Schools in cypress are pretty good, they’re lacking in athletics now but most of them were good 3-5 years ago. In terms of schools the cypress schools are real ghetto. Even though they’re in nice areas all the people act “hood” and hard and shit because they want to be cool. You know how kids are. Id definitely recommend katy over cypress unless you’re going to cyfaif high, cywoods high, or cyranch.
40+ year local here. Another great video. Good coverage about taxes; including the MUD taxes. MUD taxes are just another factor to pay attention to (along with property taxes in general) so you’re not surprised when you have to pay them. We don’t have a state income tax in Texas, but they’re made up for in property taxes. The good news is that rather being taxed the same no matter where you live in Texas based on income; you can choose how much you’re willing to pay based upon where you choose to live. It also helps you to better understand where your money is going. School taxes will be a big chunk of this, likely the lion’s share, but if you have school-aged children and want them to go into a great school district then you’re going to be willing to pay them. As always, pay attention to how BIG the area is. Houston, like Texas, is deceptively large. People moving in from smaller cities just won’t get it. To that end, try to figure out where you might want to live based upon job(s), school(s), day care, but also upon grocery store, pharmacy, home store, wholesale clubs, favorite restaurants, etc. Forget trying to live near sports venues, theaters, etc. unless you want to make that your goal as Houston is just too spread out for that.
from Nevada, not only does NV also have 0 income tax, but we also have very low property tax statewide , it's a shock how expensive property tax is in texas😭

I am looking at Cypress and Katy. I am coming from Massachusetts and am confused about master-planned communities/neighborhoods. If I live in cypress but not in the Bridgeland community can I still go to their parks/pools? This is the biggest thing that is throwing me off.
