd leave the little bathroom off the main bedroom just as it is. I'm not sure what I'd do with the top floor but there are so many options. Great start to the new year!

This is a super bright apartment, spaces are nice and big. Overall, beautiful! I agree with you, that the kitchen wall should come down. I'd take down the plaster on the exterior walls, to reveal stone if there is any to see, and the floors would be replaced with large terracotta tiles in a diagonal pattern- 15x15" tiles maybe? Then outlined in a smaller tile- possibly patterned. The main level is a bit plain right now for us, hence the small reno ideas, but that attic space... WOW! That would be the master suite for sure. One side bedroom with added windows. The center space would be an office to keep that beautiful light flowing as it is, perhaps add a window if the city allows it. The other room would be the master bath. The angled area would be a closet with built in drawers and hanging space. OMG, so many ideas... the lower staircase would need to be re-jigged a bit to allow for a larger landing for the bottom bedroom and that smaller weird space. Then the doorway to the smaller space would have to be made bigger, to allow for a proper entry into the room. If there was stone to expose in the stairwell, that would be done too, and I would definitely expose the ceiling in the entrance bedroom. Lots of potential to create a really unique home. Rental potential too with that lower bedroom if you turned the smaller space into a bathroom..hmmmmm. Another great property !
Great vision! A diamond checkered flooring with three earth tone colors including black. The floor space I’m describing is from a pin I saw at Pinterest. Yes, expose the stone and bricks throughout the interior and exterior. The wall between the dining and kitchen could be partially removed. Adding several pillars from floor to ceiling. I would redo the entire kitchen. A look with Italian history, charm and elegance.
Loads of space at a very good price, great condition!---but very awkward layout (mitigated somewhat by the wee en suite in main bedroom). Underwhelming floor tile replacement, very odd little jump down from stairwell room, lovely attic space, could be super!

Teh staircase rooms are a bit too strange for me. Negotiating them in the middle of the night might be tough for me. But wow, good value and what they have refurbished they did well. Just wanted to comment as we fell in love with Raino! Dave's videos don't do it justice. We loved it so much and after viewing this place with Dominico, we decided to buy it! If you are looking for a place, we travelled all around Abruzzo and we loved the Raiano/Sulmona area.
I would make that upper area a master bedroom with a large bathroom on one side & nice closet area on the other. I may move a washer & dryer into that closet & expand the shower in that original bathroom. I would knock out that wall between the kitchen & dining room like you suggested. I only need one dining table!
You are 100% spot on! Take down the wall between the kitchen and the dining room”room” you will make the apartment look twice the size. That will probably wreck those floors though 🤷♂️

I change out those metal kitchen cabinets and that’s about all I do in the kitchen maybe new appliances. Up in the attic rooms I would not put in a skylight window. I open up the windows a little bit bigger and just clean up the walls and put up banister around the stairwell looks kind of dangerous that’s it. Life’s good.

If you are having a business client over for dinner, you would want to close the door to hide the mess. Especially since it is a lovely dining room and an ugly kitchen. There are such things as clear shower curtains so no one can hide behind it. I agree with you about the washing machine. It needs to be turned. I don't want to have to stand in the shower to get to my laundry. The door in the attic right in front of the stairs freaks me out. Imagine your arms full coming out the door, boom, One misstep and down you fall. That door needs to be moved or some of railing added.
A lot of these small towns/villages have 1500-4000 residents; many of those people work in larger cities. Thus, in the middle of the day during the week there isn’t going to be as much activity as in weekends or during festas….
Hello all! I keep hearing references to bars. Are Italian bars more like places to gather rather than places to drink alcohol...or are they like American bars where you go for your alcoholic beverages? Which brings up another question... With so many bars, do people have to deal with a lot of drunkenness in the streets?
they are cafe bars, not Drinking alcohol bars. Coffee pastries maybe a heavier drink later in the evening, but they close at a normal coffee shop closing time
For coffee (and pastries) mostly, mornings and all throughout the day. Some also serve sandwiches, beer...but def NOT like an American bar or an English pub!
Very nice this one. I'd knock out the kitchen wall as you mentioned and given the upstairs' fantastic space I'll turn the weird bedroom into an office space. We'll be trying to visit beautiful Abruzzo in August (I know it's hot but my niece from abroad can only come in that timeframe): any suggestions on where to book a place? I was wondering where one would park and why you didn" t mention whether or not one could park on the street when suddenly I was able to read the sign in front of the corner of the house. Parking for residents only. So, if I am correct, it' s guaranteed you could park just outside.

After a couple of days in Raiano, we really liked the town and the area so we checked out what Dave had and this one was up so we asked to look at it and another one. It was much better in person so we decided to buy it and we are working on the purchase right now. I’m not sure we would do it all remotely.
I'm stunned by how stunning this stunningly stunning apartment is. Love a lot of the features, but then again there are some odd spaces that leave me questioning what to do with them. Stairs to a second bedroom that cuts into the stairs with more stairs? That odd claustrophobic room along the stairway? Interesting to say the least. I just found out that as a Canadian, I can't buy property in Italy. I will have to look into getting my Italian passport in that case. Thanks for sharing this stunning property, David.

@@funkyfp You are only allowed to buy residential property in italy as a foreigner when the state of the foreigner allows the same to Italians. And when you google for "Prohibition on the Purchase of Residential Property by Non-Canadians Act", then you see, that canada started a prohibition for foreigners to buy res. property in canada. Could be the same reason with australian citizens.
He told, what is part of the deal. The two other "garages" are not. But maybe it is possible to ask the owner of this part of the building, if he/she wants to sell too ;)

But that doesn’t change the fact that it’s directly on top of what is a huge parking lot (when there are more cars than people there, it’s a parking lot) 🤷♂️

@mcognito I might make a suggestion to help you tolerate the commentary. If you go to the settings button, you can increase the playback speed to 1.5x or 2x, then place the volume level at the lower end. I find I can then watch the video in a reasonable amount of time, and somewhat subconsciously listen to the narrative without it really bothering me. And when he says something that I want detail on, I can either read it in the transcript or else slow the playback speed down to hear it more clearly. I'm not sure why, but it seems to be a common characteristic amongst these real estate videos for them to take a long time to make their comments; I'm sure there is a good reason for it, but from a probably selfish point of view, I'd prefer a quicker, or more summary narrative (and more silence), perhaps saving all the commentary on potentials or what they would do with it towards the end.
Ok so you want a move in ready house done to your exact specifications for under 100k. You know you would have to do the renovations yourself right? No one is going to have the same exact taste as you.

Hello all! I keep hearing references to bars. Are Italian bars more like places to gather rather than places to drink alcohol...or are they like American bars where you go for your alcoholic beverages? Which brings up another question... With so many bars, do people have to deal with a lot of drunkenness in the streets?
they are cafe bars, not Drinking alcohol bars. Coffee pastries maybe a heavier drink later in the evening, but they close at a normal coffee shop closing time
For coffee (and pastries) mostly, mornings and all throughout the day. Some also serve sandwiches, beer...but def NOT like an American bar or an English pub!
Very nice this one. I'd knock out the kitchen wall as you mentioned and given the upstairs' fantastic space I'll turn the weird bedroom into an office space. We'll be trying to visit beautiful Abruzzo in August (I know it's hot but my niece from abroad can only come in that timeframe): any suggestions on where to book a place? I was wondering where one would park and why you didn" t mention whether or not one could park on the street when suddenly I was able to read the sign in front of the corner of the house. Parking for residents only. So, if I am correct, it' s guaranteed you could park just outside.

@@jadoremakeup1422I understand. It’s difficult - especially trying to do it remotely. We just spent a month in Abruzzo checking out various locations. After a couple of days in Raiano, we really liked the town and the area so we checked out what Dave had and this one was up so we asked to look at it and another one. It was much better in person so we decided to buy it and we are working on the purchase right now. I’m not sure we would do it all remotely.
My only concern would be the noisiness living off the square?

I'm stunned by how stunning this stunningly stunning apartment is. Love a lot of the features, but then again there are some odd spaces that leave me questioning what to do with them. Stairs to a second bedroom that cuts into the stairs with more stairs? That odd claustrophobic room along the stairway? Interesting to say the least. I just found out that as a Canadian, I can't buy property in Italy. I will have to look into getting my Italian passport in that case. Thanks for sharing this stunning property, David.

@@funkyfp A friend just told me. I don't know why. Government thing that controls foreign buyers, I guess. Apparently, Australians can't buy property in Italy either.
@@funkyfp You are only allowed to buy residential property in italy as a foreigner when the state of the foreigner allows the same to Italians. And when you google for "Prohibition on the Purchase of Residential Property by Non-Canadians Act", then you see, that canada started a prohibition for foreigners to buy res. property in canada. Could be the same reason with australian citizens.

It's hit and miss for me using email...been trying to get fuller info on a property I saw last summer. I think if you use the form on his web site, that may be a more reliable way for initial contact.

@@AhomeinItaly perhaps. But all you see (and hear) from the video is dozens of cars 🚙 parked directly below the windows of the apartment. It’s a very cool space. But that doesn’t change the fact that it’s directly on top of what is a huge parking lot (when there are more cars than people there, it’s a parking lot) 🤷♂️

@mcognito I might make a suggestion to help you tolerate the commentary. If you go to the settings button, you can increase the playback speed to 1.5x or 2x, then place the volume level at the lower end. I find I can then watch the video in a reasonable amount of time, and somewhat subconsciously listen to the narrative without it really bothering me. And when he says something that I want detail on, I can either read it in the transcript or else slow the playback speed down to hear it more clearly.
I'm not sure why, but it seems to be a common characteristic amongst these real estate videos for them to take a long time to make their comments; I'm sure there is a good reason for it, but from a probably selfish point of view, I'd prefer a quicker, or more summary narrative (and more silence), perhaps saving all the commentary on potentials or what they would do with it towards the end.
