    Frank is right. My two cents:
    1. All prices are 'negociable'. It is expected that you negotiate about the price.
    2. Use local newspapers to find listings: www.clasificadoselmercurio.com.ec/classifiedscategory/arriendos/ and El Tiempo.
    3. Rural Cuenca (El Valle, Ricaurte etc.) is cheaper and has its own charms. When you don't have a car, make sure that the house is close to a bus stop for the blue city buses.
    4. Hire a local, bilingual house hunter who can talk to the owner and who knows about the local prices.
    5. When talking with the owner, don't be too enthusiastic, but be reserved (just like the locals are used to be).
    6. Do know that owners prefer foreigners because they have the name to be more reliable. Use this assumption when negotiating.
    7. Ask about internet connections, even in urban areas. ETAPA, the local utility company, has severe problems with providing internet access at every address. In case of a newly built house: ask about the availability of electricity and water.
    8. After you have signed the contract, go to a notary to register it. This protects you against unexpected price increases or even worse.

    Wow this is so expensive... I live in Buenos Aires 10 blocks from Palermo in a two bedroom apartment and all expenses water gas electricity internet $500... Cuenca Ecuador seems to be a little bit overpriced...

      GI Joe Givargis - That's tourist prices, meaning that's what most people are willing to pay when they come to Cuenca, they don't really know how to "go local" and they head for FB and well, you know the rest of the story, however, you can get 4 bedroom 2 bath houses and apartments here for $300, if you go away from the tourist trap websites and real estate agents!

    International living, the magazine, is a bit of a joke. I subscribed for several years. There were always glowing articles about different locations in the world which were uniformly enthusiastic. A lot were pitched as "investments"......"time to buy on the Costa Del Sol', etc. There were occasional oblique references to crime "it's everywhere in the world".....but rarely were there any mention of negatives. But what Frank has illuminated is accurate. Prices go up as soon as the gringos discover a place. I lived in Puerto Vallarta for awhile, and still watch the real estate market there. It is a beautiful location, and a decent quality of life, but the real estate prices are not good value, and closer to Southern California prices than one would expect. This is a direct effect of the movement of gringos into the city. I don't begrudge the fact. By the way, you still cannot drink water out of the tap of your $500,000 condo there!

    Fortunately, I speak some Spanish, and have friends in Medellin. I get to know people, and the area, and I can beat those prices any day. After all, one of the reasons I travel is to get to know the land, people and culture.

    Private rooms with bathroom abs access to house and kitchen. 150 to 225 monthly with internet.

    Landlords can ask whatever they want for rent, it does not mean everyone is going to sign on the dotted line.
    Personally, i never pay the listed price - here in the States, or when I travel. Haggling is my way of life.

    It is true, wherever Gringos go prices change for the worse - It is unfortunate but non-Gringos believe that 9 out of 10 Gringos are wealthy - especially when the natives compare their own financial situations.

    Thank you for your honest information on pricing. I now would ask how does one work around this? Is there any contact sources that could be a trusted prior to traveling down from the states? Expats that may be willing to help with a initial visit or establish a line of sharing information.

      It wasn't always that way. After the onslaught of foreigner pricing in the best areas the locals have no choice but to stay out of those areas. I use the term 'best' loosely because what is best in a tourist's eyes is not necessarily so for a local and a full time resident. Also real estate agents will show you 'lower' priced rentals that are dumpy as a bait and switch. I find many locals' property that is actually quite nice. Just take a look at all the properties I've rented. Thanks for commenting.

    Hey Frank. i went to the web site, and could not find a contact email. i did see the book a call thing. Well we took a look at Panama last year, realized it is not the right place for us. But now it seems there may be one place(at this point in my limited research) that might be. I am not interested in sharing my relocation ideas on open platforms anymore.     Frank, try to use the same analytical thinking of yours for health + dental care, and all that goes into aging. Lot of people have money for rent & cars & T-shirts (your favorite items in your talks) but many here in US can't figure out how to pay for health care costs, dental expenses (not only premiums) which could be more than all other items combined, including rent....

      @@jasoneby6923 I thought that health insurance was mandatory now for expats in EC and that the cost is 18% of your monthly income. Is that not true?

      @@candybishop513 no, on the Ecuador Expats FB group about two weeks ago, an expat living in Ecuador said the government reverted back to the former pay structure for IESS at about $70 per month per person.
