Secret garden? The garden is nice, but oh goodness the cantinas and top terrace! Everything in between is quite interesting. I find this property to a perfect multi-generational family property. There’s even room for a couple widow aunties. 👵🏻👵🏻
Would describe the whole scene here as a bit of a "secret garden -" cobbled, ancient street, inviting exterior back space with artist refuge (please oh please - NO POOL!), as well as the spirit and quality within ; good, natural light, great windows, some very handsome (and potentially even more so) rooms. Would love this rebirthed as a private residence , where care, detail, idiosyncrasy - imbues all the space. (Alright, alright - maybe one apartment for selective rent for a little added income). Dynamite place.

I can't believe the price! I was guessing closer to 700, 000Eu! That is a LOT of house, garden and studio in the amazing town of San Sepulcro. It could use a bit of freshening up but is very livable just as it is. Great job as always in pointing out the best features of this property! .
Think of all you can do in the garden! Put out a long dining table string lights among the trees and have friends over (old n new) like every Italian move you’ve ever seen! Have them bring home made Italian favorites, pot luck style 🤤. So fabulous - good eats in spades! What a great gathering place, I’d love it, and that’s not even going inside yet Nick, this tour really turned on my imagination🎉. Thank you for this trip to fantastic Italy! 💯❤️🥰
Very good indeed Nick! I find these houses perfect for larger families where each nucleus can have an independent apartment. My house in Southern Tuscany is similar: ancient house in a borgo, with a secret garden, shared entrance corridor and two separate flats. Smaller than the ones in this video but perfect to keep your independence. The golden rule for a successful holiday! Congratulations Nick for the beauties you keep showing us!
Gorgeous property. Price....stated at 600, half way through went to 8-900, at end was at 1.3 million. This is Tuscany ! Incredible price for well designed, fully functional homes. Even the layout is great for an Italian old house. Stairs and doorways make each suite private. And no major reno needed. Love It!,

This a neat property. The age (1000 year-old foundation!), location and garden make this a worthwhile purchase. The layout is kind of a maze, but with some updates there is so much potential. I really like the old terracotta floors and the cantina rooms. That workshop with the arch could be turned into something spectacular. The price started at 600K before summer, and has been reduced to 490K at the time of this video.
