I remove wall from dinning room to kitchen, replace doors with sliding glass going into walls (elegant & cheaper way to open up the center floor). No carpeting on stairs/hard to keep clean & dust free (use stained matt black wood.) Move Top kitchen cabinets up to ceiling; fool eyes to taller ceiling/better use of wasted top space/opens up the space to the counter. Get rid of bulky handles on cabinets, use cabinets opening with a finger push (cheaper & cleaning up gets easier too). The brown back splash design not easy on the eye (texturizing richness with playing different shades of white and beige is best/keep spotless better. Replace some of the top cabinets with lighted glass display cabinets to create an interest focal point to display cool dishes for those sitting and facing the cabinets. Instead of top-bottom cabinets near refrigerator, have a closet with moving shelves and electricity plug, place coffee maker, rice maker, toaster, etc.) in that cabinet that allows plugging in to use, then close door/have all clutter appliances put away from counter.)

@@mf6374 Texas. But hear me when I say this. If I lived in California, I wouldn't move to Texas even if someone handed me 100K. to make the trip. Schools? Terrible. People? Terrible. Government? Terrible. Weather? White-hot. Power grid? Terrible. Grocery stores? Fantastic. Houses? Big, but no longer cheap. Think, Denver prices at this point. Great roads though. Just no longer worth being here 😭 We are on our way northeast.

Lord, that's the starting price of the townhouse I'm building in Maryland! I'm always so shocked when I see what houses cost in other areas. That house would probably be $2M-$4M in the DC metro area.

Love the coffer ceiling in master, shiplap walls, staircase is amazing, closets are not quite there, vertical striped walls are a nice touch, barn doors in game room

One thing I have noticed about most of these new homes is that the windows are very small. I am a person who loves big windows to see the outside and a lot of light will come as well. I haven't see too many of such houses, don't know if having big windows cost more or what exactly. But overall this is a nice one

Let’s talk about NFTs.
I am sure you must have been wondering what the hurrah is with ‘NFT’.
NFT means Non-Fungible Token.
What is Fungible & Non-Fungible?
To be fungible is to be exchangeable and replaceable. You say something is Fungible when you can replace it with something else of equal value and equal type.
The Breakdown:
Let’s say you order a Black iPhone 13 Pro Max. Imagine Apple manufactured 500 million copies of the Black iPhone 13 Pro Max. Now, you don't care if the one delivered to you was produced in China or in Finland, all you need is an iPhone 13 pro max!
That iPhone is Fungible because there are over 500 million copies of it and you can easily get a black one and drop it for another black one. There are lots of such phones, many of them around the world.
Another perfect example of a Fungible commodity is money. Say I lend you $100 and I gave you a single One Dollar note in the lending process. By the time you want to return it, you can return it as two $50 notes or five $20 notes. It doesn't matter how you do it, if it is interchangeable & still maintains its value, it is Fungible.
A token is a unit, A singular copy of a thing .
NFTs (Non-Fungible) are items that are unique and rare. If you part ways with them, you can't get them back.
For example, an autographed book is a Non-Fungible Token. There is only ONE of it. If the book is lost, there is no other. It is not your regular best seller found on every bookshelf. There is only one copy of the autographed book.
Even humans, we are Non-Fungible. If you die, no other person is EXACTLY YOU.
Now, when it comes to NFTs in the crypto world, they are digital assets that you store in your Ethereum wallet. They can be (and usually are) artworks, GIFs, paintings, Tweets, etc. Anyone can create an NTF and put it up for sale.
NFTs are worth a lot of money. It doesn't stop there, their value grows as they become more popular. The majority of NFTs look ridiculous for the value they offer.
The Real Deal:
Although you may think any NFT (let's say an artwork for example) is something you can just copy and paste or save as JPEG on your devices, actually that’s not the case.
NFTs are based on cryptographic technology that does not allow duplication to happen.
That's why people theoretically ascribe value to them because they are scarce. Also, the Ethereum platform can identify and detect original NFTs, hence there can be no fraud.
In conclusion, NFT is a thing created by people that love art for people who love art.

I rather doubt this one is in the $415,000, bracket range then imagine it empty and all the beautiful furniture needed to fill it, but whoever designed these houses congratulations beautifully designed and finished. Just love the brick finish on the exterior of the house.

Its a lovely home. ❤️❤️❤️Kinda hurt seeing people living your dream. Just having a home, that alone, is already an achievement. Don’t be fooled by the price. Starts low at $450k but if you want upgrades, you’ll end up paying around $100k more. Also ask the realtor the home owner price and tax before signing off on the deal
I was going to say the same thing. That model easily has 100K in upgrades. The 415K version would look nothing like that other than the layout.
I just purchased this floor plan in Austin. The layout is a little different (elevation B). The starting price was $517 and that was 18 months ago (not sure about the $415k price) but I got 17k in builder incentives which put me right at $500k. I also had to purchase the lot for an additional $40k (depending on size and location this will very to as low as $10k) So I’m sitting at $540k without up grades. I added $140k in upgrades!
even so it’s still a great house at 500k

Great tour, when giving dimensions, always put in the ceiling height. most important.
You pay extra for the ceiling hight so they dont list it.
@ 5:22, I call this a dysfunctional bathroom. Get rid of bulky tub and large cabines, 2 sinks apart & yaky blue color. Use one wall with glorious showing off wall paper so you look in mirror see gorgious wall design/focal point of interest. A Luxury bathroom needs a large shower big enough for 3 people, with water hitting you from all sides and top with glass surrounds, a seating bench for 2 & wall build in for shampoo/soap/ sponges/ great music sound system/water proof space for phone to hook up music or answer calls. Outside shower a towel warmer on the wall, build in closet for hair/makeup/teeth supplies & appliances near the 2 mirrors and sinks. Ceiling fan with air filter & dehumidifier to prevent mold. A closet near bathroom is a bad idea for keeping clothes clean and odor free but having a small racked place to hang clothes you wear before coming out of bathroom is a good idea. To make bathroom with a spa idea in mind; add a deep tub with great jet pressures/make sure it has self-cleaning mechanism so mold dont develop in jets.

Features and upgrades are going to put this home well over $415K!!! Perspective buyers should ask what’s the average cost for upgrades and add that to the price! Plus new construction homes must have solar so add anywhere from $8K - $20K depending on the builder!

Not true about solar. Only certain states make you add some solar panels ( California is one) Texas is not. Mark is dead on with the upgrades, starting price 18 months ago was $500k ( still good) but upgrades are averaging about $80-$120k. I spent $140k!
