Absolutely without question the 2nd condo.... its so much more room, has so much character including separate living zones. Those windows allowing all that sunshine and light in... And its cheaper than the first one. I could see you living there Shelby, its beautiful to start with but gives you the opportunity to do some reno's and updates. Before the fires, the best option definitely seemed to be building a house from scratch on a teardown lot in Woodland Hills. Proper luxury house for 1.3m in a decent neighborhood in LA is a steal. It's no contest. Now demand might be ridiculous for the next 3 years. On the flipside, there might be a lot of folks at a certain age that don't want to rebuild and will move to their children so as many as half the lots could be up for sale. A lot of people hesitate when it takes vision to imagine the neighborhoods coming back. Getting a lot in Palisades will still likely be a bare minimum of 2.5million before cleanup. Altadena you might get a nice lot for 500k now. AAC blocks and steel truss roof might be a good way to go these days. It's both robust, affordable, easy to build and non flammable. Which might be important for insurance. A non cardboard house. Who would have thought.

Will be really interesting to find out. My opinion is that the media is overblowing it. 15k structures is a lot for a disaster. But LA is the second largest metro in the US. It’s barely a drop in the bucket in the aggregate housing stock. Maybe at the ultra luxury space bc there are only so many $50mm homes. But if you are looking for a regular sized place there are literally millions of them in greater LA. We will see.

Everyone says it's expensive... Heck where I live 800k will get you 3BR, 3BA, LR, DR, Bonus Room, 2 Car attached Garage, with a large yard. Around 2500 SQ. This home will not look as "up scale" as the condos shown here.

You have to look at it long term to make it worth it. Even still with a close to $900 HOA in perpetuity it’s a tough sell.
