I have garden envy. I love my home in Popoli. But the one thing I did not get there was any garden space. What a wonderful home. What a nice home and a beautiful area.
Very nice, I like it just the way it is. Perhaps with some small changes in the pink house, like opening a door from the front hall into the kitchen to improve the flow and make it easier to bring groceries into the kitchen, also opening a door from the dining room to the garden, then make the walk in dressing room into a bedroom, and use the small bedroom as an office/reading room. I'd keep the small house as a guest house, puting a small wc under the stairs where the kitchen area is, leaving a small sitting area by the front fireplace, then make the back room into a kitchen/dining/living room, and have a bedroom and full bathroom upstairs. I'd also have all the fireplaces fully restored. The carport area would make a great summer kitchen, which would be convenient to the food gardens, and the driveway still has plenty of parking space for two cars.
Great price for a really nice property. So many bonuses here. Expansion, gardens for veggies, pets and BBQ. Carport plus off street parking. Great value. Will not last.
I would definitely expose the bricks in the sitting room and dining room, I would keep the large closet upstairs , the two bedrooms are large. The house next door I would just fix up and keep it for friends and family. The large driveway and garage is a big plus.

Love this property; immediately liveable. If the rental market supports it, I'd turn the main area into a rental and fix the small unit as my home. Long term could combine the spaces. The main house needs exterior paint, new entrance from the foyer into the kitchen, & expose the stones in the 2 walls you mentioned.
I'd open the kitchen up from the entry and into the other unit, if possible. The upstairs rooms in the second unit looked, at first glance, to be quaint and I'd leave them; the back room would be a nice crafting space/studio (for me). Oh yes, I can see potential here all the way around.

As David tells us, the owners are taking their furniture, with the possibility to negotiate for those huge wardrobes if the buyer wanted them (I imagine moving them would be a bit of a challenge).

We'd swap the living room and dining rooms, create a door from what is currently the dining room to the garden (if possible), reopen the door from the entry to the kitchen for better flow. By merging the two houses we'd enlarge the kitchen, enlarge the smaller bedroom into the upper level of house 2 to create a large master bedroom with an ensuite. By merging the 2 gardens you could have a massive outdoor space. I have to say, the floor tiles and the woodwork in house 1 are simply beautiful. Definitely would reveal stone inside and outside where feasible. We could see ourselves living here.
In the brick side I would take out the staircase and block off the ceiling. The upstairs would be opened up for luving space for the larger house. The downstairs of the brick house would a small rental for BandB.

Why not just cut a rectangular opening in the wall between the living room and dining room?
Or perhaps a small archway, but that might make furniture placement in the living room more difficult.

Do you have to be an Italian citizen to purchase property in Italy ?
No. Just pay the higher 9% transfer tax (presumably included) if it's just a holiday home. If u become a permanent resident, tax drops to 3% ....
No, but as a foreigner, you have to use it as a vacation home. You can’t live there permanently without a visa just because you want to lol
