Thank you for explaining the leasing system. I've watched K-dramas and wondered why characters were trying to save up a huge deposit, but also going to pay a monthly rent of some sort. As you're probably aware, in the US and New Zealand, people don't usually pay a big deposit unless they're buying a house, so it was an interesting look into this part of Korean culture. Is this kind of leasing system common in other east Asian countries, or is this unique to Korea?
This can only be seen in South Korea, where there are many laws to protect renters but none to protect owners, so owners have no choice but to take high security deposits to protect themselves.

The big difference is that bunnies can hop over a fence so my fences are more of a suggestion, or they block her from going underneath furniture. Since you asked, the area where you have a mirror and can sit in front of it, could be called the “dressing area”. If it were a piece of furniture with a mirror and chair, then it would be called a “vanity”. The closet you showed next is just outside a “walk-in closet”.

But mostly i like the fact your apartment got spacious windows from which you can see such a view sometimes having a house that got open places a lot can be bonus to live a peaceful healthy life dan ! And the way you broke down the price and stuff i appreciate your effort as you always try to help people with detailed informations 💯👌 btw your home rent is lot cheaper even if is in a way expensive because in my country most unmarried people live with their parents because the home rent and groceries have so much increasing price that they can't manage those unless their income starts to increase the reason many of my friends are shifting abroads. Harsh reality that many people don't share.

I think Its much less than in Germany 🇩🇪, here, (in northern of Germany) a modern house (~130qm) or an modern w Appartement (~75qm) in the suburbs costs about totally 400.000-500.000€ if you want to buy it or if you want to built a new 1-family-house ...than mostly people has to go to a bank, to get a credit, the bank pays the full price of the house or appartement, and you have to pay the loan installments to the bank monthly, plus the interest charges. Or you just rent an appartment/House for a rent monthly (but it never will be your own). For 86qm by example you have to pay (depending on where you live in germany) 650-950€ plus extra Costa for electricity, heating and water/sewage. Wow, around 650 USD. My place is 850 USD and no where near as beautiful as yours. The area off the bathroom I think is called a Vanity. The kitchen view is phenomenal. I love the view from your place, so beautiful. I have ground level with upstairs neighbors. She is a very tiny woman however she walks like an elephant. Scares my cat! 😂🤣😂. What a beautiful place you have, Danny. It's Huge! And don't worry at all about the parts you have shown and called "messy", EVERYBODY has this.. It's the things you need, but don't use often or right away...and you have to put them "Somewhere", right? Some have an attic or a cellar, others a garage...you don't have that. A place like You have is very expensive in My city. You have the " social" houses... and the ones you can rent from a broker. Social are from the state. Then you have to subscribe to a " Housing-bureau" ( not free from charge) And then you can wait about 10 years... till you're in the top 5..those people get the chance/ get an invite to see the place. If you are in 5th place...you are lucky when the others don't like the house. Getting a house/appartment is crazy here! Besides...a big appartment like yours, ( in the Social-house ranking), is only for families...anyway in My city..a person alone doesn't even get your size of appartment. Plus the rent will be at least € 700 or more...and that's only the rent ( without gas/ electricity, phonebill,internet and so on) It's easier to get a house appartment from a broker (Real estate agency).. But those rents go to €2000.... Depends how big the place is. And the nearer to the city-center...the more expensive. I hope you will be very happy there, Danny and your sweet kitty-kids too. Thank you so much for this video! I admit, after watching the first one (how is that so long ago?!) I was a little confused by the Jeonse pricing, but when you indicated that it's all just loan interest being paid, it makes a LOT more sense. Do some people with a lot of available cash just pay the full Jeonse amount and then just not have rent to pay monthly? That seems like a dream, but of course someone's hanging onto a metric ton of your money, which I'm sure is difficult to get together in the first place. And does the Jeonse price ever change, or can you continue to negotiate yearly (?) contracts to stay? Thanks so much for all the information and perspective!
So some people do pay the full Jeonse price - but the contract is 2 year based. You can extend it 1 time at the same price ( 2 years) unless the owner themselves(or their family) moves in. I also extended 2 years but the owner did ask to raise the price or they will just move in here. We agreed to raise the deposit just a little bit to avoid all the hassle of going back and forth. But it’s illegal if they say they will move in themselves and actually find a new tenant - in this case we can file for a law suit. When the jeonse market price goes up a lot, Some owners would suggest paying the moving fee for us to move out and not extend the contract. this way they can get a new tenant for more money
also if you rent a house - your expenses are counted for tax stuff. however if you have Jeonse or if you own a house - it’s considered as your asset and you would have to pay more national health insurance which bases off your income and assets. But for me I pay the insurance through my company so it wasn’t a big issue
Thank you for your apartment tour. I like it 👌 I live in my own apartment (owns it) on 67 square meters, and I have to put 1510.23 $ on my economic account each month for bills. So I envy your apartment. Mine looks like a cavemans home from the stoneage 😂 I spotted something looking like a mini tub in your shared bathroom. I wonder if it is for the dogs 😅 I remembered your bed turned in another direction 🤔 Your bedroom is so simple and clean. If you see mine your eyes will look surprised 😂 I sleep with a bunch of pillows, clothes etc. you name it. The biggest mess you can imagine. My floor is full of cloths and you must watch out where to step because you never know what you step on 😂🙈 Your view is so beautiful. My view is a bog with noisy birds, a lot of insects and other animals. Sometimes you see yellow eyes in the darkness staring at you and you don't know what it is 😅 I live in a woody area with a lot of darkness. You see we save the light 😂 So if you one day really really really need someone to look out for your apartment I won't mind helping out. Just let me know in advance and I book a flight right away to Seoul. It will only take me a day or two to arrive. 😂😂😂 You make me giggle with your funny personality. I really enjoy that side of you. With all crazy things going on it is nice to just be you sometimes ❤ I appreciate you and enjoy following you. You make so good content for us and even with your busy schedule you work hard to make us happy. I still don’t quite get how jeonse works. If one is able to pay 70% of the actual value of the property, wouldn’t it make sense to just buy and own a property yourself, with a bank loan? It’s scary to think that the landlord could secretly sell the property and abscond with so much deposit before the term is up.

Your house is lovely and quite spacious. I live in Athens (Greece) and a place like yours here would cost about double the price of what you pay in Seoul. Of course location is key i suppose everywhere, still your place is great. The doggies are adorable. Enjoy and have a good life😊😊😊

Wow, around 650 USD. My place is 850 USD and no where near as beautiful as yours. The area off the bathroom I think is called a Vanity. The kitchen view is phenomenal. I love the view from your place, so beautiful. I have ground level with upstairs neighbors. She is a very tiny woman however she walks like an elephant. Scares my cat! 😂🤣😂. Anyway, how are your neighbors? I should have waited until the end of the video to understand what you were saying about the amount of money that is paid. Thank you for clarifying. Some have an attic or a cellar, others a garage...you don't have that.
A place like You have is very expensive in My city.
You have the " social" houses... and the ones you can rent from a broker.
Social are from the state.
Then you have to subscribe to a " Housing-bureau" ( not free from charge)
And then you can wait about 10 years... till you're in the top 5..those people get the chance/ get an invite to see the place.
If you are in 5th place...you are lucky when the others don't like the house.
Getting a house/appartment is crazy here!
Besides...a big appartment like yours, ( in the Social-house ranking),
is only for families...anyway in My city..a person alone doesn't even get your size of appartment.
Plus the rent will be at least € 700 or more...and that's only the rent ( without gas/ electricity, phonebill,internet and so on)
It's easier to get a house appartment from a broker
(Real estate agency)..
But those rents go to
€2000....
Depends how big the place is.
And the nearer to the city-center...the more expensive.

Thank you so much for this video! I admit, after watching the first one (how is that so long ago?!) I was a little confused by the Jeonse pricing, but when you indicated that it's all just loan interest being paid, it makes a LOT more sense. Do some people with a lot of available cash just pay the full Jeonse amount and then just not have rent to pay monthly? That seems like a dream, but of course someone's hanging onto a metric ton of your money, which I'm sure is difficult to get together in the first place. And does the Jeonse price ever change, or can you continue to negotiate yearly (?) contracts to stay? Thanks so much for all the information and perspective!
So some people do pay the full Jeonse price - but the contract is 2 year based.
You can extend it 1 time at the same price ( 2 years) unless the owner themselves(or their family) moves in.
I also extended 2 years but the owner did ask to raise the price or they will just move in here. We agreed to raise the deposit just a little bit to avoid all the hassle of going back and forth.
But it’s illegal if they say they will move in themselves and actually find a new tenant - in this case we can file for a law suit.
When the jeonse market price goes up a lot, Some owners would suggest paying the moving fee for us to move out and not extend the contract. this way they can get a new tenant for more money
also if you rent a house - your expenses are counted for tax stuff.
however if you have Jeonse or if you own a house - it’s considered as your asset and you would have to pay more national health insurance which bases off your income and assets.
But for me I pay the insurance through my company so it wasn’t a big issue

I remembered your bed turned in another direction 🤔 Your bedroom is so simple and clean. If you see mine your eyes will look surprised 😂 I sleep with a bunch of pillows, clothes etc. you name it. The biggest mess you can imagine. My floor is full of cloths and you must watch out where to step because you never know what you step on 😂🙈
Your view is so beautiful. My view is a bog with noisy birds, a lot of insects and other animals. Sometimes you see yellow eyes in the darkness staring at you and you don't know what it is 😅
I live in a woody area with a lot of darkness. You see we save the light 😂
So if you one day really really really need someone to look out for your apartment I won't mind helping out. Just let me know in advance and I book a flight right away to Seoul. It will only take me a day or two to arrive. 😂😂😂

I still don’t quite get how jeonse works. If one is able to pay 70% of the actual value of the property, wouldn’t it make sense to just buy and own a property yourself, with a bank loan? It’s scary to think that the landlord could secretly sell the property and abscond with so much deposit before the term is up.
