    This is one of the best pros and cons video I've seen on Emmett. My husband and I came from your typical suburban Californian neighborhood. We checked out the whole treasure valley on our first visit. We didn't really find anything we liked or find a property that we could agree upon. We came back specifically to look at Emmett and were both in awe coming down the mountain from Freeze Out Hill. It took me some getting used to the rural vibe and a little bit of culture shock but we love our five acre property. We love the fact that it's not as crowded as the hustle and bustle of Boise and Meridian. We were trying to get away from that life style. Another thing is we didn't want any HOA's or CCR's. We are happy with our choice.

    We’re seriously considering a move to Emmett after an exhaustive search of ID. Currently, we’re a multigenerational family of 7 in central Oregon anxiously and impatiently waiting for the border to move. We finally decided we don’t want to wait to be part of the Idaho family. 🙂 Question for a local: how often is there flooding in Emmett. I’ve seen reports of flooding close to the river but the info is sketchy and not very specific. I notice some areas in Emmett are 100 ft higher than others so I’m not sure how hard we should try to be at a higher elevation.🤷‍♀️

      Hey there! Yeah. I dont think the border is ever gonna move. Let's just be honest. It would take ratification from the Federal Govt. I don't see that happening, lol! It would be nice to add like-minded Eastern Oregon 😁
      As far as flooding in Emmett. Next to the river would be your highest risk, if it does happen. FEMA has maps available to show flood plains. Of course, if you're in one, you'll have to carry flood insurance. However, I wouldn't expect a catastrophic flood to happen anytime soon. This also should address the elevation question. I'd just keep some distance between you and the river, if that's a concern 😁.

      @@MikePetrasMPRE Very cool. Thanks for responding. So is there seasonal flooding in Emmett? I grew up in an area of rivers where it was common for downtown to be under feet of water at times so I’m familiar with “higher ground” 😁

      @@zuzupetals6025 Not where downtown is underwater, or the city :). If any at all, it would be near the banks of the river. However, I haven't heard of that either. The rivers were exceptionally high this year...all of them were (Payette, Boise, Snake). However, no reported flooding due to such. At least I didn't hear of any.
      If the dam were to break (Black Canyon Dam), well......I think that speaks for itself.

      Traffic has been increasing everywhere. Not just Emmett. I live in Star, more complaints here, lol!
