- Lani Huang, 25, earns $58,400 as a public middle school math teacher in Dallas, Texas. She made an additional $1,212 from teaching virtual summer school and making instructional math videos for her school district. She recently bought a home for $155,000.
This is the latest installment of CNBC Make It's Millennial Money, which profiles people around the world and details how they earn, spend and save their money.

Lani Huang has never had a “normal” year as a teacher.
She began her career in 2017 teaching in Tulsa, Oklahoma, and took part in the 2018 teacher walkouts at the end of her first year. In the fall of 2019, she relocated to a new school in Dallas and ended the term in the spring of 2020 like millions of other teachers and students around the world - interacting with her class virtually as her school district shut down because of the coronavirus pandemic.
Now, the 25-year-old is back in the classroom teaching middle school math to students spaced six feet apart, shielded by face masks with Plexiglas separating their desks, while also instructing a group of students who remain at home through Zoom.
This year, Huang will earn $58,400 as a public middle school math teacher. She made an additional $1,212 from teaching virtual summer school and making instructional math videos for her school district to air on the local PBS channel. She also received a $250 stipend for serving as a mentor to two new teachers on her team and $128 for covering a class for a colleague in December.
Despite the many challenges over the past few years, Huang has achieved some major milestones: She paid off her student loans, moved to a new state, bought her first house and moved in with her boyfriend.
Huang felt it was important to share her journey to financial independence as a second-generation American raised by a single mother. She hopes to encourage young people from similar backgrounds that they can achieve similar goals.
Here’s how Huang manages her money.
Money lessons from childhood
Huang’s mom, Jan, is one of 10 kids and the only one to leave Thailand for the U.S. She arrived in Chicago when she was 25 with a plan to work and go to college. She gave birth to her only daughter when she was in her 40s.
Huang says her mom - who worked long hours for the Chicago Public School district and as a nursing assistant and stretched the household budget on a single income in an expensive city - is the biggest influence in how she perceives money today.
First and foremost, Huang learned from her the importance of saving from an early age, and she now tries to stash away $1,000 per month. She learned that material possessions lose value and prefers to spend on experiences, like travel and concerts, over things.
Perhaps most importantly, Huang’s mom taught her to not rely on anyone else while working toward her goals. “My mom always told me to not wait for a man to get what I wanted or what I needed,” she says. “I think that’s what made me work so hard. If I want something, I know that I have to find a way to do it.”
Paying off debt and becoming a homeowner
Huang studied psychology and Mandarin Chinese at her mom’s alma mater, DePaul University, while working food-service and hospitality jobs. She graduated with about $16,000 in student debt.
During her senior year, she was recruited by Teach for America to become a certified educator and teach at a school that serves low-income students in Tulsa. She taught there for two years and used her demanding schedule, low cost of living and limited social activities to her advantage to save as much money as possible - usually a few hundred dollars each month.
Through its partnership with AmeriCorp, Teach for America covered roughly $12,000 of Huang’s student loans in exchange for her teaching service. And on August 2, 2019 - the day before her 24th birthday - Huang paid off the remaining $4,000 principal in one lump sum as a gift to herself.
Once she was debt-free, she set her sights on another goal on her list: buying a home.
After growing up in rented apartments, “it’s always been a dream of mine to own my own home,” Huang says.

I applied to a future installment of Millennial Money. A little background about me. I am a 26 year old Software Engineer who was originally from California, but living in Pennsylvania. I make around $85000-95,000 per year, depending on a few factors. I have zero debt. My parents, whilst they did college, they never finished due to life complications. They did end up being software engineers/consultants as well, but would spend money poorly. I would like to inspire others to get into tech as well as make smart financial decisions.

What’s the point of showing a “monthly budget” that includes a huge one-time expense wisdom teeth removal? If she spent that much every month she’d be going into debt at a wicked clip. Also, her $155,000 house is not an asset; only her equity in it is. Considering she just bought that house this year, pretty much the only equity she has is her down payment, plus any appreciation.

Even if it didn’t have a mortgage on it, the house would still cost money (because of maintenance, property taxes, utilities, etc.). If you think real estate is an asset just by virtue of it being real estate, then I have a bridge to sell you.

I'm actually pleasantly surprised at her income with so little teaching experience. Everyone complains about how little teachers make so that's a higher salary than I pictured for a young school teacher.

I definitely have thoughts about this episode lol. First, I love everything she’s done for herself throughout her life so far. It’s clear she works hard, values saving, and is pushing herself to do some things she really enjoys and teaching. As a fellow educator, I respect the grind and dedication.
With all that said, she literally laid out a very compelling case for leaving her boyfriend lol. If they can work things out and stay together, even after his being “complacent,”good. If he didn’t have a wake up call already, this video definitely is one for him.
For someone her age, she is doing great in life. This is just the beginning. As she gets older, things get exponentially better.

Probably wanted to focus on how Covid has affected a teacher and in her case, how it's affected her living situation and how her income is carrying the load. I mean, that's the whole focus of this series is how they manage their income. Her income was supporting two people unfortunately. I agree, it comes across looking bad but I think it was just bad delivery. I also agree with everyone else though, Andrew needs to (and should have a long time ago) step up.

I brought my first house in 2017. I was 33. I finished high school and never went finished college. I work as a Government Contractor for a distribution company. No student loan debt and no credit card debt. I plan on investing in real estate soon. Her boyfriend is a bum.
It's a crime that career in teaching is associated to lower wages and less "prestigious" than other careers in the US. Having an education system with great teachers is the key to really investing in our future generation. I am sure that if you ask anyone who is somewhat successful, they can pinpoint to one or two teachers that really made a huge impact in their life
It’s not a crime at all, the requirements to be a public school teacher is not very high. If teachers want higher salaries, requirements to become a teacher should be raised as well.

Cons: There are inconsistencies as her actual budget after taxes should actually be almost $4000. Also, The wisdom teeth taking up a significant chunk of her budget does not represent her average spending since it should only happen once.
The background of her paying off her student loans with her first job and her own initiative is inspiring. I also loved seeing how she works as a teacher within the constraints of the pandemic. More videos like this!

I make two hundred and seventy thousand dollars monthly working with my contract trade Thomas mark only from forex . calculate that amount up to a year and see why I am grateful for my life .
I love this so much for several reasons. I'm an adjunct professor in CA and I am doing online teaching at 3 different schools. I love the representation of teachers in this week's vid! It's been tough but I was able to use this time to make better financial choices. She is 10 years younger than me and she is doing great. The one thing I would like her to do is to start her Roth IRA. It shouldn't be so expensive because she is so young. Pensions are a great perk of being a teacher, but we should also have additional retirement accounts too. Best of luck to Lani!
