Recently, I went to visit three abandoned houses in Izumi-ku and Minami-ku of Yokohama.
One of them is a tiny abandoned house in a very good neighborhood.
Two of them went under contract shortly after I viewed them.
Which one would you rather own?

The first house seems more sensible. Just needs some love! I would definitely buy it. Too bad it was sold! 😉

The second house is definitely the practical choice.

What does the expression "not rebuildable" mean in Japan for real estate context?

    • @Yowie-
      @Yowie- 15 дней назад +2

In Japan if a property is not rebuildable essentially you would be purchasing it knowing you can only renovate the existing structure, you couldn't demolish it and build a new house on that land. Purchasing that kind of property is committing to only renovations, they can be extensive renovations but not a completely new build.

@@Yowie- I had heard that before and never understood what it meant. Thank you for explaining.

The tiny house seems like it would work great as a local convenience store, is that sort of thing allowed by Japanese zoning laws?

Do they ever get torn down and replaced with paid parking??

Oh Wow! That single family house in Izumi-Ku had such a beautiful exterior with the overlooking balcony. Lots of potential on the interior.
If I had the cash ready, probably would of purchased it in a heartbeat! But…. I too am almost 6ft (5’11”) and would end up bashing my brain all the time upstairs!
And as for that Toilet…. 👀 would have to conjure up a special potion🧪 from Hogwarts to sort that out!
As for that super tiny corner house, paint it pink or turquoise on the exterior and it’ll stand right out. Or turn it into a mini Coffee/Fish & Chips/ Takoyaki Shop!!!
However, House no.3 in Minami-Ku would be my final choice. 👍
    Ps. Nice Suit! 😊

You picked three great Akiyas for us this time. I liked all of them, but especially, #2 because of size and fit for an AirBnB. I'm into "tiny" vs. "big" and "family" (although #3 was quite impressive). WOW, they sold so quickly. I'm sure you cover this in your course and "how to" guide, and how the potential buyer/investor needs to be prepared. Thank you for the video and sharing this with us. P.S. How important is it to have a parking space in Yokohama? What variables affect this option? P.P.S. Being tall is a good thing.....I'm short (not Japanese) gal, so I don't even look at door opening heights! :::teehee::::

I feel like the importance of having a parking space is dependent on accessibility to other places. How close it is to the train station, grocery/conbini, schools, parks, etc. is going to have different importance to each buyer/renter.
