    Thank you so much sir Maestro for your clear explaination. this is what I'm looking for. If I may ask nalang din po. Is there a standard percentage of those different bonds relative to contract amount? thank you po. Newly registered contractor po pala ako sa PCAB sir. So these kind of topics are really helpful to me and to the allied professionals.

    Hope all is well with you po. Sana mapansin and masagutan din. Sir, ask ko lang po if for example na turnover na po yung bahay samin then gusto po namin ipagawa yung gate namin. Si Kuya ko lang po ang gagawa para makatipid kami. I asked our Developer and was transferred to the After Sales Department. Bale ipapakita muna daw po namin yung design ng gate namin and sasabihin po nila kapag approve or hindi. Heto list ng need bayaran.
    Roof Extension/ Flooring - 3000 contractor's bond 500 admin fee = 3,500 total refundable 3000
    Fence, Gates, Grillworks - 3000 bond 500 admin fee = 3500 refundable 3000
    Home Extension - 5000 bond 1000 admin fee = 6000 in total refundable 5000

    Tapos kukunan kami surety bond na 120k 15%, kung magbabayad kami surety bond and di sya refundable pano na kami kikita sir

    Question Arch based to experience which we just let it go. Ano naman po ang protection ni Archtect/Contractors kung si client naman ang nagkaroon ng change of mind na bawiin ang contract dahil narealize niya na kukuha na lang sila ng experience foreman pra mas makatipid at binabawi ang downpayment?

      Review the terms and conditions of your Agreement and see to it that you have provisions on your protection on breach of contract.

    Question Arch. Dahil added expenses itong mga bonds at insurances, tama lang po ba na icharge ang lahat ng premiums sa client ?

      Ussually lahat ng premiums ayg naka charge yan sa Client as part ng overhead or prelims cost ng Contractor when he sibmit its bid.

    Sir ask ko lng po if yung bahay ba is under pa ibig na need tlga mag cash bond kung papgawa ko lng nmn yung mga room cabinet at kitchen cabinet? or internal winddow grill. 3 days lng pwede gwin pero kpag lumagpas na sa 3 days dapat mag bond. slamat po

    Sir, question plse. What happen kung di mag agree si contructor n kumuha ng performance bond? Ano magiging repercussion sa owner??

      Pag Di mag function ng maayos si Contractor wala kayong hahabulin na 3rd party na mag guaranty sa contractor s performance

    Magpapagawa ako ng house and may hinihingi ang developer ko na 120k para sa construction bond. Ganun ba tlga kalaki ang bond

      Dependi po sa subdivision developer, kung sa magarang subdivision po kayo baka possibly din na ganun kalaki.

    Sir in Government projects, Performance Bond and Contractor's all risk insurance are requirements ng notice of award before signing of contract agreement and notice to proceed, ang question ko po is ano po ba dapat ang validity ng contract? Yong from and to na date ng bonds,

    Sir g'mrning po.. may issangguni po ako tungkol s cash bond n hinihingi smin patungkol s gagawin nming kusina ung space s likod ng bhay nmin.. fully paid n po nmin ung bahay at lupa.. ang hinihingi po smin is 100k cash bond, pag nirefund n po nmin 80k n lng ang ibabalik, msyado po atang malaki ang cashbond nila? Sna po matugunan nyo ang aking problema.. GOD bless po.

      Di ko alam bakit ganun ka laki, sa mga Subdivision, ang purpose ng cash bond ay kung sakaling may na sira sa gutter at di naayos doon kukunin ang pang pa repair... Some only asking 15-30k.. Kaya di ko ma gets why it is so a huge amount.. Inquire niyo po kung yan talaga ang standard nila... Siguro baka nasa executive village kayo kaya ganyan din ka taas ang rate

      @@maestro_coffeetalk sir pag executive village po b gnon tlaga kalaki ang cash bond.. and ung 20% illess nila for processing fee? Sobrang laki po kc kya balak ko pong i consult s lawyer kng nsa batas po yon.. kc po ung nsa contract to sell n pinirmahan nmin n nakapaloob s deed restriction, is (in no case lower than 10k) ung cash bond..

      @@binggarcia4469 kung ganyan po ang nakalagay sa deed of restriction, pwedi niyo po pa assess sa kanila kung anu po ang possible na damages sa area during the course of the construction and how much more or less it will cost for the repairs, then pwesing approximate po nun amg cash bond.

      Usually for bonds it's 0.40%-0.55%.... For CARI is 0.15%.. (Dito naglalaro ng % of the amount declared base on Contract)

      yes, if the request for the release of retention is within the period of defects liability time (less than 1 year). After the warranty period, release of retention can be released even without the guarantee bond.
