It's amazing what can happen when take truly the pressure off and stop thinking about something. For months I debated between doing my Masters in Dublin vs Edinburgh... I had always wanted to go to Ireland and Dublin was my first choice, but suddenly someone recommended Edinburgh to me and then when I was accepted into both universities, I tortured myself over the decision for months. Finally, I got so sick of all the pressure that I just said f**k it, I can't think about this anymore, and I gave myself a three-week break with no pressure to think about it or make a decision. After a few days, I woke up one morning and was just like, "I'm going to Edinburgh". And that was that. I just went with it and stopped torturing myself. I ended up having a great year studying there and met my husband in school there! There is no "right" or "wrong" choice here, it's all a matter or perspective and your heart will tell you what it wants once you release it from your mind💕

I grew up in the 70s and 80s and the desire to invest in real estate was definitely not a thing. I'm in Australia but I don't think it was any different to the US. I was just telling my son about the time in the 80s when my parents mortgage had an interest rate of 19% and my mum started buying powdered milk and mixing it with water to make jugs of milk. It was gross but we really had to tighten our belts!
I replace my workout sneakers about every six months because I want to avoid hurting my feet. I too have flat feet and do use custom inserts. I buy my Brooks from Zappo’s because they always fit right and free delivery is usually less than two days. Take care of your feet and they’ll take care of you is my motto. Always enjoy your videos. Set up a time to do a one-on-one tennis rally day with a friend. You don’t play an actual match, just lob the ball back and forth, practice serving, etc. I think my backhand really improved by practicing in a no stake situation.

There are different options for playing tennis with yourself. There is a net (almost like a football/soccer net) that you can hit and it comes back to you. You can also rent a machine at a tennis club that hits ball at you. Involves a lot of picking up balls but is a good training. The ball you bought works but involves a lot a lot of practicing. True, real estate investors are more prevalent. Plus, flips escalate prices far more than the market would normally increase. There are also a lot more of corporate owned single family residences than there used to be. All of these factors negatively impact first time buyers. Tether ball 🎉

Excited to see your new main channel video. Curious what you'll cover with it. I'm a small land'lady' myself and it's a little frightening to see the debates around landlords. A lot of folks don't understand the ins and outs, for instance, they want rental price caps, but don't understand that property taxes and strata (similar to HOA), and repairs costs aren't capped there's no way you can have a rental price cap without capping the others. Also, so many people don't understand that if the small landlords get bought out by companies like Blackrock, we're in for a world of hurt. Those companies have lawyers to really screw over renters and they have the funds to let properties sit vacant. Immigration was never brought up until recently. In Canada, we bring in more immigrants than we build houses and then wonder why there is a shortage of homes. (And medical care, schools, etc.) It's only now being talked about more openly, but I feel it's far too late. It's a little scary and I hate thinking of what sort of world my child will inherit. 17:34 - i wonder if it is "low" becuase you're not hitting it hard enough...back when my frienda use to play, we found out that it wasnt just about hitting the ball over the net but you had to also swing and hit the ball in auch a way that when the ball make contact qith the racket there is a sweet spot where when it makes contaxt you juat know this ball is going to be sweet. I dont know how to explain it but a lot of timea those hits would come almost at or near our waistline height but its on its way down but by then pur racket had already been in motion to anticipate that location and even though the ball is kind of low and we "whaled" on it, it is not bouncing up into the air but irs hurling back over so fast but it's like right above the net and it sounds just perfect... It's so hard to explain... 😢

Get a ball hopper and every time your balls go stale put them in there. When you have a decent amount you can use the hopper to practice hitting your strokes. More opportunities to get ball contact and easier pick up at the end of the session. Pro tip!
I think many factors are contributing to high housing costs. I also think the way are families are structured today can be a small contributing factor. Forty or fifty years ago people got married young and started families. That doesn’t happen as much anymore. So if people are single longer there is going to be a higher demand for certain type of housing. A single, childless twenty something has no need for a three bedroom house.
About you moving; why dont you see it as a challenge figuring out video ideas and such if you would live in the town Sam lives in? I bet you can come up with things. You do a lot of day in the life anyway, so why not give it a shot?
Regarding real eatate investors...a lot of it has to do with the tech boom that happened between 1996 to approx 2019. A lot of people earned ALOT of money and you have to invest it somewhere. Not everyone understand stocks but mostly everyone understands equity esp here in CA.

Shelby a lot of us are worried about you. Orthorexia, an obsession with healthy eating and exercise bulimia, an obsessive need to exercise, both come to mind with you. You focus heavily on both, never eat unhealthy, not even treats, etc. It’s concerning.
Lol you don't need to worry. I eat "unhealthy" all the time. I just try to eat healthy 80% of the time. I had pizza last night and it was awesome. working out 3-4 times a week is not obsessive - it's just a habit I enjoy!

Funny you mention House Hunters. Last night I watched an episode where two sisters were buying a house in Palm Springs. They were a lot older than you and Monica but in the first scene I recognised the backdrop as Palm Springs. What have you done to me? 🤣🤣Isn't it nice after a lot of travel to come back home and 'veg' out. Totally enjoy working from home after 34 years of travel for business. My god Shel, I've read that book too, quite a few years ago. We started investing in real estate 20 years ago. We can use our superannuation (like your 401K I believe) for investment so the average Joe can invest 🪃🪃🦘🦘🤔🤔.
