For me the summer is my Favorite time of year here. So for me the "Dry Heat" is a Big Pro. I've spent some time in Sacramento CA. and 90 degrees there is way more uncomfortable than 110 here, I'll go out in the middle of the day in summer here no problems I love it. It's the humidity and the barometric pressure that makes it so uncomfortable there (Sac CA.). Been wanting to move back since the late 2000's and finally made it back in early 2021 and I'm glad to be back.
Welcome back to the valley of the sun! ☀🌵 If you love the dry heat this is for sure the best place to be haha! I will take hot summers over brutal winters or humidity any day! 😄
Love the Gilbert area, and you're right it has grown and changed so much in the past few years! What part of Gilbert did you live in? Yeah the past couple years with so many people moving here and the cities growing has for sure brought more traffic. Queen Creek and Maricopa City are becoming the new Gilbert lol
@@LIVING_IN_ARIZONA you called it! I'm inspecting a horse property in QC tomorrow morning, 160k drop in last month. It was quiet when we moved in 5 years ago, off Houston/Baseline. It has gotten very busy in the last year. I picked up Oreganos downtown tonight and thought "quiet small town vibes, big city crowds." The infrastructure, roads and parking, can't handle the people. I feel like our HOA has lower their standards too. Some neighborhoods are to die for, others are 'meh' at the most. Most are typical AZ stucco boxes. :)

Not overrated, it's great escape from winter, gilbert is beautiful laid back evening at Santana village, Paradise Valley AZ not far and nearby lakes and weekend at Sun city and Sedona. Arizona is great place for winter escapes from north and Canada. I advice real estate Arizona to attract Canada buyers.
So true! I actually have worked with several buyers from Canada who have bought vacation homes here or relocated here as well and love the Gilbert area! So many gorgeous places to see here in Arizona! 😊 It's the perfect winter escape from Canada or anywhere else in the US with those brutal winters ☀️
The heat you get use to. I started getting use to it after 2 summers. You also learn to do things outdoors early in the morning or late in day at sunset. Did you mention subterranean termites? That’s a big con in the Phoenix area.
So true, after a while you adjust to the heat and get used to it. Do outdoor stuff in the mornings and find AC for the rest of the day 😎 Great idea to add subterranean termites to the list. Can definitely be a con if you don't get them treated. Good news is that any time you purchase a home in Arizona and do a home inspection, a termite inspection is part of that. Lots of great termite treatment companies that can handle it and provide a multi-year warranty to help address any future sign of those pesky guys 👍
I just saw dead ones in my pool. That means they're here yet again! It's really expensive to treat them after they'v started attacking your house. I'm trying to be proactive this year.
My husband and I relocated to Phoenix 2 years ago and landed in an “affordable” area of the valley after eyeing Gilbert/Chandler, but decided we’d rather have a bigger house and lower cost of living. BIG MISTAKE! We are moving to Gilbert in 3 weeks. We now realize the value of paying more for safety and accessibility.

I don't have kids and I went to Catholic school growing up so I'm definitely not here for the public schools. I do like being able to walk dogs in the middle of the night though without paranoia. I did have some people try to rob me at a fuel station once but I got away and they got arrested. Things can happen anywhere but on average things are definitely safer here.

Great question! It deopends on what part of Gilbert and how big and nice the apartment is, but there are some 2 bedroom apartments in Gilbert under $1,500. Great question! Land prices in Gilbert are pretty high, and there are very few lots available since most of them has been purchase by home builders and commercial developers. Gilbert has been growing so far in the past 20 years and has been mostly built out. There are some neighborhoods and communities for manufactured and mobile homes in Gilbert, but they are not very common in that area. Other cities like Phoenix, Peoria, Glendale, Tempe, and Mesa have way more manufactured and mobile home communities. Hope this info helps! 🤗

But there are also lots of single family homes and builders have been building a lot of new construction home communities there as well the past couple years. 🏠 Apache Junction is expected to continue to grow since there is a good amount of land and prices are lower there than other parts of town. 😄 What part of Maricopa County do you live in? Hot, hot, hot, hot ato nights, too during the late spring to fall. Winters are very cold at night with highs not warm but 50's and 60's. Traffic very bad, and roads get snarled with Snowbirds for 5 - 6 months. I've been here 22 years. There is also a great underlying tone of racism throughout much of the valley. When I was first considering moving here,and upon coming over to check out properties...I was mailed fliers and given them by local realtors with statements including "for white's only, and we're keeping it that way. I kept many of them in my scrapbook.
You forgot to mention the scorpions and wolf spiders that carry their babies on their backs 😑 Oh, and the rattlesnakes that will hang out on your porch to avoid the heat.
There are scorpion, spiders, and snakes in certain areas of the desert or if you live on or near the mountains or in a new construction area. What part of the city do you live in? Good news is that it's rare to see critters like this outside of those areas and exterminators here are used to it and help you get rid of those critters and keep them away. 🤗
Yeah a lot of people prefer to not live in an area with an HOA. Good things is that there are lots of communities and neighborhoods throughout the arewa without them, so there are lots of options 😊

Ive lived in Gilbert for 6 years and like it, it has changed though. But the traffic and congestion is horrible since covid.

Apache Junction is almost all mobile homes from what I have seen. I haven't lived in Maricopa County for very long though.
