    Respected sir , thanks giving this wonderful opportunity to make us aware about law, employee rights, etc dear sir please give me chance so that I can calculate actual amount of pension amount withdrawal in epfo after 2 months unemployment..beacuse there is so much distraction from pf department. So please guide us to calculate amount of pension by analysing passbook. I have also seen your video I m satisfied but I want you to please make another video with my data..

    I see government is slowly moving ahead to eradicate the old tax regime. If that is the case then people would be discouraged on taking up home loan, invest in mutual funds, FD deposit, NPS, PPF. In return it may or certainly will hamper the economy and may dent on government operational cash. What are your teams view on this?

    HRA is not calculated as the rent paid, it is {rent paid - 10% of basic} (one more option is there i have not mentioned here to make it simple).

    Can I divide the NPS amount and declare under section 80C of total 2 lakh like 50K as Term Plan and 1.5 lakh as NPS(1 lakh under 80C + additional 50K under 80CCD)?

    HRA is not exempted like that, there is a formula for that, according to that formula HRA exemption amount has to be applied. Suppose some one is paying 120000 rent, this entire amount is not exempted but according to the formula it will be much less.

      1. Total HRA amount mentioned in the pay slip
      2. 40% (For Non Metro) /50% (For Metro) of total basic in payslip
      3. Actual rent paid minus 10% basic
      Whichever is the lowest among the above 3 will be considered. Usually, it would be the last one. So, always subtract 10% of your basic from the actual rent amount you have declared to calculate HRA

    Overall I agree with your point that one should not take a home loan for the sake of saving tax.
    A small addition @52:00 as well.
    Home loan Tax Benefit is on both Principal as well as Interest.
    Principal repaid is Exempt under Section 80C.
    Interest repaid is Exempt under Section 24.
    So a person repaying a home loan can get the benefit of covering some part of his/her 1,50,000 by paying the Principal back.
    Also with 18LPA, the EPF contribution would come to somewhere around 60,000-70,000 Rs.( If Basic Pay is 50,000 then PF @12% becomes 6,000 per month, 72,000 a year). Almost half of 80C is covered by PF.
    So only EPF and Home Loan Principal Repayment can cover 1,50,000 of 80C component.
    By this way, they can avoid investing in instruments that give low returns under 80C(for e.g. 5year Tax Saving FDs, ULIPs, PPF(longer lockin period), LIC policies. etc.
    Instead they can invest in options that give better returns, even if the instrument is not a tax saving option.
    Eg. Stocks, Mutual Funds, Etc.
    But one thing to keep in mind is that with 20-25year long Home Loans, our Interest component will come down below 2,00,000 and gradually our Tax Benefit will also come down.
    So maximum tax benefit is applicable until our interest component for a financial year stays above or equal to 2,00,000.
    (Or if in future budgets they increase the amount from 2,00,000 to a higher amount, which is highly unlikely)
    One more point to note is, most of the people with such high packages, would do some part payment of the loan.
    So if the person is pre closing the loan, the tax benefit would come down, since part payment can reduce the principal outstanding amount which in turn will reduce the interest component.

    Please comment on beliw after new budget of 23rd july '2024
    1. What's tax implication on mutual funds redemed in this financial year before 23rd july (many peple did redeem long held MFs before & after poll results of 4th june 2024).
    2. Is the inherent grandfather calculation abolished now that said NAV on 1st April 2018 will be taken as base or as purchase rate (for all old MFs held in portfolio before April 2018).
    Means no LTCG applicable on appreciation upto april 2018 NAV that was called 'grandfathered' & exempted from LTCG.
    3. Shall we now pay LTCG @ 12.5% on redeeming MFs purchased 20-25 yrs back ?
    Will highly appreciate a reply clarifying above points. Thanks

    At 27:42 , "you said Rs 10,000 rent ke hisaab se Rs 1,20,000 daal deta hun"
    But this will depend on the HRA calculations, minimum of the three ; here you should have taken around 70,000 may be! taking "Rent - 10% of Basic" coming the least figure.
    Am I correct here or missing something?

      correct. refer 10(13A) having 3 limiters. also HRA benefit only on basic portion of salary. lets say Mr. Z has 60K p.m. salary but basic portion is 30K only; then HRA can be calculated on 30K only.

    Sir, does exemption under 80( DDB), 80( U), donation under 80G is in New Tax Regime. These are missing from Your Excel calculator.
    Moreover benefit of 80CCD is blocked in Excel calculator. Do this means salaried person can't avail this.
    Please make it clear in next video

    One can claim both HRA and Loan deduction but whatever is the net money is remained that only will be expempted.
    Ex. You pay rent of 150000
    You pay loan int n claim 200000
    Then balance 50K is only exempted. It can not be 350000 exemption.
    This is my opinion and I feel am right. Please let me know.

    You have shown HRA exemption incorrectly
    If we are paying 10k rent ..HRA is not 1.2 lac ..it’s the least amount out of 3 conditions ..

      वो पुराने वाले में होता था यदि 5 लाख से एक रूपया भी ज्यादा है तो रिबेट नही मिलेगी
      नए वाले में इसको बढ़ाकर 7 लाख तक कर दिया
      अब यदि 7 लाख से ज्यादा है तो भी रिबेट मिल सकती है लेकिन उसकी कंडीशन होती है
      कि 7 लाख से ऊपर जितना टैक्स बना है
      वो यदि ज्यादा है 7 लाख से जितनी इनकम ज्यादा है उससे

    Hello sir,
    I am working in PSU Bank where we get home loan on simple interest for 30years where we have to pay only principal during first 270 months and for rest 90 months we have to pay only accumulated interest portion in the form of EMI ,so in that case can we claim interest concession in ITR for first 270 months.
    Please guide 🙏

      Yes sir u can. I m also in psu bank. Apko principal pay karna h during 270 months but apka interest to generate ho hi raha h in connected interest head of yours home loan account. Ap wo claim kar sakte ho
