Average home price in Hamilton Montana is closer to $240,000-$260,000. Big difference from what you’re claiming for a video that is being posted three months ago.
Great photos and basic statistics but please do your own research viewers, it will be worth your effort, Before choosing where you move to.
Inexpensive is a relative term. If you want to live in Aspen, Telluride, Park City, Breckenridge, Sun Valley, Tahoe or the like you can't find a bathroom for $240,000 so many people would consider that cheap. There are plenty of mountain towns where you can buy a cabin for under $100,000 but no where near resorts with amenities. thanks for watching
@@heypat34 Point well taken, but title of the video and locations given are very misleading. I’m not gonna lose any sleep over it, I’ve lived in multiple mountain towns and I’ve been in real estate for over 25 years. I just hate skewed data and miss representation. Have an awesome day
@@cme2sel I agree. The "average" home cost in this video and others like it is a cruel joke. The only places that meet the stated costs are 600-700 sq ft shacks that need tons of work.
These numbers are crap! Ogden, UT home prices have been between $250k and $300k for the last year.
Cheaper places to live in the mountains than what you have talked about east
Who wants to live in Leadville. Extreme cold. Most of these towns are not cheap.
If you don’t like snow and single digit temps from October thru May then avoid Leadville and I’ve been looking at home prices for two years, have yet to find a house under $250,000 unless it’s a fixer upper
👍 can you also do top 10 cheapest coastal cities
Leavenworth WA...NOT budget friendly at all!!!! I live here I know
What places in Washington do you recommend to live that are actually affordable or somewhat affordable?
@@JJH-jc1fg Depends on what you are looking for. I can confirm what Alison said, as I have a place in Leavenworth too. It is expensive now. Your best bet is to go east of Chelan and Jefferson counties. North East Washington looks a lot like Northern Idaho.
Investors are causing prices to rise! The cost of lumber also went up.

Your welcome
Eric @Appalachianmts
You need a sales tax update. State, County and Local sales tax can reach 10.25% in the Los Angeles area.
Was 4-500 k for little fixer if you're lucky. Kinda nice house on small lot 6-700. new regular constr. nothing too fancy in the 8-900k.
Covid has skyrocketed prices on top of that this year. So 1-200k to that. Good luck on the 350 range. SLT 40 yr. Resident.
I lived in Lead,SD for about 5 yrs. Housing prices are ridiculous up there .
Not when you compare it to other mountain towns
Ever Pick Pears? Not anything Like Fun...Enjoyable...Easy...Pleasant.
Another one is Bear Valley, Ca
Average cost of living in South Lake Tahoe 1 year ago...
This video has to be updated.
For the love of god add some music in the background. Its like listening to a long voicemail
What. Leavenworth is unbelievably expensive. I can’t even afford to visit because it’s $1000 a night to stay. 🤯
Lead, SD is pronounced "Leed" not Lead as in the metal. Plus, you are way way off on the prices in Leadville Colorado.
Just checked Ogdon, Utah. This must be an old video. Average home rentals are over $2500 per month. Need to update your video.
THANK YOU!
YES !!!
I figured West Virginia would be listed.
Leavenworth is cool but unless you’re away from the town you’re going to be swamped with tourists.
Ogden is not A mountain town! I live in Ogden. Utahans don’t call any Wasatch front cities a Mountain towns.
Leavenworth, WA is not in the mountains any more than Denver, CO is in the mountains. It's elevation is only 1166 ft. above sea level. It is next to the Cascade Mountains just as Denver is at the foot of the Rocky Mountains Front Range. By contrast, Phoenix, AZ is 1086 ft. above sea level. Phoenix has ever been mistaken for being in the mountains.
Ugh. Leavenworth WA is NOT a cheap town. Ditto Ogden or Lake Tahoe. Maybe if you are comparing it to Jackson Hole. Most of American can't afford a 200k home. Let alone a $300k + home.
Hah leadville and everywhere in colorado is expensive af!! You can get 1000 sq house for 600k.
Leadville Colorado is an interesting town. As little as 10 years ago, it was still a poor, blue collar, has-been mining town but it is full of interesting old houses from the 19th century boom years and is quickly becoming more of a destination. Ten years from now, it will be a really desirable town. Be prepared for harsh winters. If you’d told anyone in 1970 that Breckinridge would become a rich ski town, they would have called you crazy. Leadville could go the same way.
actually informative
Was this a rearranged version of Briggs video? 🤣
I hate to leave negative comments but dude I checked every single town you mentioned praying for an escape from my miserable life and the cheapest houses in each one were over 300k. You broke me emotionally with false hope.
First off where do you find cheap homes in South Lake Tahoe as the average price as of Nov, 2020 is $675,000 to $700,000! Rent for a two bedroom home is WELL over $1,000. Then you have the highest State income tax in America with the highest sales tax as well! I live in Zephyr Cove, Nevada just north of SLT just 1/8 mile from the Lake Tahoe shore. I bought my three bedroom three bath, two car garage, 2,150 sq ft home with a 14 x 45 ft balcony looking at heavenly Ski resort and a peek a boo of lake tahoe for #375,000 in 2012. Realtors call us every once in a while claiming we could get $1.3 tp $1.4 million for our home! Now a cheap mountain town in our area would be Minden, NV just 15 miles from Lake Tahoe on the other side of the rim. With the Pine Nut Mountains on the East and the Lake Tahoe Mountain RIM on the West, they are in the valley with a 5,000 ft alt. They get much less snow than what we do as well! Minden average home prices are $400,000 to $450,000 in a State without a State Income tax and low sales taxes. Property taxes are 1/2 what they are in SLT! 26 miles north in Reno, NV there are plenty of jobs as a LOT of companies moved there from California like Tesla and Amazon!
There’s nothing cheap about Leavenworth, Washington 😞. Going back to the world according to Briggs.
In comparison to other mtn resort towns Leavenworth is way cheaper. Try buying anything in Aspen, Park City or Sun Valley and suddenly Leavenworth is a great deal. matter of perspective. thanks for watching
Kent B What he doesn't know is that there's plenty of mountain towns that aren't tourist traps and are actually very cheap. Look into Asheville, Alabama, Butte or Anaconda, Montana or Juneau, Alaska. South Dakota on this video is right though, very affordable.
BS---There are NO affordable homes or land in Leavenworth, WA; in Crestline, CA even the dinky 1b1b A-frame houses are in the mid-$200K range with 3bed $300K to mid-$400K; and except of mobile homes, double those costs in South Lake Tahoe! You're right about Lead but there's little inventory.
It's Leavenworth. And it's not cheap.
Your prices are so far off the mark I’ve lived in South Lake Tahoe 10 years and rent is $2500 on the low end.
Not sure where you're getting your information from. Leadville is NOT cheap, it is as expensive as Denver, maybe not quite as expensive as the likes of Vail, Aspen or Breckenridge. The other difference is unlike most CO mountain towns Leadville actually has locals, most CO mountian towns 99% of the homes are airBNBs.
Most of these places were no where near cheap/affordable... other than that it’s great.
Where do you live that rent is cheaper? And is there hang gliding mountains around?
Kind of interesting and revealing you never answered the commenter that asked you where you know things are cheaper so if you're going to comment why don't you back up your comment with something of some knowledge and intelligence or did you just forget the man's question? You sure made you look bad that's why you're silence was very deafening you're further silence will further condemn you as someone that doesn't know what they're talking about and you can't get out of it unless you just confess you surely look bad very bad shame on you criticizing someone's commentary when you got nothing better to offer shame! On your name!
@@garrykennedy5484 that was an excellent question and I noticed that person who I commented to never answered you thank you very much for exposing him!
Leavenworth is VERY expensive!!
most mountain towns are, but you can typically find a home here under $500,000 which never happens in Park City, Aspen, Telluride, Sun Valley, Breckenridge etc...
Can't find houses at the prices you said
Leavenworth is EXPENSIVE
Yes.... I lived in the area and Leavenworth Wa is very very expensive. The host is incorrect. Leavenworth is mountain locked with limited land surrounded by national forest up the canyons.
Im from Hamilton and its not cheap anymore
tourism is a low wage-high cost trap. never a place to live.
i know leavenworth very well, growing up mostly near seattle, and going to wazzu. octoberfest there off n on since 1978...thru til i enlisted in the army in 04. then relocated afterwards to COS.
been to leadville. some say it was the mine, but really it was the shootings.
i'm also well acquainted with the bitterroot valley, incl hamilton. its been rapidly increasing in costs.
i can tell you that many of these numbers quoted are more than a decade off
Why not Estes Park Colorado?
I lived in Estes for years back in 80s and 90s but the cost of living sure skyrocketed and impossible to find affordable housing you can afford on wages paid there.
I guess you've never been East of the Mississippi?
300k is not affordable then you get to live under the yoak of the demigods in sac. and the far over reaching controls of the tahoe control board.
Your voice is barely audible, please get your volume sorted.
No one wants to live in Ogden because its the hood. Around Ogden area average home prices are 385K-550K because half of California has moved here. Highway traffic is worse than LA. One highway I I5 every day of the year has road construction or accidents or both.
Your information regarding housing prices are way off friend. Unless your references are from the 90’s? Grossly incorrect lol
I started watching your video and you immediately lost credibility by misspelling Leavenworth
You get what you pay for!!! I live in a cheap mountain town and wish I didn’t! Avoid Fairplay Colorado
Ogden housing prices............140K was average 5 years ago.
Don't know where you got your info brother but Leadville and So. Lake Tahoe are NOT cheap! Alpine and Nevada County are not cheap. As a matter of fact, in Nevada Co. you can make 6-figures and STILL qualify for a "low-income" USDA loan (and over $95,000 in Leadville)! Crestlne, CA is the first stop for every, single Yuppie headed into the mountains in SoCal. Traffic, pollution, crowds...yup, if you want every person with a boat in SoCal driving up your driveway, Crestline is the place for you! If being a Mormon is your thing, head to Ogden. If not, STAY AWAY!
10% sales tax in montgomery al were realy getting f'd
Was this video made in 1990?! All these places are super expensive or no one is selling! Wtf!
Besides the poster being a little off about affordability there is the problem of the massive fires..... im just sayin’
This is great! But to assist, Lead, SD is actually pronounced "Leed" and there is one catch about living there according to my friend who lives there, it snows often and there's no place to put the snow once it piles up. Also, you missed a giant advantage to living in Lead, it's just 5 minutes from the legendary western gambling town of Deadwood featuring casinos, shops, and soon sports betting. Lead and Deadwood actually share the same school district together.
I agree, cold winters and nothing to do. It is inexpensive if you want a home built in the 1800's, without insulation.
All west
crestline is too close to el ay -90210
Shhhh, don't tell everyone about Crestline.
