The owner probably put around $10-12k into it just based on the upgrades I see like those brand new windows, the LVP flooring, the new bathroom tile, tub, and fixtures, those individual A/C units, and the other cheap things like the kitchen counter, light fixtures, and paint, etc - So with likely close to $60k invested into it they probably don't have much room to flex at $87k since I'd imagine they wanna walk away with at least a $20k profit after closing costs (I would as an investor/flipper), so might have to decide if paying really close to asking price is worth it to you since they may not negotiate much if at all.

lots of potential, the wall AC looks like mini splits so they should heat as well. Not cheap.
