    Shelby is refeshing because she stays real about her life and the ups and downs, but at the same time she doesn't complain she learns from her goof ups and moves on. Shelby is resilient and I admire that. Happy 4th! 🎉

    This actually happened to me as well - a large property management company took our entire security deposit and requested 1k more for damages... the damages were all due to a flood that happened in our apartment, so they had to replace all the flooring/carpet + other misc things. Long story short, I took a video of the flooding and posted it online/tagged the company. It went viral and the director called me to take the video down and sign an NDA, gave our entire security deposit back and 4k on top of it. Point is, take video/picture evidence of EVERYTHING.

    Always take photos or videos of the empty space, when you leave it. That way, you have proof of what really needed fixing.

    Lesson learned. Anytime you leave a rental take pictures of everything! Then when your landlord plays these sorts of games you have proof. Even without that Shelby, I would file a small claims case against her. In Washington State they will require mediation before going to court. Filing the case and the mediation process can incentivize the landlord to give you back more because they don't want to waste their time. Also, you will surely win on the 'wear and tear' items. You don't need an attorney so it is only the cost of the filing. Could be another vlog?

    I'm blown away by what your old landlord charged you back on your deposit. I've lived in a ton of rentals and I've always gotten back almost all of my deposit. That lady took advantage.

    You can't touch up paint on the wall unless it has a flat finish. If it has any kind of sheen, especially in high-end units for ez of cleaning, you need to paint the whole wall, or the paint patch will be visible.

    I'm a building manager for 5 buildings in Queen Anne and those seem like crazy aggressive charges. The painted wall I can understand but not the places where you simply hung things. However, before becoming a property manager I myself left behind some drapery rods once and I actually didi it on purpose. They were expensive and I naively thought they would be appreciated . LOL I was wrong and I was charged.

    I lived in my last apartment for 6 years and the girls doing the move out inspection said it was the cleanest one they'd ever seen, yet I still ended up owing money! They charged me for not cleaning the carpet when they were going to replace it anyway... I sent several e-mails and made phone calls to a couple different people in the company, but they were stubborn and I still had to pay the full amount. Glad you got some money back though!

    It doesn't surprise me that they used the most expensive company to do the repairs. I'm sure that was done on purpose. Didn't you have a form to fill out when you just leased the place to find out if there was anything you found wrong with the place? So when you leave they can't charge you for that. I did that when I used to live in an apartment.

    Hope you can fit in a Tesla roadtrip vlog and take about how your Tesla is holding up as I believe you mentioned it was a 2019. Listing both good and bad on how the Tesla is four years into ownership. Also, with the price drops and incentives, are you considering upgrading? If so to what?

    That is a typical landlord money grab. I moved into a place with old carpet and lived there for 5 years. They wanted to charge me to replace the carpet. I pushed back and they did not deduct it. I would take her to small claims court.

    Glad I'm not renting anymore. All of those places that have management companies do this to everyone. It should be a crime honestly. It's ridiculous how much they charge for non issues.

      I swear part of it is to hide that they didn't put the security deposit in a savings account like they're supposed to at least in my state they are and they never do. I always walk through with them so I can yell at them. Also, many states have laws that if you lived in a place for more than XX years they have to replace the floor anyway without a cost to the renter due to natural wear and tear like Shelby said, but I thought you had to be there more than 5 years. Maybe Washington is different.

    If you were to get a torchiere, up shining lamp for the dark rooms, it will help your light issues. Controllable for brightness and spectrum/color temp. Imagine what you would do to turn it into a working space for a painter...

    That security deposit was insane!!! Ours was $600 and they charged us $300 for a heavy cleaning. I asked for proof and they sent us photos of a clean apartment, and some fingerprints on the fridge lol I did not stop bugging them and finally they gave me $100 back. I’m also in Seattle

      I believe since it was a private owner they charged her a months rent for a security deposit. I see that a lot when I was apartment hunting in CA.

    On topic getting deposit back… if have an electric store just got dollar store for the burner covers. My apartment complex (small but LLC) charged me $35 X four for those damn things.
    My neighbor at that place became my friend and she gave me the 411 because she worked in the complex office…
    Definitely find out in your state
    what the rules and regulations are for your security deposit back . I moved out that place in Illinois and was about get more back than what the rental company was going do. I just had wait till they pushed it to their law office.
    Also, remember the company is earning $$$$ on your deposit in interest. So make sure you’re receiving that too.

    Very enjoyable and informative video. Before moving into an apartment probably good to get estimate of move out deductions applied to security deposit refund. Also, good to know what prep work is done to an apartment in between move ins. Example, if apartments are painted then there should be no charge for touch ups at move out. The more you know before you move in the better you are prepared for move out charges.

    Shelby when we were moving out of our last apartment, I literally called them before we left and asked what the name of the wall color is so we could fill in [the TWO] places we hung a painting and she said we shouldn't worry about it. She said "that's considered normal wear and tear and you two are just two quiet adults with no kids and no pets and our maintenance always notes how clean the apartment is when they come in on maintenance calls". So like idiots we listened to her and they took away most of our security deposit! They charged us $2 per burnt light bulb! I was so mad that I couldn't even call them.

    I was a property manager for 15 years and agree that those charges sound excessive. Also have to clarify what you said about carpet replacement. In my experience 80% of the time carpet replacement is due to damage and therefore the tenants responsibility vs normal wear and tear. I have seen some crazy damage to floors from pets

    I'm just like you!! I NEED sunlight/ windows. Could you try a sunshine light that you could shine on your face (for vitamin d too!!!) and adding some purifying plants? They helped me in my office when I was in a basement type office with no windows, at all!!! Good for you for getting out often!!

      Well they can't just paint a piece because it is very hard to match paint. So they paint the wall or maybe the whole room. For a fancy place, I can see them doing that. But you can also go to landlord tenant court to fight it.

    Several daylight recess ceiling lights on dimmers whole room coverage, will help on overall esthetics for filming. There are also smart recessed which can be programmed alternating thru the spectrum of lighting for your needs. Upgrade game changer... Unfortunately lamps just accentuate the dark areas that they are incapable of lighting up. Good luck.

    They hire the most expensive company because they charge you for it, they usually get a discount because they have a contract with the company already and then they pocket the extra money. Dont tell me they dont, because I know for a fact, some homeowners and landlords DO.

      Interview each potential renter.. and tell them to bring everyone to the interview that will be living in the house. And.. do inspections of the house, every 6 months, to make sure they aren't destroying the house inside.

    Most states award damages for not handling deposit situations and damages correctly. I'd fire off a certified demand letter and get your money back.

    Another great vlog! Sucks that the security deposit returned was so little! It should have cost that much at all to fix those things.     If you detail and estimate each individual item you will increase the total significantly. Its a tactic to rationalize the money you don't want to/never intended to give back, just another "profit center".

    For a fun hobby I'd recommend trying riding class. There is a change you will never stop taking them after trying once. Is it really normal there that owners can just snatch you deposit like that. Small marks on the floor and such are normal wear and tear. I used to have extended insurance which would have covered most of the legal fees if I had to sue someone over rental disagreements. Now I only rent places without needing a deposit, only a good credit score needed.

    well you should actually do a walkthrough with your landlord when you hand over the keys. at that point they'll point out any deficiencies, and you'll sign off on them. But that is absurd that you only got back less than 50% of your deposit.

      The apartment was brand new. Luxury place. She left damage and was charged for it. And is now complaining and looking for sympathy. I liked her vlogs but this is just shady from her part. She even had a video of those diy projects showing her damaging stuff at that apartment. But I think she was advised to remove it.

    Whoa! I had a tenant move out recently... she lived in the place and well, she definitely lived in it (and a dog with dog damage), but I just chalked it up to normal wear and tear and gave her back her entire deposit. Guess I should have been a bit more picky!!!

    I've never not gotten 100% of the bond (security deposit) back, but then I always leave places exactly as I got them, except for some unavoidable tiny wear and tear. That seems way too much and I would be so pissed off?! It's not like you trashed the place or broke things!

      “Pristine condition” is a bit excessive to expect a tenant to do. Wear and tear is normal and should be the landlords responsibility to take care of in between each new tenant.

I recently sold a rental property, because I had enough of the managing agency, acting on behalf of the useless trustees, complaining about maintenance and non-standard fittings. It is difficult to get a handyman for small jobs, so the home owner needs pay for more work than is necessary.

    WOW!!!!! I am so surprised at the security deposit information. She absolutely ripped you off! Can you request receipts to show her expense costs versus what she kept from you? This is just further evidence to show you to put your money towards a home purchase instead of renting anymore. Even if you decide you don't love the area, you can then rent it or just sell it then. What are your plans after staying at Monica's this summer?

    Shelby, Yes - u were taken by that Management Co. - that's what happens when u deal with Corporate. They should have sent u an itemized list of damages and how much they were charging u for each item to be repaired. So u would know how much money u would receive back from ur security deposit. I believe u should have rec'd this notice within 30 days. You should have disputed most of the charges - and taken them to small claims court - u would have won. They didn't need to hire a contractor -- just a handyman. For marks, scratches, pin-holes on the wall from hanging pics --- should not have been charged. Yes - it's wear and tear. Glad u let us know - so people will be aware of this scammy company - and others. I never let people/companies scam me. Pics of every room should have been taken on move-in --- and move-out.

    Moral to the story... renting sucks.. they always overcharge and you will not get the security deposit most of the time; they find BS to charge you so they won't give the money back... So where you live just note you are not getting it back.... LOL
    If you want your money back you have to take photos of the before you move in and the after you've moved out and do a walk through of the property with the people you leased from... record the conversation via phone in pocket and if you are in a state where you can record the process of the inspection to prove your self correct in asking for full deposit back then this comes in handy... I've had only one location give me all my money back on a rental unit... all the others... NOPE... LOL

    0 respect for people in the trades. I feel everyone deserves the same pay per hour so whatever you think you make per hour is what you should be able to pay someone to do work. That includes fixing up an apartment that you left. As people gain wealth they still want people to be slaves and paid less than them.

    I had a similar situation where the landlord was aggressive on interpreting the "damages" to the house we rented. We left it cleaner than we found it and he grabbed $200 for two holes that we filled but did not paint. Left us with a real bad feeling for an otherwise good experience. Skummy landlord. Push back on it and he got more aggressive in his communication so we just backed off.

I was watching it and I could not believe she was even allowed to do all that diy nonsense. No wonder why she had to pay that much because there is an actual damage. Diy is not an improvement for such a place. I cannot recall exact stuff she did but pretty much screwing random holes that damages walls (not professional type of stuff), probably damaging kitchen counter for using hand saw on it🤣 I think she removed the video as I was trying to find it but couldn't. I bet her landlords saw it. So I don't understand why she is complaining. She literally posted her diy on the internet for her landlords to see it😆

    The berries probably had hepatitis A, which is a type of hepatitis transmitted from fecal matter. In the case where a person washed their butt with hand, does not was hand with soap but process to cook or touch food stuff with the same hand

    Landlords are greedy. Kick backs from contractors to Landlords is a common theft mechanism. Are you still happy with SOFI business banking? Thinking of opening an account
