    Awesome interview. And just in time, I too was a single mom of three boys and bought my first house in SoCal for 100k in 1999. Super small but the boys had their own rooms. I worked overtime to make ends meet. And our only day-cation was seasonal tix to six flags or Disneyland. Any vacations was visiting family in Hawai’i. Ended up selling our house and bought a house on Kauai in 2008 now worth almost 3x what I paid. After watching this, it’s inspiring me to buy another house using my equity and use as rental property. Glad this showed up in my feed. Thank you 🙏

    Not to take away from this realtors values or strategies but you can retire early as a life long renter. I knew a woman that rented not a condo but an apt, rent only went up 2.5% a year, included water, hydro, heat. She had a job that didn't pay great but that she loved, she put savings into dividends and when she was 40 went part-time, as her dividends paid most of her bills which she kept very low. She passed away in her early 60's, but had a good 20 years of free time as she only worked 3 days a week. She never owned anything but had freedom in a way.

      Many people downplay the role of Advisors until their own emotions burn them out. I needed a good boost to help my business stay afloat, so I looked for certified advisors and found a reputable MRS Kim Berthold, which helped me a lot to increase my reserves so far, from 270,000 euros to more of 600,000 euros, despite current inflationary factors.

    Love this woman. I have been following her on IG for a while. She has always been an inspiration as a single mom running a business and owning her own business. Since the first time I saw her in IG I said to myself " I want to work with her one day". It might take some time but I believe one day I will. After all we both live in the metro Atl area.     Every crash/collapse brings with it an equivalent market chance if you are early informed and equipped, I've seen folks amass up to $1m amid economy crisis, and even pull it off easily in favorable conditions. Unequivocally, the collapse is getting somebody somewhere rich

    Renting also depends on the state you have the rentals in. Some state's laws are for the tenant. They don't have to pay the rent and you're stuck with the bill, plus whatever damages the rent free tenant occurs.

    I have been buying houses for my kids cause I feel the exact same about when they are 18 and wont be able to get a house. Were on track for lawyers and docters to get out of school and not be able to afford a home. Crazy reality that next generation wont even have that opputunity.
    First time i ever heard anybody say it other than me.

      I'll say it. I hear often things like, "I can't afford now as a lawyer in my 40s to live in the exact place I lived in college waiting tables." And that is not even with vast improvements made to the property or neighborhood. 😮

      If you don't own yet there are definitely private lenders out there that will lend if they're enough equity in a property. Flipping takes alot of relying on others especially if you're not able to do alot yourself. I've been there multiple times. Maybe pick up a multi family that needs alot of work and live in one unit and promise payment plus 10% extra to your contractor friend when refinance. Don't wait since timing is rarely perfect.     I'm totally agreed on the HOA. No matter what strategy you take and how discipline you are, the IRS will eat a big chunk of what you make. Sometimes, I just don't want to work any more. The more you excel, the more the IRS takes.

    I empathize with these words. I’ve had 3 market crashes, recessions, job loss and was not given anything at 18 or anytime. I’ve been holding on for dear life because I can’t produce enough to actually get ahead, I can only hold on to what I have. And I have low debt. I’ve never made more than 80k a year. What can u help me with to make enough to get ahead ?

      It’s not about what you make, it’s how much you keep. 80k should be more then enough unless your in a crazy high expense living area.

      I'm going to play the same song...Maximize your Retirement account (fidelity or vanguard), Health savings account, and invest in yourself (skills/knowledge) to improve your self worth. Find a mentor in any field you enjoy. Read books on investing. Cur unnecessary expenses. Good luck

      Buy a home…even a cheap one, get a roommate or get a two family. Use FHA, 1st time home buyers’ incentives in your town…Buy a HOUSE preferably one that can generate some income so as to subsidize your income.

    I listen to her reflecting on her marriage where she attempted to justify to her daughter why she was remaining in a marriage. With empathy & compassion I say that even the phoenix has to due in the fire in order to rise up & fight again.     Important to notice that one doesn’t have to wait over 20 years to get their equity increased from their Real Estate investments. In fact, they can use the equity to re-finance and purchase other rental properties.

    CA real estate is off the charts high...sometimes people dont have a choice to where to buy or even buy based on grocery store or location. Agree that real estate investing is smart

    Worst case senario renters trash the place and you have $70K loss, nonpayment of rent and a hard time getting them out of the place. Renting can be a nightmare.
