Right around the base there were rackets set up like you described but when you're there among the people on a daily basis, you figure out how it works and for the most part can distinguish the true needy there. It's just a few bucks to us, but in their world, it's a meal or two. Makes a difference. I know you can't fix all the wrong there, but if you can make a difference, do it. Our tenants place a 2-month repayable deposit simply to ensure that they pay the management fees of the estate in addition to their rent. This is explained prior to their agreeing to rent and is stipulated in their rental agreements/contracts. If they default for 3 consecutive months, their lease is terminated. Such a situation hasn't happened for the 3 years we have been leasing to the same tenants, 2 families, and they are happy with our arrangement, in part because we would rather charge lower than the market rate to ensure decent tenants, than squeeze them for as much as we can get. We rent bedsits to a number of nurses working at a nearby hospital. They are not required to pay a deposit and we also give them a month free - December - so they have more to spend at Christmas with their families. They don't expect this so it is a welcome Christmas gift for them.

I said what the Hell was going on and She told Me that He was trying to charge Me more because I was White. I have a Great Filipina Fiancée. Take care.
Interesting video, totally on board with the car. Rental as well, good to get a Filipino or Filipina. But with a condo purchase, little more complicated because they need to record the percentage of foreign ownership and keep it at or below 40% of the units. Still might make sense to have the Filipino negotiate on behalf of an expat. As far as the beggars go, better to give money to charities that would serve them, not only will they give them what they need instead of what they want, such as alcohol for example, but hopefully they will harass people less for money. In the US it's much more dire, if you give money directly that could lead to an overdose and the death of the person. So far better to contribute to United Way or some other charitable organization who will put them on a better path instead of pay them to continue begging.

Hi Paul, just an FYI, I was so sorry to hear and read past news. No judging here. I don’t know what you were dealing with or your full circumstances. However, seems like you were fully aware. Life is certainly not always easy. I know. I certainly would have valued your opportunities to be a hospital CEO many times over, as well as others, that’s for sure. Trust can be very hard to regain once lost. But not impossible. Unfortunately, all too often people will make decisions without ever hearing both sides. Fairly or unfairly. It’s a tough one. Risk communication comes to mind. We all have our own stress and I expect you have yours. I wish you peace, just as I’m searching for mine. For me, I’m working at figuring out how to leave the social isolation here in Japan and afford my retirement in Canada, the Philippines or elsewhere. My financial resources are more limited than I’d like. Life goes on. As the Japanese say, “Let’s do our best!!”.

Hello Paul, good video i always take the taxi just like yourself I am fully aware of the prices so most of the time we agree on the fare so really once you are used to things in the Philippines things do fall into place quite well. I am a bit of a handyman so i have done a lot of work on Marieta's homes I find once the local hardware store know you they really good with pricing . Like yourself i will have Marieta go and make the first deal on things . I am sure when Sheila is there she will do most of the buying in the markets , hahahaha i am a little bit of a soft touch I think they work so hard and sit there all day hoping to sell there goods a little extra goes a long way and they will remember you . I like my condo here in Quezon city next to north sm mall, we have a skywalk walking over to the mall, here you can get all your need, we have 6 towers here each 40 stories , 6 swimming pools,gym all for 17000 a month, I think it's a deal, grass residents is the name of it

We bought our brand new Mazda truck in Cebu for exactly list price everyone else would pay and even got some free goodies. A very recommendable dealership next to SM City. Our Suzuki multicap at RUSCO Dumaguete we even haggled them down as well as for some motorcycles at Kymco and Rusi. Just negotiate friendly and tuff. If you find out they want to rip you off. Tell them clearly they will lose your business now and forever. Walk away and spread the word. There is plenty crooks. But also professional businesses who know they need the money and a good relationship goes both ways.
Funny about the car salesman.Yes they are all alike no matter where you go. I have heard stories of people getting turned away cause the salesman didn't think someone could not afford a vehicle then find out the person paid cash haha. I am lucky where I live it does not matter if you are Filipino or foreigner everyone pays the same price for rent. I did pay first and last month but so did everyone else. They look after paying electric and water for the tenants and prices are just what they should be. I have had good luck with taxi's. In Davao and Iloilo always used the meter and it was always about the same rate. In Manila they did not always use the meter and mostly it was right on the meter rate and sometimes got a better price without the meter. I have got to know how much I need to pay for trike rides either by being told by others or having honest drivers. So before I ask how much and they said up to you now I just give them the correct amount and get out. The ones that get you a trike at Robinsons try to get me to pay 200 peso and then say 100 and they do come around to the right price. I only use those trikes if I have groceries as they take me right to my door otherwise I have to walk a km from the highway. I had one girl ask for money 2 times yesterday within a block and I told her you already asked me but she still expected me to give her money. I don't give cause if you give to one others see and come running over thinking they will get money from you. The other day I saw a guy that had a very large jar full of coins and mostly 1 peso coins and he was letting some of the kids reach in and take a handful. It was funny to watch cause they didn't really get the idea at first but someone explained it to them and they went away happy.

It’s open season on white Guys from Canada ( not sure about other countries) My wife does all the buying when we’re there. Meh. Go watch Filipino YTers that just arrived in Canada. Many Filipinos that buy cars for the first time are hooked into 7,8,9 and even ten years financing. One dude who thought he had a great deal bought a used VW for $27,000. He got 9 year financing at $280 - Biweekly! That's $60,000 for a three year old VW with more than 75,0000 km. Most YTers that I've watched paid double for the listed price because of the long term financing. The most famous Filipino YTer in Canada paid about 47% more for his used car and he thought he had a great deal and found the sales guy to be very nice and helpful LOL. Absolute Goldmine for car salesmen with so many financially illiterate Filipinos that arrive in Canada everyday to looking to snag their trophy car that they will brag to their relatives back home. Caveat emptor applies everywhere, Canada ain't no different
It is not a scam. Paying a deposit & one month in advance plus the association dues is standard. Having the association dues included with the rental is actually an exemption rather than a rule. This is true whether you are a Filipino or not. Perhaps it is different in Dumaguete.

My wife and I own several rental condos in Manila. We require two months deposit because that is what the broker had in the lease agreement when we started renting our units six years ago. We thought that was standard practice in Manila so we've been doing it ever since. We've had no issues getting that two month deposit and we've had no issues returning the two month deposit when the tenant ends the lease. Will we change our practice? Probably not as we've had one instance where the damages to the unit and missing items were close to the amount of the two month deposit so it came in handy.

got your point. just wondering if $500,000 a year sslary in Thai hospitsl is true because country like Thailand will not provide that salary even at CEO level let alone you are foreigner on that country. I would also add health insurance to the mix but be careful who you buy the policy from. But if you end up in a hospital for a major medical problem as you know not having a policy can cost you in some cases huge money.

I always thought in the US I lived better than many on less income, and I attributed it mainly from not buying unnecessary things and buying used cars at a fair price. That being said, seems I'm constantly being screwed one way or another here.

We bought our brand new Mazda truck in Cebu for exactly list price everyone else would pay and even got some free goodies. A very recommendable dealership next to SM City. Our Suzuki multicap at RUSCO Dumaguete we even haggled them down as well as for some motorcycles at Kymco and Rusi. Just negotiate friendly and tuff. If you find out they want to rip you off. Tell them clearly they will lose your business now and forever. Walk away and spread the word. There is plenty crooks. But also professional businesses who know they need the money and a good relationship goes both ways.

Funny about the car salesman.Yes they are all alike no matter where you go. I have heard stories of people getting turned away cause the salesman didn't think someone could not afford a vehicle then find out the person paid cash haha. I am lucky where I live it does not matter if you are Filipino or foreigner everyone pays the same price for rent. I did pay first and last month but so did everyone else. They look after paying electric and water for the tenants and prices are just what they should be. I have had good luck with taxi's. In Davao and Iloilo always used the meter and it was always about the same rate. In Manila they did not always use the meter and mostly it was right on the meter rate and sometimes got a better price without the meter. I have got to know how much I need to pay for trike rides either by being told by others or having honest drivers. So before I ask how much and they said up to you now I just give them the correct amount and get out. The ones that get you a trike at Robinsons try to get me to pay 200 peso and then say 100 and they do come around to the right price. I only use those trikes if I have groceries as they take me right to my door otherwise I have to walk a km from the highway. I had one girl ask for money 2 times yesterday within a block and I told her you already asked me but she still expected me to give her money. I don't give cause if you give to one others see and come running over thinking they will get money from you. The other day I saw a guy that had a very large jar full of coins and mostly 1 peso coins and he was letting some of the kids reach in and take a handful. It was funny to watch cause they didn't really get the idea at first but someone explained it to them and they went away happy.

Meh. Go watch Filipino YTers that just arrived in Canada. Many Filipinos that buy cars for the first time are hooked into 7,8,9 and even ten years financing. One dude who thought he had a great deal bought a used VW for $27,000. He got 9 year financing at $280 - Biweekly! That's $60,000 for a three year old VW with more than 75,0000 km. Most YTers that I've watched paid double for the listed price because of the long term financing. The most famous Filipino YTer in Canada paid about 47% more for his used car and he thought he had a great deal and found the sales guy to be very nice and helpful LOL. Absolute Goldmine for car salesmen with so many financially illiterate Filipinos that arrive in Canada everyday to looking to snag their trophy car that they will brag to their relatives back home.

It is not a scam. Paying a deposit & one month in advance plus the association dues is standard. Having the association dues included with the rental is actually an exemption rather than a rule. This is true whether you are a Filipino or not.
Perhaps it is different in Dumaguete.

My wife and I own several rental condos in Manila. We require two months deposit because that is what the broker had in the lease agreement when we started renting our units six years ago. We thought that was standard practice in Manila so we've been doing it ever since. We've had no issues getting that two month deposit and we've had no issues returning the two month deposit when the tenant ends the lease.
Will we change our practice? Probably not as we've had one instance where the damages to the unit and missing items were close to the amount of the two month deposit so it came in handy.

Knew something wasn't right when he couldn't pronounce simple Thai or Tagalog words or places correctly. Also, he once claimed being from Chicago but clearly has a twangy accent more like a Southerner (could be rural Indiana). Also, I didn't think Thai hospitals hired foreign CEOs. Did a bunch of Googling and never found a foreigner hospital president in the Philippines or Thailand. Didn't want to call him on it because I had no real proof. I would also add health insurance to the mix but be careful who you buy the policy from. But if you end up in a hospital for a major medical problem as you know not having a policy can cost you in some cases huge money.

I am at the end stage of a lawsuit with them and about to win my money and then some from this insurance company. As the old saying goes "mess with the bull and get the horn"

I Googled the conviction... January 2014. He embezzled 1.7 million and fled to Thailand. Was arrested in Thailand two years ago by FBI. No idea how he is free now....he had only served 8 months of a ten year sentence when he fled.
